communication with the customer. When we first received the complaint, we were already mediating the issues Ms. [redacted] had with her unit. We had maintenance and contractors fix different items in Ms. [redacted] has pointing out to me. Such as replace the boards under the sink that had water stains. The maintenance [redacted] thoroughly cleaned the bottom of the cabinets removing traces of any moisture issues. We also have contractors resurfacing tubs in the unit. Unknowingly the refrigerator did have a small leak that was fixed immediately once reported. We are working on getting the refrigerator replaced to prevent any other issues.  All of our units are sprayed by our pest control company as prevention for all move-ins. We did remove some pests from the unit, but that was a reaction from the treatment used to ensure the tenant unit was habitable. The tenant did ask for a transfer and was advised we didn't have any other units ready for an immediate move in due to the others already being rented. When Ms. [redacted] asked about a transfer we explained the policy on a new move-in transfer and I also advised her that we would let her out of her lease. If she could be out by the end of April. However, she is willing to work with us and we have actively worked on all issues. I have been in communication with Ms. [redacted] at least once a week since her move-in to ensure the corrections, updates, and renovations are to her standards. We did receive a report from the tenant a tree branch fell on her car, but that was due to a storm the previous night. We advised the tenant to contact her insurance company if there were any damages. We explained if the insurance company needed any information from us we would be more than happy to assist. Ms. [redacted] is more than welcome to pick up a copy of her lease at any time also I will email her a copy for her records.   Normally, we advised that management always does a final review of all leases which can take up to 24 -48 hours, but  a copy of the lease would be available after that time frame. As stated previously, we are in contact with the tenant frequently and are doing everything possible to make her at home as enjoyable as possible.
