Complaint: [redacted] I am rejecting this response because:I have come home multiple times at midnight or later and there have been spots availableThe parking is so bad that people are parking in front of the office at nightI read a note on a truck the other night that they posted on their own truck saying please don't two me I parked in the rocks due to the fact there were absolutely no parking spotsI REFUSE to pay extra money on top of in rent for a parking spot [redacted] ***

As you will see the attached document of his leases states his lease was up January 1stparagraph #and his notice was for January 1stas you see he did sign the noticeI have also scanned in proof this is his signatureWe do not & will not ever forge anyone signature on any documentsOur office was closed on New Years DayThe manager was on vacation until Tuesday if Mr [redacted] wanted the manager to walk his unit he could of advised the manager to do so however on paragraph in his lease it states 'You should meet with our representative for a move out inspection'The charges stand and I do have the right to revise Mr [redacted] amounts that was charged to us so he may owe us more than was stated on his statement which is a difference of $ Thank you [redacted] Property Manager

Please see attached proof of all charges. As you will also see when Mr. [redacted] moved in he was given a move in condition form which Mr. [redacted] did not write anything on both sheets stating nothing was wrong with the apartment and was in great condition when he took... possession of the unit. I did not charge Mr. [redacted] the full amounts owed & have not revised his final charges to charge him more. Mr. [redacted] did give written notice to vacate on the 1st of January 2017 (see attached) and was charged for that one day. We have a zero balance on Mr. [redacted] and have closed is account without charging any additional charges that were due. Thank you [redacted] Property Manager

Complaint: [redacted] I am rejecting this response because: The arguments Ms.Manager brought is disingenuousThe signature is mine, but as I said it is filled up by someone elseThe only handwriting I recognize is my signatureI did not request to move out on the first of JanuaryI moved out and paid that day to my new apartmentWhy would I make double payment? Bogus claim Another spurious argument she made is on cleaningFor instance, I can come to her office and can still make a lot of changes or cleaning even it is in good condition by claiming it needs cleaning, painting, and others etcI left it clean and everything was perfectIt is her responsibility to come and receive the apartment then she can go wherever she likesPlease be responsible, professional, ethical, and accountable before your customersOtherwise, I may collect signatures from community and take it to the relevant placeSo you have only one chance Regards, [redacted]

I have spoke to my supervisor on this situation & we had decided to let residents park on the gravelWe have went down on the cover parking as well as the garages if a resident would like to lease one out. Please see attached picture of residents parking on the gravel

We do offer cover parking for $or a garage for $however this is up to the resident if they choose to rent one or notWe also do have plenty open spaces but it may not be right in front of the residents front door so they may have to walk a little to their apartmentThis is a brand new
property & we have asked & tagged residents vehicles to please not to park on the gravel due to our sprinkler systemWe have given residents courtesy tags to inform them not to park on the gravel or they will be towedWe try to uphold a very high standard on our property it being brand new and ask residents to follow their legal binding contract & follow the rules like the rest of our residents

I am rejecting this response because:I moved out on 12/because my contract ends on that dayCan the company extend my stay without my approval? Can it charge money for the day that I did not stay? I had several witnesses when I moved outThe assistant manager had told me to leave the keys in my apartment when I leftBoth parties need to sign before the company takes back the apartment? Where is the document showing my approval or rejection? Why did not the manager come to receive the apartment? Was it deliberate? These charges are fabricated by them to appropriate money from their customersThis is absurdI do not recognize the handwritingIt is not mineThe dates are written by themWhen I left, everything was in mint conditionWhat should I do if they do not come to take back the apartment?

As you will see the attached document of his leases states his lease was up January 1st. 2017 paragraph #3 and his notice was for January 1st. 2017 as you see he did sign the notice. I have also scanned in proof this is his signature. We do not & will not ever forge anyone signature on any documents. Our office was closed on New Years Day. The manager was on vacation until Tuesday if Mr. [redacted] wanted the manager to walk his unit he could of advised the manager to do so however on paragraph 39 in his lease it states 'You should meet with our representative for a move out inspection'. The charges stand and I do have the right to revise Mr. [redacted] amounts that was charged to us so he may owe us more than was stated on his statement which is a difference of $74.23.

I am rejecting this response because: The arguments Ms.Manager brought is disingenuous. The signature is mine, but as I said it is filled up by someone else. The only handwriting I recognize is my signature. I did not request to move out on the first of January. I moved out and paid that day to my new apartment. Why would I make double payment? Bogus claim.  Another spurious argument she made is on cleaning. For instance, I can come to her office and can still make a lot of changes or cleaning even it is in good condition by claiming it needs cleaning, painting, and others etc. I left it clean and everything was perfect. It is her responsibility to come and receive the apartment then she can go wherever she likes. Please be responsible, professional, ethical, and accountable before your customers. Otherwise, I may collect signatures from community and take it to the relevant place. So you have only one chance.

Mr. [redacted] had leased an apartment with us on August 24th 2015. He had put his deposit, admin fee and application fee down on the apartment & filled out an application where he was approved for the apartment on August 24th. It clearly stated on the back of the application on paragraph #6 If you...

fail to sign lease after approval, we may keep the application deposit as liquidated damages and terminate all further obligations under this agreement. Mr. [redacted] had cancelled after he was approved therefore we did keep his deposit due to the fact we had taken this apartment off the market and was holding it for him. Mr.[redacted]'s mother had stopped payment on the check causing the check to be returned as a stop payment. Mr. [redacted] does owe for the deposit, application fee and admin fee so we had no choice but to post this on his credit for not paying what he owed per his application that Mr. [redacted] had signed. Mr [redacted] had also changed several things on the application which is not allowed or approved by our company. Please see attached documents to serve as proof Mr. [redacted] did, in fact, cancel his apartment after aproval and acceptance of the apartment. Thank you[redacted]Sunset Manager
