This is in response to complaint #*** by the past resident.This resident transferred to this unit, 10/9/and was there for three yearsIn that time he had a minimum of service requests of which took over days to complete, that is not to say that they didn't require a contractor, ie
pest control because although he didn't have a pet on the lease, we treated for fleas on at least two occasions and did not charge additional fees that could have been assessed for unauthorized pets and to treat for fleas.All of the charges for paint and/or carpet damages were standard charges passed to the resident as additional charges, above and beyond wear and tear that were paid to the contractorWe do not feel they are in error but we agreed to make an allowance to the charges because a)we felt threatened and almost filed a restraining/trespassing complaint, and b) he proceeded to make bad faith allegations across social mediaHis adjusted balance for carpet and wall damages is $252.89, which actually came out of his deposit, (prior to the Revdex.com complaint)He received over $back from the initial deposit.Attached are some pictures of the property damages and the associated invoicesYou can see that he entire invoice was never charged. Rent was initially charged through the 2nd, as is standard procedure, because keys were not turned in until thenIn the end, we also credited the two days rent that was initially charged, prior to his Revdex.com complaint. We do not have any control over construction in the area, the city would be the regulators if code is being broken.We had advised this resident of proper use of the A/C (which is different as the apartments in this area are on a chiller system)This resident refused to heed our advice and we had to treat the ducts on multiple occasions at no charge to the resident, a $fee. We believe we have been more than flexible in this past resident's requests and questions to his final account statement
