Dear [redacted] ,This will serve as our written response to the complaint # [redacted] by the former resident at [redacted] The residents moved into their apartment at [redacted] on 5/25/They resided there with their pets until their move-out on 5/24/In accordance with the pet addendeum they signed (see copy attached) the pet rent and non-refundable pet fee were required to house a pet and under Pet Rules it does state that the pet owner is responsible for any damages created by the petsThis is not covered by the pet rent or non-refundable pet fee.A pre-inspection the resident(s) performed with our maintenance supervisor did not show evidence of pet urine or odor, however, after the carpet was cleaned and wet, the pet odor was very strongDue to the strong pet urine odor and stains which were evident after the carpet cleaning, we requested an inspection of the carpet by our carpet cleaning company for the purpose of determining any pet damage or signs of pet urineThe letter with their findings is attachedPer their recommendation, the carpet was pulled back and stains were found on the carpet, pad and sub-floorAttached are several pictures of the damagesA sample of the carpet and pad have been saved as evidence.The residents were charged a pro-rated amount for the damage to the carpet of $180.33, based on the cost of carpet replacement and average carpet life of yearsThe total amount to replace the carpet was $1,There was only one other resident in the apartment from 2/25/to 2/25/prior to their moon 5/25/ When Danielle and Jason moved in, the carpet was only one year oldThey lived in the apartment for yearsThe expectation was that the carpet would be salvageable for at least another 1-yearsThis is why the resident(s) were charged for a portion of the carpet replacment.Sincerely, [redacted] ***

was only one year old. They lived in the apartment for 3 years. The expectation
was that the carpet would be salvageable for at least another 1-2 years. This
is why the resident(s) were charged for a portion of the carpet replacment.Sincerely,[redacted]

Review: My husband and I lived at The Villas for three years. We paid a non-refundable pet deposit and another deposit when we moved in. We also paid extra rent for each animal in our years there (we had one small dog, whom stayed in a crate when we left, and one cat). Upon doing a walk through with their maintenance man before we turned in our keys, we learned of a few minor cleaning items we needed to take care of and was told it was "normal wear and tear". We did everything he asked us to do. We were completely shocked when we got our deposit back. They charged us $180 to replace the carpet. The lease asked us to have the carpet professionally cleaned (which we did, multiple times).Desired Settlement: We would like to be refunded the total amount of security deposit. We lived there for three years and took good care of the apartment. We were told it was normal wear and tear upon doing the walk through and feel it is only fair to be fully reimbursed.
