Complaint: [redacted] I am rejecting this response because: I still have concerns with your statement in the letter sent ant mailed to my residenceI have issues with the terminology used and to my understanding, that I need your assistance with processing my personal business , you just loan me money and had me sign paper work I was not familiar with, and was not fully explained to meIf you cannot provide me a balance for my financial obligations to your company as we had previously discussed I will be seeking legal counsel to further assist me determining your financial interest in my Home Regards, [redacted]

I am writing to express to you my desire to sell my interest in the property at *** *** ** ** ***
TX. I would absolutely love to resolve this by selling you back the interest that I have in the property. When we
first talked about two weeks ago you
mentioned that you were possibly trying to do a refinance I assumed that from the proceeds of that refinance you intended to purchase my interest in the
property. By completing the refinance (and buying out my interest) it would clear up any of the ownership issues. All or most of the paper work could be done
at closing were I would deed you my interest in the property thereby unifying the ownership under your name
If however you have some difficulty getting approved for the refinance I can apply some very creative solutions to real estate problems and I think that I could find a way to get
both of the things that we want accomplished even if it meant me arranging for a loan for you. Alternatively I could owner finance the purchase of my interest to you. There could be a number of alternatives that we could come up with that would result in the ownership being yours!
In no way do I want you to have the impression that this is going to be a difficult transaction, because in my view it is a relatively easy one. In my view life is too short to go around
creating problems and I did not think that your phone call two weeks ago was a problem but rather a blessing If you would like to work through this transaction in a friendly manner please call me at ###-###-####

I would love to resolve this matter in a friendly way! I do not believe the property at *** *** has been a good real estate investment for me Normally I when I make a real estate investment I like to own 100% of the property but this did not happen in this case I normally like to get a return on my investment and again this has not happened in this case When I make a bad real estate investment I normally like to get rid of it as soon as possible! This has been a bad investment for me Despite the fact that it appears that the property has gone from a value of around $75K to about $250K give or take In my opinion that would entitle me to 1/of the proceeds of a sale of the property or about $125K However I am prepared to sell my interest in the property to you at a steep discount! Simply to get a resolution to this bad investment for me
I am sorry if you misunderstood the original transaction I understand your opinion, perspective and point of view, However, I disagree with that perspective I believe that the documents in our original transaction are clear, legal and properly recorded with the Travis County Clerk We can debate who is right all we want but that will not produce a solution I think that you want a solution and I know that I want one!
I believe that the solution is that I sell you my interest in the property at *** *** for $25,000! There are three different ways that this can be accomplished
When we spoke in early May I think you mentioned that you wanted to take out a loan against the property With a portion of the loan proceeds you could purchase my interest at the closing table I would be happy to work with your lender and the title company to prepare all of the documents that are needed to facilitate this transaction It is relatively simple and would not be a problem as a resolution to our real estate problem! However if this is not feasible maybe one of the other resolutions would be possible
When we spoke in late May a gentlemen got on the phone and mentioned that he was going to purchase the property from you This could also be an easy transaction to complete if you were selling it for cash At the closing table we could transfer my interest to you and then the property to him and using the proceeds from the sell you could purchase my interest in the property Again this is an easy transaction for the title company to understand and complete If this is not a solution that could work maybe the last on could or maybe there is an alternative
I could finance the sell of my interest in the property to you "Owner finance" is how it is called We would have to agree on some payment plan and interest rate, prepare loan documents and other loan disclosures but it could be done to get resolution I like this the least of the three plans because an attorney would need to prepare the documents and they dont owner finance their fees so that would have to be paid either by you with cash or by me with cash The title company also likes to be paid with cash and if you dont have the cash then I would have to reach into my pocket and pay them in order to get resolution While I like this the least of the three I would do it just to get resolution!
In closing Ms *** I am sorry that you misunderstood the original transaction I want to resolve this in a friendly manner The last thing I would want to do is to take more money out of my pocket and pay it out associated with this bad real estate investment I know that the first thing my attorney is going to say to me is "Please write me a check." That is no fun for me and I am sure it would be no fun for you So lets try to resolve this between the two of us so that we can avoid more pain and bring resolution to this problem!
Lastly there may be other solutions that might work I cant see them all and sometimes I dont have all of the information, but I am open to discussing what they can look like Maybe one such resolution would be for me to buy your interest in the property for $50,(double what I offered to sell you my interest by the way) I could close this transaction this month if necessary
If it is ok I will try to call you to discuss a resolution in a friendly manner
