The maintenance just patches things up for the moment they never fix the problemBeen here several yrs and each yr gets worse there isn't one consistent office employeeThey don't answer the phones and you constantly have to remind them of your work orders

As a consumer, I am not satisfied with the response of Oakwood Villas. The property manager [redacted] wrote a response that was a complete fabrication and she knows it. I did NOT fill out any information for another apartment complex that was faxed to them for release. I did NOT fill out a rental history form that was to be filled out by her. She did not have my permission to release my information. Again, another fabrication and total lie is that she stated she faxed the information back that was requested - this is not true - she called me and told me she was going to CALL the complex and tell them what kind of renter I was, since she somehow seems to be stalking me with whatever system she uses. Which she did (call the new complex). I had received a call from the NEW complex stating they had NO idea I was currently in a lease until [redacted] called them and nothing was on my credit report showing I owe them (Oakwood Villas) money - however, if I do owe them money to get that straightened out FIRST before I move to the new place. I really wish [redacted] or this so called "property manager" would stop fabricating things and be professional. Now I feel I deserve an apology for her lying as well as how she treated me over the phone. I am flabbergasted at how she has handled such a situation and it should have NEVER been handled or dealt with in this manner. I also would like contact from HER manager.

To [redacted]Thank you for letting us know the concerns expressed by one of our residents relatedto how we conduct business in regards to rental verification. The Villas ofOakwood was faxed over a rental verification with a copy of [redacted]rental...

application to verify their rental history. Both [redacted]signed the application giving authorization for GCS to verify criminal, creditrental, incomes… I faxed back the rental verification stating that [redacted] owes $835.00 and plan on skipping out of lease. I verbally verified with[redacted] prior to sending out rental verification that [redacted] did statethat they were moving out because she believed she would be evicted and she didnot like the place. I explained to [redacted] the policies and procedures fornone payment of rent. She was also explained upon signing her lease how legalproceeding occur. Once again I never even mentioned to [redacted] (the new apartment complex) that I even lived in Oakwood Villas. She signed her name and printed her name in the spot of the APPLICANT (where I was to sign giving her permission to release my info) stating that Oakwood could release my information. Again, when I was contacted by [redacted] stating that [redacted] had CALLED them, they were unaware I was in a current lease and it didnt show on my credit so they had no idea. [redacted] advised me that if what [redacted] had called them about was true, then to make sure I was in a good standing with Oakwood before I could be accepted at the new complex. Again, [redacted] is now falsifying documents. As you can see on the date of the paperwork - she signed it on january 20, 2015 and it shows a timestamp of that date as well .... This is the EXACT date that I initiated the Revdex.com dispute. When I filled out the rental history verification paperwork at [redacted] - I had to handwrite the apartment complex information and physically sign and print my name in order for it to be sent - I also had to call each place and ask for a fax number so the paperwork could be sent and returned. I did not do this for Oakwood Villas as previously stated because as you can see I didnt have it included. I had applied for the apartment on January 8th and all of my other rental histories that I actually gave permission for and signed were sent out and returned to [redacted] THAT day. I am appalled at how [redacted] is once again handling this and is completely fabricating documents now. This is extremely against the law - she has broken laws and regualations and my rights as a renter have been violated. Regards,[redacted]

on site to assess the situation and...

subsequently called [redacted] to address
the problem and ultimately repair the break. Every effort was made to complete
the repair as quickly as possible and minimize the impact on our residents.
However, during the repair process the water had to be turned off intermittently
until the final repair was completed on 10/28. We provided several updates to
our 24 hour resident emergency maintenance contact service letting residents
know what was happening. During office hours we explained to residents that we
had a water main break and we would diligently continue working on the
resolution and provide updates through the emergency line.
We are sorry for the frustration and inconvenience some of
our residents incurred and sincerely appreciate their patience and
understanding during this unfortunate and unforeseen situation. We will review
and re-evaluate how, going forward, we might improve communications with the
residents in situations like this. Both our office and corporate office have
reached out to [redacted] to help address her concerns going forward.

Review: There has been a water outage for the last four days which is a safety hazard and the rental office has failed to contact the tenants to advise what is going on and they are not answering phone calls from tenants. I called the [redacted] and they stated the rental office is aware of the issue and the rental office has to get this issue resolved, the issue is not because of the [redacted]Desired Settlement: I would like for this issue to be investigated and resolved. I would like to know why the rental office has not fixed the issue in over four days and has not communicated to the tenants. I would like for the rental office to be investigated.

Review: Currently in a lease with Oakwood Villas 3512-unit 7 and was advised upon moving in that if rent was not received by the 12th of the month (which it is due on the 1st) there would be eviction paperwork filed. No problem. I had issues this month since my spouse did not receive pay and I contacted the office and let them know the situation and even asked for necessary paperwork showing I was late for the month of January so I could try and get a hardship loan against my 401k from work. I received a call on Saturday January 17th at 11:58 am informing me that if I do not have a payment in by the end of the day they would be going to the courts first thing Monday morning. I received an email on Tuesday January 20th from the property manager [redacted] to contact her at the number provided. I called and the first thing she says is "when do you plan on paying rent" - again as I have tried to be open and honest with them I told her "I will be paying it Monday hopefully, Im just waiting on my hardship loan to come through" she then proceeded immediately with asking "why have you applied for another apartment community" - I told her "I had applied because you all had told me that if I didnt have my rent in on time by the 12th you would be filing an eviction and I have to make sure that my family and I are not thrown out on the streets" she then proceeded to tell me that I couldnt just go and apply somewhere else and that I still owe them money. I advised I undstood and wasnt trying to not pay them I just had to ensure that I had someone for myself to stay. She stated that she was going to let my new apartment complex know that I have a delinquent account and poor rental history with them. She said that this is called "[redacted]". Again I stated it never is or was my intention to not pay them and they would have their money. She then stated if she didnt have the $500 that she wanted shortly (meaning today) then she would be sending the paperwork to the new apartment complex. I told her that I was at work and that I don't have the money right now, if I did - they would certainly have it. She said "well then I will be informing the new complex about your poor rental history". I feel this is slander of my name and Oakwood Villas was NOT given permission to share my information with anyone else. I certainly do not have a poor rental history and am not the kind of person to skip out on a place and start a lease with a new place - that is no where in my rental history anywhere. She is trying to restrict me from putting a roof over my family's head as I am the main contributor because she made sure to tell me that "you and your little fellow that you live with can be traced when you apply for other things including apartment communities" - well that little fellow is my husband. All she kept saying was that it could be handled nicely if I would just provide them with their $500 today. I advised that she had no right to talk to me the way she was talking to me and her response was that "I can talk anyway I please to you as your account is in collections". There should not be any consequences that were given to me. It came down to - you either pay the $500 right now or she will send the communication to the new complex that I am delinquent and have poor rental history.Desired Settlement: I would like for this so called Property Manager receive some kind of training on how to conduct business in some kind of legal and humane way. I also would like an apology for the way she handled the situation. There should not be consequences or threats. I get this is a company and they have every right to collect their money - I have been open and communicated with the property on my situation and would like for an apology on the tone and way this phone conversation was handled.
