Concerning the complaint from [redacted] at [redacted] ***The maintenance issue was reported on Sunday January 8th and maintenance responded with a service call on Monday January 9thDuring the call they determined that the toilet backed up and leaked down through the floor into the kitchen ceiling The leak was caused by obstructive objects found in the toilet to cause the backup and water damageThe maintenance technician did describe the issue to the male tenant at the time of the callIt is stated in our lease that obstructive objects placed in the toilet by tenant is there responsibility to pay for the repairsSince the tenant is so unsatisfied with her place and the damage has been done by her we have let the tenant know that we will terminate her lease early with no penaltyAlso she had stated the black stuff was moldMildew is commonly mistaken for mold by most peopleIf you let hoses from your a/c unit leak outside the drain that can cause mildew from the standing waterIf there is a water leak from a pipe or anything can cause mildew if not cleaned up right awayThe tenant described other people moving in a unit and moving out after a weekI have no one that has moved in a unit close to her in months and have not had new tenants move out a week or even a month later due to moldWe don’t own all of the condos in that complex so she could be getting her condos confusedWe have a very good relationship with our tenants and have for years however it seems to cause an issue in some relationships when you have to explain that per the lease the damage was caused by the tenantAs you can imagine no one likes to be corrected

Concerning the complaint from [redacted] at [redacted]. The maintenance issue was reported on Sunday January 8th and maintenance responded with a service call on Monday January 9th. The leak was caused by obstructive objects found in the toilet to cause the backup and water damage. The maintenance technician did describe the issue to the male tenant at the time of the call. It is stated in our lease that obstructive objects placed in the toilet by tenant is there responsibility to pay for the repairs. Since the tenant is so unsatisfied with her place and the damage has been done by her we have let the tenant know that we will terminate her lease early with no penalty. Also she had stated the black stuff was mold. Mildew is commonly mistaken for mold by most people. If you let hoses from your a/c unit leak outside the drain that can cause mildew from the standing water. If there is a water leak from a pipe or anything can cause mildew if not cleaned up right away. The tenant described other people moving in a unit and moving out after a week. I have no one that has moved in a unit close to her in 3 months and have not had new tenants move out a week or even a month later due to mold. We don’t own all of the condos in that complex so she could be getting her condos confused. We have a very good relationship with our tenants and have for years however it seems to cause an issue in some relationships when you have to explain that per the lease the damage was caused by the tenant. As you can imagine no one likes to be corrected.
