I signed a lease renewal on 6/3 as mine was set to expire on 6/4, and mailed check. On 6/5, the manager emailed stating she would not honor contract.
5/21/20 I received an email from ***, Leasing Manager which said my lease is ending (5)/4 rather than 6/4, which he meant. Then he said if I didn't renew by 5/31, I'll automatically roll over to month to month and owe $1149. This is incorrect, however, as my lease is still in effect until 6/4/20.

5/29/20 I called the Property Manager and asked for ***, she then informed me that *** is out of town, what can she help with. I explained that he'd emailed a note incorrectly claiming I had to renew by 5/31 but lease doesn't expire until 6/4 and asked if she would put a lease on my door for a 3-month term and advised I'd not be around the following week beyond Tuesday 6/2, that I'd be off-grid, primitive camping so I need to address ASAP. She told me now worries, call *** next week and conceded he made a mistake with his 5/31 declaration since my lease doesn't even expire until 6/4. That call was placed from me at 12:25pm and lasted 2 minutes, speaking with *** the property manager.

5/31/20 I sent an email to *** advising I'd spoken with *** last week and need a 3-month lease put on my door to sign prior to my going out of town ON 6/2. In that email, I requested a 5-month lease rather than 3-month I spoke to *** about.

6/2/20 At 10:40am I called the office at 615-352-1700 and no one answered, and that call lasted 5 seconds. At 10:41am I called again and went through all options trying to leave a voicemail and a recording came on, wouldn't allow for voicemail, and that call lasted 29 seconds. At 10:46am, I followed up with an email to *** after no response from my 5/31 email, and in this email I noted that I had made a mistake and that I'd prefer a 6-month lease at a rate of $1025 per month, which was $50 cheaper per month than a 5-month lease. I advised he email a copy and I could sign, take a picture and email in return, because I'm on the road camping with access to no technology. At 1:36pm *** emailed a note explaining he'd follow up with a *** link to my lease agreement in a following email. At 1:35, I received an email containing my lease agreement to be electronically signed at ***.

6/3/20 I executed the Lease Agreement and received email confirmation at 10:58pm with a pdf copy of the executed lease agreement.

6/4/20 8:26am I emailed *** thanking him and advising there was a mistake and they already had my $500 deposit. 9:33am *** responds with an email stating they have my deposit and I owe $1274.58. At 10:45am I emailed *** to let him know the $1274.58 was incorrect. I pay rent of $1025 or $865 prorated plus max of $60 in utilities. 11:13am *** emailed and admitted the mistake, sayslease ends 6/4 and I owe $1025. 1:12pm I called *** and spoke for 8 minutes where he finally told me I owe $1100.58 and informed me the online portal was down and he couldn't accept my VISA Debit card info and process payment. I advised I had no checks on me and he said oh well, in the mail postmarked by EOD 6/4 or I would owe 10% late fees. We argued and I advised he was an ***. 1:31pm *** called with no solutions, I asked her to stop. 1:37pm I called and had my Mom place a rent check in the mail postmarked 6/4. They cashed that check and I repaid my Mom.

6/5/20 1:53pm *** emailed a 30-Day Notice to Vacate pdf with note stating that, "I have decided to not honor your request for lease renewal." She says I am to return keys and parking pass by 7/5/20.

6/8/20 *** hand delivered an invoice to my door claiming I now owe a Delinquent Payment Notice in the amount of $283.90, of which I will not be paying and contractually do not owe, as I am paid in full for the month in the amount of $1100.58. In that notice, she advised a response by 6/10/20 or eviction proceedings were threatened.

6/10/20 Revdex.com Complaint filed.

Desired Outcome

I need *** / Hillwood to honor the 6-month lease agreement signed and executed on 6/3 which is attached. I need them to stop billing me in amounts not reflective of my Rent plus Utilities and $20 per month for my 2 pets. My bill should absolutely never be more than $1110. So, please stop sending me the wrong amount in 100% of all communications. It's not professional, not business-like and a waste of my time in each month trying to correct their errors. Throughout this 1 monthly payment I was asked to pay $1274.58, $865 plus utilities, $1025 plus utilities which totaled $1100.58, and now I'm asked to pay an additional $283.90 which would total $1384.58!!!!! See how this can be painful? This wrong amount actually happens every month and that's another complaint I should file with the Revdex.com. Every month I call and tell them my invoice is incorrect. And every month they revise it lower and blame in on their 3rd party billing company. I remind them that my contract is with them and they should make certain it's correct but they claim they have no visibility and don't mail invoices. They also, this month since I was on the road was going to pay for the first time online through their website portal. They then advised that the website and portal were down, so I offered my VISA Debit card information, and they refused claiming they had no way to process payment. I want all communications to cease, all phone calls to me, all emails and all door delivered messages should go through the US Postal Service, certified mail. And all communications, if any necessary, should take place between a corporate attorney or executive at the corporate office. *** has repeatedly proven herself incompetent and unprofessional. And I have not another need to speak with the Leasing Agent, ***. I also want *** / Hillwood to honor my 6-month lease agreement signed, dated and executed on 6/3, prior to my lease expiring midnight 6/4. I pay $1025 plus $20 per month for my dogs, equaling $1045 plus utilities and fees. I want this bill every month to be under $1110, otherwise it's FRAUD. They are cashing these checks and every month they are overcharging. When caught, they always blame the 3rd party vendor. I correct them every month now but there were months where I simply paid, and I have never once received a CREDIT for that which I overpaid. All communications MUST cease, except for that outlined above, and they must honor my 6-month contract with accurate monthly statement in my physical mailbox each month.

The Views At Hillwood I & II Response • Jul 31, 2020

The initial report was sent to the manager who is no longer with us; obviously, she did not respond nor did she bring this to my attention. My apologies.
I have taken care of Mr. - he has renewed his lease and has transferred to a different apartment within the community.
I believe he is content now.
Feel free to reach out with any questions.
Thank you.

Customer Response • Aug 01, 2020

(The consumer indicated he/she ACCEPTED the response from the business.)
The outgoing Manager was obviously trying to be rude. Her senior Manager who's running the place now was professional and handled the situation as I expected she should, according to landlord-tenant agreements.

WEDNESDAY AUGUST 29, 2018
CALLED NO RESPONSE

Vacated the property August 31, 2018 unable to take a shower or breath properly. Requested deposit to return and to part ways amicably.
I have 2 disabilities that I have severely suffered from this situation
Property wants me to pay rent for Sept & October but has not contacted nor tried to resolve these issues.

Desired Outcome

I requested my deposit be returned, they are trying to take me to court, requesting rent for September and October; due to unlivable conditions. Seeking legal action if there is no resolution

I have lived in this apartment complex for over ten (10) months, and their service is absolutely abhorrent. They take several days to respond to maintenance requests, and when they do respond, their work is shoddy at best, and threatening to my health at worst. Specifically, my shower had a major leak before I rented the apartment. On my leasing date, the then-manager informed me that the issue would be fixed before I moved in. It was--of course--not. In the time since then I have submitted six (6) maintenance requests, send eight (8) emails to management, and called the office numerous times to have the issue addressed. Each time, management has either ignored the issue or instructed the renovations team to do shoddy work, leaving the leak unattended for the aforementioned ten (10) months. Now mold is growing on the moulding under the shower, and as I am severely allergic to mold, this issue has become unacceptable to me. This issue needs an immediate response in the form of a full repair and a rent credit.
Product_Or_Service: 2-Bed 2-Bath Apartment

Desired Outcome

Repair The shower needs to be completely removed, all existing mold in the area needs to be thoroughly cleaned, and a new shower must be installed. Furthermore, the complex must grant a rent credit for the inconvenience and health costs associated.

The AC unit has been broken since I moved in to the apartment unit and it hasn't been repair appropriately. it has been broken since January.
When I moved into this apartment the AC unit wasn't working correctly which was "checked out" by maintance before I moved in. The first 2 *** bills were 300-400$ one for 2 weeks and the second one for 3 weeks. After many times of asking them to please check the AC unit and talking with the *** (*** company) making sure that it wasn't a mistake, the maintance guy checked the unit and told us that it wasn't working and that It was going to be replaced next week. This was in January. I have sent emails including the management team, I have called everyday and been to the office and there is no answer but "next week will be fixed" from the office. It has been 3 months since I don't have a AC unit in my apt and I pay rent and my expenses every month on time. The last time that I called was on Friday and they were supposed to come on monday but since it was "too cold" they weren't able to come by and install the new AC unit.

Desired Outcome

I want them to Install and set up a NEW AC UNIT in my apartment and to have a bill adjustement regarding the electric bills that I paid the first two months because of the negligente service of the apartment and not checking the apartment equipment before moving in on the set date. I need help and I'm desperate.

Decal parking is not enforced. Amenities has been removed. No 24hr. gym no notice. These are the things that determined my decision to move here.
Vehicles with no decals are not being towed and causing inconvenance for those that pay rent. False advertising for 24 hr. gym that is expected to be able to be used but now there is no gym and no notice but they expect the same rent for no amenities. But office manager says she is just there to collect the rent and get people moved in. You ask them for management company and they don't want to give info. I have been here for 1 month and the maintenance has not done any of the corrective things to avoid someone else having to correct them but you call leasing office and they avoid all calls.

Desired Outcome

I request my rent be adjusted by 250.00 every month until lease is up for false advertising. I also request they follow there policy and tow all un permited vehicles so people that actually pay rent are able to park at their building. I have to park 2 building away and walk in the rain at night because they are not enforcing to not inconvience paying tenants.
