MS, ***: I received a letter stating I had shown You a rental home in Sun City,CaliforniaI do not know which one of the homes that You are referring toI deal with several clients and I only advertise the property for rent,I do not Own any of the rentals.The Owner hires Us to provide: Advertising of the property for rent,show the home and give the applicants if interested a application with paperwork that is needed for the Owner to review and decide if He or she approve You for the propertyWe do not handle any property management or collection of rent at allNor do We do the credit check,they doMost of these Owners live out of the area,and hire Our company to just handle this part of the rental process The Owners decide who or who is not accepted,We have no part of the decisionIt was possible that the Owner decided Your application was not strong enough or qualified by Her and His requirements.If You submitted a application,You never mentioned that,all applications that are not approved,get shreddedWe also call the prospective applicants and give them a courtesy call and inform them that the Owner had approved another application You mentioned that You were a Senior ( years and above ) and have good incomeIf in senior Community being of this age does qualify YouBut also,the Owners of the rental properties,require that You have a current rental history-You must have income that can be verifiat least twice the monthly rent-net take home-not gross.Some Owners of other properties,sometimes ask for two and half to three times the monthly rent-net take homeMy Property Owners,We deal with only ask for two times net take home times the monthly rentAlso You must not have any evictions,not in the middle of filing bankruptcy,no judge ments, tax liens etcThe Owners also ask for decent credit-all My Owners ask for at least credit scale level from either Experian or EequifaxThey want to see that You are making a attempt to pay Your financial obligationsAlso supply at least three Non Family Referrance's Again,I apologize,but I do not decide who rents or does not rent the propertyAlso You stated that I did not show You rental homes listed,were they from Me?
