The property does not handle any bad debt payment collectionsWe have sent over proof of NSF to our internal corporate collections department along with documentation from the bank that the money order was cancelled which is why it was returned
to us as and NSFThe $is for $application fees and $NSF feeThe applicant also falsified documents upon application about the rental historyHad the applicant notified us in advance and in writing on the application that there were monies due to another community we wouldn't of ran the applications nor accepted paymentThis will cause the application to automatically deny in our systemIt clearly states on all paperwork that if any information is falsified or the application is withdrawn for any reason the owner has the right to retain all monies paid towards the home and all deposits and fees shall be forfeitedIf the applicant can get her credit cleared she is more than welcome to reapply with the communityShe needs to provide proof to on-site our screening company or go through Experian to remove disputed items on her creditAs a community manager I have no power to override credit reportsAs I have told them before, we would welcome them back to the community if they can fix her creditThe only way the deposit becomes refundable is at the end of the lease pending there are no cleaning or damages in the homeIt states this on the applicationOur internal collections department will be able to send her copies of all paperwork she signed if she needs them for her recordsThey will also be able to help remove the applications fee and nsf fee if it is in fact an error through western unionWe can only see what paperwork the bank has given us which shows an NSFAll disputes can and will be handled by our collections company appropriatelyWe haven't acted unethically, we have only followed company policy and procedures when it comes to applicant screening and handling NSFsAs stated above, we would be more than happy to have her reapply with the community if she can clear up issues on her creditThat is solely her responsibility and the property will not be held liable for information reported by other properties on her credit causing her application to denyWe encourage her to contact our corporate collections department and Experian credit to take the appropriate steps to resolve these issues

We do not accept Sandpiper's response and are offended AGAIN we have been accused of falsifying our applicationWe expect an apology, a refund of the "apartment holding fee" of $and removal of all collection activity from my and Daphne's credit reports
Please see below communication between Sandpiper representative (collection department/Greystar) and myself regarding this issue and please see attached documentation providing proof Daphne did not falsify her application and that Sandpiper Apartments CASHED BOTH OF OUR MONEY ORDERS BUT ARE STILL TAKING US TO COLLECTIONS!

We plan to dispute this collection and I have logged a complaint with our local Revdex.comWe have contacted our lawyer and will be speaking with him in more detail about this situation this week

So there you have it, WillThe ladies in your Westminster office obviously sent us to Collections before trying to cash these money orders a second time and forgot to inform you they actually received payment and to cancel the collections activityGive the 1-WU number a call, input the MO#s and see for yourselfOtherwise, we will provide copies of the cashed money orders when our lawyer contacts your company regarding this mess
I can't believe I went through all of this just to apply for an apartmentThe $money order was supposed to have been for an "apartment holding" deposit, and SANDPIPER CASHED THE MONEY ORDERSO SHADY!
The ladies at Sandpiper have said they can do nothing to helpThey only accuse my daughter of being a liar and falsifying her application, which gets us nowhere - aside from FURIOUS RAGE! My daughter doesn't even have a FICO score, she has such little established creditWe've tried to buy her reports from MYFICO and they indicated she has none yet, due to lack of creditShe's only years old and had NO IDEA there was an INACCURATE blemish on her reportIt was only when the kind ladies at Sandpiper called her a LIAR that she called FICO and her old apartment, Sunset RidgeSunset Ridge provided a letter of clearance, but the wonderful gals at Sandpiper REFUSED TO ACCEPT THE LETTER and said they could no longer help us
I will not pay this Collections, because we do not owe $If anything, we should have received the $"HOLDING" deposit backUnless it's a scam you put all of your applicants through? I guess the lawyers will figure it all outAll for $we don't even owe you
When I receive the copies of the cancelled money orders I will scan and email to you

I just typed a huge response but deleted it out of frustrationI want to cry and just want a person to care and helpDaphne thought she had done everything possible, having the Sunset Ridge collector delete the inaccurate entry on her credit history right away after Sandpiper told her it was thereI've attached everything I have as far as documentation(I can provide the emails from the Sunset Ridge collector but simplified and just attached the form he said he provided to the credit agencies to delete the info)
We honestly don't know what else to do at this point aside from having our lawyer help muddle through the Colorado statues and Sandpiper forms and applications and deposit descriptions, etcI'm a human being, just like you and I wish someone from Sandpiper would offer just an ounce of empathy vscalling my daughter a liar
I am sick to my stomach and in tearsDaphne and I did not lie and I feel like we're being unfairly punished in the name of policyWhen I receive the proof from Western Union that the money orders have been cashed (though Sandpiper could surely check their records to see the same), I will send to you via email as well

I have received no response to my last email to you, providing proof Daphne did not "LIE" or "FALSIFY" her application
As promised, I've also attached copies of the cashed money orders provided by Western Union
Please take notice of the notes written by Sandpiper above Daphne's signatures:
"holding deposit" on the money order for $
"app fees" on the money order for $
As I've relayed in prior communications, the $fee was presented to us as an "apartment *holding* fee" that would be refunded in the event our application was denied - NOT as a *security deposit* for an apartment we never rented
And, more importantly, please take note of the Sandpiper company endorsement stamps on the back of the money orders
Both the $and $money orders were cashedAs such, I expect you to immediately remove your collection entry from my and Daphne's credit reports and I expect a refund of the $"apartment holding" deposit
Please respond with your plan to rectify this situation

I have ZERO faith Sandpiper will do what is right and I am still moving forward with legal action, however I wanted to at least update the Revdex.com complaint with the latest information
