I cancelled a reservation because the entire state of Florida was under a state of Emergency for Hurricane Dorian ,
spoke to Manager Sharon and she assured me that a Hurricane threat would a legitimate reason for a cancellation and would be willing to give me a full refund , a week later Sharon told me I was only entitled back the 200 dollar deposit instead of the full 1800 she assured me I would get back , I tried to discuss with her but was only treated with a threatening tone and told under no circumstances would I ever be eligible for a full refund from their company

This guest booked a vacation rental that we manage on 7/10/19 via VRBO. He also purchased travel insurance through VRBO via CSA. At the time this guest booked, he was already inside of our non-refundable cancellation period. The guest paid in full on 7/12/19 accepting this policy. When the guest called me on 8/30/19 to cancel this reservation, I asked him if he wanted to reconsider as they had moved the cone of uncertainty further East and completely away from our coast. At no time, was our area under an evacuation order. He stated he had already cancelled his airline flights and therefore was cancelling. I informed him we would only be refunding his security deposit via check, which we did on 8/30/19. On 9/4/19, starting after 8:00 pm EST, we received an email from this guest and responded to it. By the time the email was checked the next morning, the guest had emailed another three (3) times with the 2nd one asking, "The insurance was not honored they said they needed to be at least 4 days of an evacuation, I had all intentions of coming and would like to come again and use your property, can I see a refund in full?" This opposes several statements later; where he states we told him on the phone, that he would get a full refund from us if the travel insurance did not pay. The 4th email from this guest came on 9/5/19 at 10:25AM EST stating that if he continued not to hear back from us, that he would contact the Revdex.com. I was out of the office on 9/5/19 for a couple of hours in the morning checking other properties. The guest called in several times and spoke with three different people. After receiving these messages and a couple more emails upon arrival back to the office, we decided this situation would be better handled via written word. We contacted VRBO to verify he did purchase travel insurance. We were told it was the guest's responsibility to contact the insurance company prior to cancelling to make sure he was covered. We responded back to the guest reiterating all relative information. We then received a couple more emails; which we responded again. The guest asked for the Broker's contact information which he was given at this point. There were text messages between the two. After several derogatory texts, the guest was responded to via email again at 11:12pm EST. On 9/6/19 at 2:00 AM, we received a message from our credit card processor, that the guest had disputed the charge with his credit card company and all of his funds were charged back; including the refundable security deposit he knew had already been refunded via check. He then sent another email at 5:55 AM stating he would be reporting us to The Revdex.com. As stated in an email with this guest, we do not wish for anyone to lose their funds, but we must stand by our written policies. All of our other guests made it to our area via plane or car for their vacation rentals for the same time frame.

The manager Sharon is not truthful , the morning I cancelled Friday morning the storm was tracked to go up the middle of state , I was assured by the lying manager Sharon I would be getting a full refund regardless if I had insurance or not but to file a claim first and to use the reason as an environmental hazard , when I snet an email an email to Sharon telling her the claim was rejected she would not contact me until I said I would be contacting the Revdex.com at that point the lying manager Sharon said I would not be getting a refund at all other than the 200 dollar returnable deposit and not for the other service not used including a cleaning fee ,, why was there a cleaning fee of an unused property , the lying manager Sharon refused to answer this

Gross negligence and lack of customer service regarding a cockroach infestation in a rental home.
On the morning of 4/4, I woke up to what I thought were mice droppings in my bed (and staining on the sheet) and on the night stand of the rental house we rented from this company for a week of vacation. When I called Sharon, the rental agent, about the droppings she told me they were rat droppings repeatedly and they didn't have mice there. Needless to say, I was dumbfounded, disgusted, and livid! An exterminator was called and he said they were cockroach droppings, not rat and that this could have been easily avoided with routine spraying and he sprayed both inside and outside the house while we there. These are disease carrying bugs and are a threat to our wellbeing along with the rest of the community. Clearly Sharon was not phased because neither she nor anyone else from the company apologized, called to check on us, offer to clean the bedding or droppings or offer us any type of financial break for this disgusting occurrence. I even wrote an exit note and left it with the house keys when we left expressing my frustration and disgust with this situation, the company and how it was handled. It was completely ignored. When I emailed Sharon yesterday and asked for her managers/supervisors contact information to file this complaint, she replied that she was the rental manager. I could find no one else to voice this complaint to.

Desired Outcome

We are asking for a written apology for this companies gross negligence in exposing us to disease carrying bugs and their gross lack of customer service along with a refund of our deposit, 3 nights rent, and the cleaning fee which is a total of $780.

Their response is completely unacceptable because they totally disregarded our complaint and their negligence on multiple levels. First off lets eliminate confusion. The Florida woods cockroach or palmetto bug (Eurycotis floridana)2 is a large cockroach species which typically grows to a length of 30-40 mm (1.2-1.6 in). When alarmed, adults can eject an extremely foul-smelling directional spray up to 1 m, which inspired several of its other common names: Florida skunk roach, Florida stinkroach, skunk cockroach, skunk roach, stinking cockroach, and stinkroach. Two other naming variations include Florida cockroach and Florida woods roach.
Clearly the respondent to the complaint is not an expert on insects and is unaware that a palmetto bug IS a cockroach. Regardless of whether it was one or a hundred and one it makes no difference there were still cockroaches in our rental unit. Secondly in response to "they stayed the rest of the week"; where else were we to go? We were not offered options and given it was spring break how were we to know what other accommodations were available? We had no where to go but home! The fact that we did not report the cockroach issue till later in the week makes no difference, they seem to be insinuating that we wanted to get a complete refund and were being dishonest or trying to deceive them which is completely false given the details of our complaint. The pest control technician clearly stated they were roaches and that clearly they had not kept up on their pest maintenance throughout the year. We were asking for a refund of the last few days of our stay for the inconvenience and the additional cleaning, laundry and general disgust from having Cockroaches in our bed and bedroom. Clearly this rental group does not care about customer service, their reputation or the reputation of their beautiful city. This is a sad state of affairs; we will never recommend them to others but rather warn people of their lack of care and their attitude of taking advantage of the vacationer and then treating them with contempt and disrespect.
