Preliminary Change of Ownership Report/ Interspousal Transfer Grant Deed
On July 12, 202 1was told my Prelim Change of ownership & Inter-Spousal transfer grant deed was wired to Riverside County Recorder. That it would be done in 2 days & I would be emailed stamped copy. Nothing arrived, I call again, on July 23, 2021, I was told it was pending and it would arrive soon. Again, nothing. On, July 30, 2021, I called & asked to talk to a Manager, I was told Liliana would return my call. Again, nothing. Through all of this I informed them I had a court date to settle this. Desired Settlement: I would like the required paper work to be wired to Riverside County recorder Monday, Aug. 2, 2021. If not, I would like 3,725, (refund of my closing costs of 1,125 and reimbursement for legal costs of 2,600.)

I have not had any luck getting anyone from the fraud department to contact me. Please have them call me at 559-875-7792 ty Sandra

I recently received my tax bill for
the Elroy property (101 Main Street) which your company
brokered. I was surprised to find a special assessment
for $100.00 for lawn/brush cutting. I had been under the
impression that all special assessments had been paid.
 
When I went back to the contract, I
found no such special assessment addressed. I did,
however, come across a line that suggested that there
was an unpaid water/sewer bill for the amount of
$916.21. I hope that doesn't mean I'm going to receive a
bill from Elroy Water and Sewer for that amount. Had I
noticed that when I looked it over, I would have
questioned it then. But, since I was given the
impression when conversing with you, that there would be
no such surprises, I did not notice it.
 
Please respond as soon as possible
about the above concerns, so I can proceed with my tax
payment and know what to expect when I get my water
bill.

I have reviewed the attached complaint and thoroughly researched the matter.  Timios closed a purchase of bank owned property by the Customer June 29, 2009.  Prior to the sale, a title search was completed.  Before closing the purchase, Timios cleared all of the liens that were discovered as part of the title search.  After the purchase as completed, an owner’s title policy was issued to the Customer.  According to our system notes, there was no correspondence from the buyer until July 31, 2014.   On that date, the Customer contacted the selling agent via email and the selling agent contacted Timios.  Laura Caban of Timios then replied to the selling agent and the buyer and provided a second copy of the owner’s policy of title insurance.  The Customer then inquired as to a bill received post closing.  Timios researched the bill and a payment was issued on August 1, 2014 to the City of Cape Coral for case number 08-00[redacted]1.  Check number 49140 has been cashed and accepted as payment in full.  Unfortunately, Timios has no information to review regarding case XXXXXXX25987.  We are happy to review any information the buyer has.  Furthermore, if the buyer feels there is a cloud on title, we are happy to assist with the filing of an insurance claim.  I suggest that you pass along my contact information and I will be happy to discuss the matter with the Customer. He can mail, email or fax me evidence of case XXXXXXX25987 and I will work with our team to resolve the matter to the Customer’s satisfaction. Best Regards, [redacted].

We are very sorry for the perception left on the buyer of this property. We have a staff of over 150 employees we are puzzled by the comment about not being able to reach anyone. The closing specialist that closed the original transaction does not work in the office any longer, but her phone...

extension is forwarded. Unfortunately, when purchase bank owned property, we need to move at the speed and direction of the bank who is the seller. We communicate status to the agent(s) involved in the transaction and typically do not correspond directly with the individual the agent(s) represent. This can be a pain point we try to address this in all correspondence we send out upon receipt of contract. Wow! I am glad the Revdex.com gave me an option to choose 0 for my review. This has been the worst experience of my life for a closing. They misquoted and for more than 2 weeks, I kept saying "that isn't correct" or "that doesn't sound right" and their answer was always the same... that's the correct answer. Until docs were at escrow and when they were once again confronted with their bad data, they said "oops, that is going to cost you $2250, you will need to pay that now".
The closing is delayed and it's costing more money!!!! Thanks Timios for absolutely nothing. Oh, forgot to mention earlier, their customer service is horrific.

Do not do business with this company! It took twice as long to go to closing as it should have, but that's not the worst problem. The mobile notary came to our house. We signed and initialed the closing documents and witnessed his notary stamp. He shuffled around and gave us a pack of papers. After he left we looked at the papers. They were all blank forms. None of them were initialed, signed or notarized. So after paying the down payment and closing costs, we had nothing to prove that this house was ours. I have tried to contact them to no avail. It's impossible to reach anyone at their listed phone number. My realtor has been unable to get any response from them. Also, my realtor was able to get a "special warranty deed" for us. However, I'm not sure that this will hold up in court. It was notarized by a woman in Michigan. We live in Oregon. I can't see any other option to resolve this issue other than legal action.

Review: Timios was the closing agency for a recent real estate purchase I made. In the documents they sent regarding special assessments and unpaid taxes, they failed to mention a special assessment that the sellers had not paid. According to the city from which they requested the information (per phone call), Timios was informed of the unpaid special assessment. When I contacted [redacted], the agent from Timios who had been in charge of our closing, he said he would look into it and get back to me. Since then, I have contacted him several times (see attached), but have received no additional word from him.Desired Settlement: I would like the $100 special assessment that I paid in my tax bill reimbursed to me.

Review: The closing process with the company was horrible. To make a long story short. This company is supposed to be processing the transfer of a deed for a home we purchased in Baltimore City and closed on June 3, 2015. As of today the City Transfer office does not have any record of the request for transfer of deed. We where suppose to received a copy of the original deed filing and title insurance policy. The last my broker heard was last week June 23, 2015. We are in receipt of the Complaint ID 10693988. I have looked into the matter and we have been able to resolve the issue with the foreclosure deed. I understand the buyer's concerns, but they need not worry about not being placed in title. The deed placing them into title has been shipped to a local abstractor who is going to walk the deed in and get it recorded.

I do not know how quickly the county will record the deed, but I will continue to follow up on this matter. As soon as I receive evidence that the buyer's deed has been recorded I will send you a follow up email.

Review: Timios Title Co. handled a our home purchase in Cape Coral, FL on June 2 2009. WE purchased Title Ins. and the property was supposed to be clear of any liens. Now 5 years later we are receiving bills for the City or Cape Coral, for Code Violations incurred while this property was vacant and in foreclosure, and several years prior to our purchase. found liens are from years 2006 & 2006 and incurred during foreclosure.To date 3 Liens were discovered that this Title Company made no effort to find by title search, prior to our closing. Total liens still owed that we have be billed for are CASE # xxxx25987 $2720 & CASE #xxxxx17551 260.65$ As a consumer, we depend on Title companies for our protection in Real Estate transactions. I have contacted Timios Inc. Title Co. a number of times over the past year to request that these liens be settled per our Title Ins. They will not respond to take action in our behalf. It appears legal action is our only recourse, as we cannot sell our home with these liens unpaid.Desired Settlement: Any and ALL Prior Liens found against our property of 623 SW 39th Ter Cape Coral, FL 33914 NEED to be settled and paid by Title company to release these liens against the property. Total liens still owed that we have be billed for are CASE # 06-000[redacted]7 $2720.00 & CASE #08-00017551 260.65$ + any recording fees. ALL liens were assessed PRIOR to our purchasing this property and are NOT our responsibility. We have paid Title Ins. with this company and a title search was not properly executed.

Review: I refinanced my house in November and I received an escrow account refund in the amount of $699.33 dated 12/29/14. With this check, I received a letter stating that Timios,Inc was closing their bank accounts 12/31/14 and that all checks should be cashed before then. Given the holiday, going across country, and only 2 days to do it. I didn't receive the check until January 5, 2015. I have called them multiple times concerning this issue asking for a reissued check and haven't heard back from anyone. As far as I am concerned they seem to be completely fraud and stealing my money.Desired Settlement: I would like a replacement check sent immediately to remedy this problem.

Review: While purchasing our residence, Timios Inc. was requested to be used by Bank of America for the escrow company. I did not chose this company and it was a condition to purchase my home. Through the entire process they were very difficult to get ahold of. I spoke with my mortgage company (International City Mortgage) multiple times a week and they were having problems with the escrow office answering their phones or emails and returning phone calls. Due to escrow not returning phone calls we were left wondering what was going on with the closing of the house. We were supposed to close escrow on the 16th of January and I had provided all funds on the 16th totaling more than $56,000. We did not get a response on when we closed until Jan 26th, 2015. All my documents from Timios showed the settlement date of Jan 15th, and we didn't receive conformation we closed till the 26th. There was also a bill included to be paid through escrow of $350 to an Independent Transaction Coordinator. This was not paid through escrow like it should have been and now I have to come up with the funds out of pocket. Even something as simple as getting the recorded grant deed has taken me almost a month to get. I finally spoke to a person today, [redacted], at Timios and she was able to email me a copy. This was needed back at the close of escrow so I could provide a copy of it to my HOA. Before speaking to [redacted] I left several messages with a Melinda requesting this. She never returned my calls. I am very frustrated with this escrow company and their lack of communication and my opinion is they don't know what they are doing.Desired Settlement: I would like them to pay the $350 bill which should have been paid through escrow funds and due to their accounting error I will have to pay this.
