Complaint: [redacted] I am rejecting this response because: Timbercraft has not been in continuous correspondence with us in regards to the Notice of Construction Defects we have filed with them and they continue to refuse to be accountable for their work In fact, we had to bring in 3rd parties on a couple of occasions to even get their attention and address the issuesPer Timbercraft, the trades had been contacted by them, when we said we had not heard from them their response was it was not their problem if they had not contacted us We hired a Home Inspector as did Timbercraft Both inspections revealed numerous construction defects and both were in agreement with what the defects were and they gave their professional opinion on what should be done Even after the inspections Timbercraft did not step up to the plate and make the necessary repairsweeks later we filed formal complaints against them with the Central Oklahoma Home Builders Association and the Revdex.com Not until that time did they appear to be making some sort of attempt to address the items we listed in the Notice of Construction Defects which was sent Certified Mail to themThe following is a list of Unresolved Repairs as numbered on the Notice of Constructions Defects.#- Cracked Patio due to it being poured feet longer and feet wider than we had approved; in addition the ground was not prepared properly, concrete poured too wet and no expansion or contraction joints were put inWe have a professional opinion from Dolese BrosConcrete stating that it should be re-pouredContractor has returned present homeowners call, but no work has been done at present.#- Exterior Paint - Looks like porch area has been painted, but upon inspection of the patio I can still see bare spots on the siding particularly on the patio; not sure whether the wood above garage has been painted - needs to be inspectedThe James Hardie Siding and Trim have not been painted per Manufacturer's Recommendation of Two (2) full coats on entire home.#- Windows - Unsure whether these have been caulked properly - needs to be inspected#- Exterior Front Door Gap - you can see daylight in corners where the door seal was not installed properly.#- Overspray on Wood Floors - when the sun shines on the floor you can see numerous places where they have spilled paint and not cleaned it up properly; overspray on living room floor.#- Poor Drainage & Grading and Weep Holes at ground level (water from property on North Side drains and sits on North side of home) - we were contacted by the contractor, at one point who agreed their were problems, but he has not returned the current homeowners phone calls.#- HVAC Lines - have not been sealed around- #- Exposed nails on roof and cracked flashings on roof - a contractor did come out and said he sealed the nail heads, but a Timbercraft representative never came out to verify that the work had been done and there was never any mention of the flashings being sealed or replaced.#- James Hardie siding has not been installed per Manufacturer's RecommendationsThere are exposed nail heads/fasteners particularly at the gable on roof which may affect the warranty on the home.#- Detention pond next to home still has trash in it; Timbercraft has never cleaned this pond that I know of, even after numerous requests asking for it to be doneI myself had to clean it out a couple of times taking up a couple of hours of my day each time.We wish for this complaint to remain open until Timbercraft has completed all repairs and the current homeowner agrees the work has been done properly and professionally.Sincerely, [redacted] & [redacted]

Per Timbercraft, the trades had been contacted by them, when we said we had not heard from them their response was it was not their problem if they had not contacted us.  We hired a Home Inspector as did Timbercraft.  Both inspections revealed numerous construction defects and both were in agreement with what  the defects were and they gave their professional opinion on what should be done.  Even after the inspections Timbercraft did not step up to the plate and make the necessary repairs.....4 weeks later we filed formal complaints against them with the Central Oklahoma Home Builders Association and the Revdex.com.  Not until that time did they appear to be making some sort of attempt to address the items we listed in the Notice of Construction Defects which was sent Certified Mail to them. TimberCraft made repairs to the fence and placed sod in the area nearest to the ground disturbance on the far Northwest side of the yard. We provided evidence of these repairs in the form of photographs and videos to the Revdex.com. As noted in our original response, the entire fence is old and dilapidated. There are many wooden posts in need of replacement, and even more fence slats that need to be replaced. We provided photographic evidence of the fence condition to the Revdex.com dispute counselor as well. The section of fence this resident is now asking us to repair is on the far East side of the property, which is almost 100' away from the work area.
During a routine follow up phone call, the consumer admitted that high winds during a storm blew that portion of fence over, leaving it in its current condition. TimberCraft homes obviously cannot be held responsible for damage to an older fence that was admittedly caused by mother nature.
We recommend the consumer contact a qualified fence contractor to replace the leaning wooden post with a steel post at a bare minimum. If needed, we can recommend reputable contractors for the repair, and even ask the contractor to give the consumer our "builder" discount on pricing. Other than that, there is nothing more we can offer at this time. We hope that our initial response, our swift action, and our detailed photographic evidence shows that we made a good faith effort to resolve the situation.
