This letter is in regard to the complaint filed against Keeneland Park Apartments on 10/1/2015, ID # [redacted] The complaint filed with the Revdex.com is at best rubbishOne persons opinion about our wonderful community can do quite a bit of damage, which was her intent, however, when taken into light of the actual realities of the situation, you will see that Keeneland Park Apartments has done everything properlyPoint 1: There has not been a change in Management since March of This is a claimPoint 2: Robert- my office manager, has contacted her several times, they did play phone tag, but they did communicate over the phone and she was told she would not be getting her security deposit of $returned to her because of the added janitorial cleaning that was required after she vacated the propertyHer file indicates that she understood this after their conversationPer the lease agreement and Idaho State Statue, a detailed final accounting was mailed to the last known address, as the tenant did not provide a forwarding addressPoint 3: Yes, her rent was raised $per month after she let her lease go into a month-to-month status, as clearly stated and written in the lease she signedHad she signed the provided new 12-month agreement, the rent would only have increased $She chose not too renew the lease and go into this increased rental ratePoint 4: The eviction notice was for the unauthorized dog that she brought into the apartment The dog was given hours to vacate the property, not the tenantsDogs are enforced fairly, we simply don't accept dogs at this community, unless of course, the tenant provides a doctors note as prescribed by Federal Law under the American Disabilities ActJust because she wanted a dog and didn't want to pay the additional pet deposit or get a doctors note, does not mean that we are unfair in how she was treatedShe obviously didn't like the policy, still complaining about it even though she is no longer living therePoint 5: If her apartment was so filthy upon move in, why doesn't her move in checklist state the problem? Sounds more like how she left the apartment than how she received itPoint 6: Keeneland Park Apartments has households living in the communityWe have received a couple of complaints from tenants over the past years- handled in office; even thought we try, it is not always possible to make everyone happy, that is a simple reality of being a landlords representativeHowever, we have not had one single Revdex.com complaint, not one complaint with the law, never been sued, and have had several people move out of town only to move back to Boise, right back into our communityThe complainant's points I repudiate in their entirety; they are her opinions, not based on reality or factShe is allowed those opinions, but I can provide over a thousand previous tenants since that would disagree with her pointsKeeneland Park Apartments is at full occupancy as of this date, the only other complaint we have had in the last months is from the friend of this complaining previous tenant, who like this individual doesn't like to be held to the same standards as every other occupant at Keeneland Park ApartmentsAnd yet her friends still chose to remain renting from Keeneland Park Apartments- that makes sense! This letter is in regard to the complaint filed against Keeneland Park Apartments on 10/1/2015, ID #[redacted]. The complaint filed with the Revdex.com is at best rubbish. One persons opinion about our wonderful community can do quite a bit of damage, which was her intent, however, when taken into light of...

the actual realities of the situation, you will see that Keeneland Park Apartments has done everything properly. Point 1: There has not been a change in Management since March of 2008. This is a false claim. Point 2: Robert- my office manager, has contacted her several times, they did play phone tag, but they did communicate over the phone and she was told she would not be getting her security deposit of $100 returned to her because of the added janitorial cleaning that was required after she vacated the property. Her file indicates that she understood this after their conversation. Per the lease agreement and Idaho State Statue, a detailed final accounting was mailed to the last known address, as the tenant did not provide a forwarding address. Point 3: Yes, her rent was raised $100 per month after she let her lease go into a month-to-month status, as clearly stated and written in the lease she signed. Had she signed the provided new 12-month agreement, the rent would only have increased $50. She chose not too renew the lease and go into this increased rental rate. Point 4: The eviction notice was for the unauthorized dog that she brought into the apartment The dog was given 24 hours to vacate the property, not the tenants. Dogs are enforced fairly, we simply don't accept dogs at this community, unless of course, the tenant provides a doctors note as prescribed by Federal Law under the American Disabilities Act. Just because she wanted a dog and didn't want to pay the additional pet deposit or get a doctors note, does not mean that we are unfair in how she was treated. She obviously didn't like the policy, still complaining about it even though she is no longer living there. Point 5: If her apartment was so filthy upon move in, why doesn't her move in checklist state the problem? Sounds more like how she left the apartment than how she received it. Point 6: Keeneland Park Apartments has 178 households living in the community. We have received a couple of complaints from tenants over the past 7 years- handled in office; even thought we try, it is not always possible to make everyone happy, that is a simple reality of being a landlords representative. However, we have not had one single Revdex.com complaint, not one complaint with the law, never been sued, and have had several people move out of town only to move back to Boise, right back into our community. The complainant's points I repudiate in their entirety; they are her opinions, not based on reality or fact. She is allowed those opinions, but I can provide over a thousand previous tenants since 2008 that would disagree with her points. Keeneland Park Apartments is at full occupancy as of this date, the only other complaint we have had in the last 6 months is from the friend of this complaining previous tenant, who like this individual doesn't like to be held to the same standards as every other occupant at Keeneland Park Apartments. And yet her friends still chose to remain renting from Keeneland Park Apartments- that makes sense! Please feel free to contact me at your convenience should you have any further questions about this issue.
