My mother passed away in July 2013. We were left with her home and all her belongings to cope with along with her death.

There are four of us sisters, three out of state, and one in Arizona near her home. We set up a date to all meet in Arizona to try and deal with this overwhelming situation in a weeks time. Several investors and real estate people came through our mother's home and gave us reports,financial assessments, and opinions. Our father built this home in 1960 and poured his love and creativity into it as did our mother. We knew it would just be a business transaction to those who spoke with us, but it was more than that to us.

We didn't feel good about any of the offers we received. Before traveling to Arizona, I had received a letter from [redacted] indicating his interest in our property. I almost threw it away, but put it in my purse at the last minute and I'm so glad I did. Feeling frustrated and unsettled about who to sell the house to, we called [redacted]. His demeanor, respectful treatment of our home, and his professionalism was head and shoulders above all the others.He was very straightforward with the how the sale would proceed. He made us a fair offer and took the house "as is". There were no surprises along the way. He made the whole process as easy as possible especially for my sister who is the executor. We are so grateful for his kindness, respect, and for helping us through a very difficult situation. I would recommend [redacted] to anyone needing to sell their property.

Both of my husbands parents passed away within 3 months of each other. With the stress of everything connected to losing parents and trying to figure out how to best proceed with the Estate, we meet several investors and real estate agents as recommended by our Attorney. The offer was fair, they handled all the details and closing costs. The sale was very easy for me and the closing was quick. I had the need to quickly sell my house in Tolleson, AZ. My situation was very unique; I needed cash in hand and the sale needed to be completed within couple weeks. I realize a traditional home sale process would not be my best option. I reached out and several investors and brokers responded. I initially interviewed ten prospective buyers and quickly decided on working with Martin from the Trusted Homebuyer. We discussed the details of the sale; I was happy with the sale price and Martin agreed to assist with fees and costs. We further agreed upon some detail guidelines in closing documentation to maintain future obligations. We closed approximately two weeks of our initial meeting. Martin was very transparent and responsive to my calls and many inquires; very professional and super easy to work with. I would recommend The Trusted Homebuyer to anyone. I have no doubt they are the real deal.

I was in a situation where I had been renting my residence for almost three years and was about to lose my primary residence capital gains exclusion on the sale of the residence. I had a decent renter in there and had been reluctant to raise his rent. I offered to sell him the house, but he was unable to get a mortgage. I live out of state for six months a year and it was getting to be difficult managing the rental from 2200 miles away. I only had a couple months to sell the place before I would lose my capital gains exclusion and the inside was in dire need of a remodel. Also, the renter was still living there.

We received many letters concerning this property, but [redacted] respectful, caring personality seemed to come through in his letter, where others seemed to be cold and more businesslike.

After meeting [redacted], we felt he had a genuine interest in buying our property "as is." The property had a lot of sentimental meaning to us as my father incorporated many of his beautiful, talented creations in and outside the property. We felt like [redacted] understood this and was respectful of those feeling we had toward the property. We felt confident that whatever [redacted] did to market the house to resale, he would do what he could to preserve that uniqueness that the property displays as a result of the hard work my parents put into it.

Anyone who has been an executor of an estate understands the nearly impossible task it is to carry out the endless details that must be done and satisfy the legal obligations while trying to keep peace among family members. I was so thankful that [redacted] made the process of selling the house so simple. Basically all I had to do was go down to the title company and sign papers. And I even was able to go to a title company that had an office in Mesa, and they faxed the documents to [redacted] in the Glendale office. I was so grateful for that seemingly small convenient, it meant a lot to me when my days are full of endless errands.

I have absolutely no reservations about recommending [redacted] if you are in need of having to sell some property. He will make it easy and painless.

Review: mr [redacted] contacted me,to buy our home......he offered us a low price, we did not take it, I gave him another price, he e-mailed me and told me to call him.....we agreed on $80,000.....,.he would send the contract over email right away! 2 days passed,he called to find out when we could be out, I said when do you want us out? this was over mlk wknd. I had 4 calls from other clients,I told them it was sold!! 2 more days pass...finally after 4 attempts,mr [redacted] said he was too bombarded w/work he would have to pass on house!!!!!!we made an agreement 5 days ago he would buy the house, we packed sold furniture and now we are sitting in a vacant home !!!! he needs to have his name off TRUSTED HOME BUYER !!!!!!!!!! VERY DISSATISFIEDDesired Settlement: BUY OUR HOUSE!!!

Thank you for the opportunity to respond to this complaint. I have attached the email correspondence with this homeowner. The facts are simply that we don't have a contract and I decided upon further research that this property did not meed my needs.

For a more detailed explanation. I did not deceive or mislead this homeowner in any way. When I spoke with the homeowner (on Saturday), I was candid regarding my reservations about the property and I was clear that agreeing to their price was contingent upon a property inspection, and that this needed to be put in writing in the form of a contract before anything was binding upon either of us. I had intended to send a contract (including the inspection contingency) immediately - however the homeowner told me that they had printer issues so I decided I would simply take the contract with me when I went to see the property. However, I was not able to make it to their property on Monday. The following day the homeowner emailed me asking me if I was still interested, as they had another interested buyer. I encouraged them to go with the other buyer. I did not explain that the preliminary results of my research had come back indicating several red flags which greatly reduced my interest level. At that point the homeowner gave an angry response, asked me to reconsider, and then tried to get me to buy their house through threats.

I needed to sell a home that was left to me by a family member in their will. The home needed a fair amount of work done to it. As I work full time and am dealing with health issues, I wanted to sell it "as is." I had been receiving calls from potential buyers for weeks, but before entertaining any offers I had the home appraised by an independent firm.

I received many lookers and many offers, but the one that was closest to the appraised price was submitted by "The Trusted Home Buyer."

The representative from "The Trusted Home Buyer" arrived right on time to complete the initial viewing of the home. He was very open about the amount they would offer and why. When I accepted the offer, the representative then arrived at my home on time, and well prepared with the all the necessary paperwork. During escrow, all EMails and phone calls were returned quickly, and all my questions answered courteously.

After the purchase contract was signed it was just a matter of waiting for the Title Company to do their work. We closed a week early. I have never had a home sale go so smoothly ! Martin and Joel are the best!
