They deserve a ZERO. If you are ready to throw away money this is the place for you. Make sure to read thoroughly over your lease even though they will breach their lease. I asked to have a one year lease and Victoria, after messing up on my first lease I signed that didn't reflect the year lease I wanted, she then fixed it and put me into a 2 year lease. After signing and realizing that it was a 2 lease even though we were both aware of the mistake she refused to take me out of a 2 year lease. When I moved into the townhouse the kitchen window was broken and they fixed it with blue duck tape. My hot water heater was getting ready to fall through the floor and Victoria continued to tell me it was ok even though my floor was sinking in. The repair said it was an emergency and needed to be fixed right away but she said no. My washer machine stopped working and when someone came to fix it they charged me for the repairs. Although the lease said I was able to have 1 repair a year on my washer machine (because I got the maintenance package for an extra $*** a month) they still charged me. My rent was paid on time for the year I was there and I never caused any problems. I tried to continue resolving the issue with Victoria she refused to have Mr. T call me and she also got rude with me and hung up. She refused to have any repairs fixed until I left and the company sent me to collection for over $*** which included a broken lease fee, HVAC system that wasn't professional done (which was dirty when I came and I put that on my walk through), This company does not care about its tenants and will do anything to make you pay. The lease is a weighted and only protects the landlord. when you move be prepared to not get your security deposit back. Also they will give a bad reference if you are looking for somewhere else to live. Even if you've paid the rent on time they will refuse to give rental history to places you apply to. Victoria is very unprofessional and unreasonable to speak to. If Mr. T cared anything about his property and tenants he would look into the situations himself to see why so many unhappy tenants are leaving bad reviews. These people are vicious slumlords!!!! Look somewhere to live if you're able to but if you have to live here take pictures, videos and do everything with a paper trail because you will need it for court.

Thank you for your feedback. You lease clearly outlines the terms of your lease agreement. You had signed a lease at the beginning of 2017, and continued to rent the property through 2019, with the lease ending on 12/31/2019. On review of your account charges, including the service fees, everything looks to be correct according to the terms of the agreement. You are in court collections, because the damage to the property exceeded your deposit, and you breached your lease by moving out on 01/16/2019, and not paying rent. Sorry you feel you should not be held responsible.

STAY AWAY from anything Thornton Property Management. I have no clue why they only have 2 reviews. Grab some coffee because this is going to be a minute.
It was 2019 on a brisk October evening. All seemed ok in the "neighborhood", I was playing *** because it just re-released and I'm a complete nerd. I have my gaming headset on and it's around 9 p.m. when all of a sudden I hear 5-7 loud pops, less than a second between the pops (sounded like firecrackers). At this time I take off the headset and I look outside and see a car rolling off. There was a car parked next to mine at the time and I hear people outside "YOU HIT? YOU HIT?" No cops came, nothing. So I don't think anything of it. The next day my Neighbor asked me if I had anyone shoot at me over the weekend? I said not to my knowledge no. My neighbor said that he had a bullet come through the front of his place and ricochet around in his closet upstairs.
Cops are called at this point and start an investigation. I am informed by the police officers that the side of my place has a few "holes" and they would like to come investigate inside which I oblige. The officer goes up next to my TV where I have a mini table holding the Death Star. Behind the Death Star is the exit from where one of the bullets came through. There was another hole upstairs in an unoccupied room upstairs.
I live on the end unit exposed to the road where everyone drives. I inform Victoria Q of what has happened and how I now fear for my safety. The following is the response I get from Victoria, "Please review early termination on your lease. I will need a letter with a move date. It is $*** to break the lease or 2X’s rent whichever is greater. You can send the email to Me. Termination fee is due after submission of letter if it goes past the 1st of the month as per lease any balance is subject to a late fee. Please review your lease for greater detail. Again this is not something that has EVER happened there. Isolated incident I so hope you can see past that and stay. I live in a nice neighborhood in Spotsy and we have had vandalism and car break gun shots in ect.. it is not a reflection of the area we cannot control what happens either. I understand do what you nee to do. Thank you"
The crazy thing is, I actually convince myself that Victoria might be right. You know, this kinda stuff doesn't happen in good ole King George RIGHT!? Yea I'm not done yet...
It was a crisp, 2019 November evening coming back from Thanksgiving with the fam. I have a new tenant moving in next to me after the last one left because of the shooting. I'm downstairs in my Living room thinking about watching a movie or playing a game. I go upstairs and look at my bed, enticed by how comfy it looks I decide to lay down. Maybe an hour or two rolls by and I'm slightly waking up now and guess what happens, POP POP POP POP POP POP....slight 4 second pause.... POP POP POP POP POP.
I can hear my place being shot up AGAIN and this time in between each POP, you can hear the 9mm round going through the home, (sounds like something going through paper). Other residents homes get hit as well. Thankfully NOBODY was hurt and thankfully my Pup didn't get hit. I reach out again to Victoria Q informing her of my current situation again and if she could PLEASE "CC" the landlord on the emails. This is the following response from Victoria, "Hi ***! If you are planning on moving I will need a written letter of termination. I have all authority as the property manager to uphold the leases and no the owner does not want to be CC’d but is aware. I am also in direct conduct with those in charge of the investigation. It is not any of our tenants involved. All Measures are being taken to prevent this from this recurring. Any deposit refund comes after move out inspection. The termination fee is due upon termination. I hope that helps answer your questions."
I am getting absolutely NO help from these people. Hopefully you will make a sound decision before moving to Inaugural Drive in King George.

ZERO STARS. DO NOT SIGN A LEASE WITH THORNTON.
I mistakenly signed a lease with this company, and I have been regretting it since the day I moved in to the apartment. The apartment building located at ***, ***, VA is completely infested with cockroaches. Upon first walk through, the apartment seemed to be in okay condition. However, cockroaches are nocturnal pests. The night after I moved my boxes into the apartment, the cockroaches were everywhere - bathtub, floors, walls, sink, cupboards, inside the walls (viewed through a plumbing access panel) - EVERYWHERE. I immediately contacted the property manager, who has been exceedingly unhelpful with the issue. She claims that she has no prior knowledge of the cockroaches in the apartment or in the building itself. I have found this statement to be false. Several other current residents have echoed my concerns and emphasized the abundance of roaches throughout the entire building. This company has no shred of decency. They have blamed the cockroach infestation on me, and there is 100% no way that I brought these pests with me. At this point, I completely regret signing this lease, and I am looking to get out of it and refunded my money. They are completely aware of the problem, and I know that they were aware of the problem prior to me even signing a lease. However, they continue to blatantly lie about this, stating that they are "baffled" and that they "have not received previous maintenance requests about this" - all of which I know to be false.
Thornton Property Management LLC does not care one bit about its customers. They should be ashamed of themselves and this sham of a business that they are running. Nobody should be subjected to this treatment or these living conditions. While Mr. T sits cozy in his mansion in ***, he has tenants who are subjected to cockroach infested buildings and property managers who knowingly and willingly lock them into the lease for those apartments.

I would give this place a negative rating if I could. I moved in with my boyfriend there, and a few months into living there I started seeing bugs. I didn't think anything of it because I wasn't aware what kind of bugs they were. BUT, they kept multiplying and multiplying. I finally asked someone at work who was there for pests and showed him a picture, he said that is a german cockroach. No matter how much cleaning we did. They would still come back. It's because they are in the whole damn building not just one apartment. We tried to reach out to the landlord about the subject. They basically just said it is our problem and our fault, and to deal with it. OBSURD. I talked to other tenants in the building and they have seen them too. Absolutely ridiculous way to run a business.
My boyfriend also had to pay for hvac when he left, *** dollars. Then, he barely gets anything back from the security deposit, which basically means he got nothing since he had to pay for the hvac service. Apparently it costs *** dollars to replace 2 blinds that were already a piece of st when we got there, it costs *** to replace locks, *** for touch up paint, *** for cleaning it---- mind you we scrubbed the hell out of that place, it isn't out fault that the ROACHES ARE LIVING IN THE WALLS AND STILL COME OUT AFTER YOU CLEAN, and yet it's only *** dollars according to their record to deal with the roach problem. If anything that would have been the most expensive of them all. THIS COMPANY IS A JOKE. Don't waste your time. We have moved into our other place and had to get rid of furniture because they came with us because of the previous st hole. And MIND ANYONE READING THIS, I DOUBT THEY HAVE FUMIGATED THE BUILDING. Therefore, if they don't treat the whole building, they will just move from one unit to another. Just because they " treated" apartment 8 when we left, doesn't mean they won't come back. You have to fume the whole building to get the roaches gone.
Our landlord at the new place we are at had fixed our plumbing, AC unit, and trimmed our yard since we have been in here a month. And we didn't have to pay for any of it. BECAUSE THAT'S WHAT A GOOD, HONEST LANDLORD DOES.
Unlike Thornton management.
But I agree with the customer review below me, if you sign a lease here you are signing away a lot of money that you won't get back. DON'T DO IT !

Zero stars. 1. Maintenance requests take days to get a response, even when water is pouring over the sliding glass door framework when it's a heavy rain. Or when there's standing water in the laundry room. Or when the dishwasher hasn't been properly insulated and zero degree wind/windchills are blowing from the outside townhouse wall onto the kitchen floor where your toddler is. 2. Property Management is very slow to respond to phone calls, or doesn't respond at all. 3. Plan to lose your entire security deposit AND pay another $*** on top of that when you move out (for minimal damage, like you didn't have the carpets professionally cleaned nor the HVAC serviced). 4. Once you get the disposition letter with the bill for $*** when you move out, be prepared to have your phone number blocked and zero response from email inquiry, There will be NO communication from them from that point forward, nor opportunity for discussion. Only threats to ruin your credit if payment is not remitted. 5. When you use a family member or friend's phone to try and reach them for discussion about all the money they are taking from you, tell them to be prepared to have their number blocked as well. Even if you're absolutely professional from the very beginning and simply asked for a meeting to adjudicate their findings. 6. Lastly, and most importantly, find a different property with different management, you'll be glad you did.

Thank you for your feedback. The management company has a call center that is open 24/7 for all tenants, and all work request are resolved in a timely fashion by staff and or vendors. The lease is very clear about the terms, fees, and requirements when you signed it. While you may not be happy with that fact of those terms after breaching the lease agreement, it is your responsibility to insure you, and your co-signers abide by the lease terms at all times. Thank you for renting with us, and we wish you all the best with your future endeavors.

With regard to the response from Thornton Management, I suppose we just have different ideas of what response in “a timely manner” is. Meanwhile we are running to *** to buy sandbags in order to block water from cascading into the townhouse. And not doing laundry because of the electrical hazard of standing water on the floor. Timely for issues such as these should be measured in hours in my opinion, not days or not at all. And yes, we own that we spent 4 hours cleaning the carpet ourselves and could not present a receipt from a professional. And also that we didn’t call a professional to have the HVAC serviced when we moved out. I guess we thought doing without air conditioning for 3 weeks at the height of last summer might balance that out. I could go on but won’t. There’s no point anyway - they’ve probably blocked even this form of communication by now.

from them as a bulk mail advertiserWe understand that Ms*** may not like getting junk mail from us, or likely the many other companies she gets bulk mail from, but is protected under Federal regulations as we pay the *** *** *** *** for the serviceIf she does not want to get advertising in her mailbox, she should talk to her most master about that.In the meantime, sorry for the inconvenience and please just toss the adverting in the trash along with the rest of your junk mail.Thanks,
