A mortgage application was started with Wells Fargo. Wells Fargo obtained an appraisal through Tisher
Appraisal, LLC. Wells Fargo could not meet the contract deadline so the lender had to be changed. The new mortgage company, Hamilton Mortgage, requested the appraisal turned over to them. After the time that was given for the appraisal turn over, the new lender still had not had it. I then attempted to contact the appraiser to see where/why/what the hold up was. The appraiser does not answer phone calls. Voicemail was left. When my husband contacted her, he was told by her that phone calls will not speed this up. We decided to go to the company location listed on the appraisal. We arrived at the UPS store. This company does not even have an office. We were then contacted by our realtor stating to cease contact with the appraiser. We have paid the full appraisal fee, and an additional fee to change the lender information on the appraisal. This appraiser still has yet to turn over the appraisal to our new lender. I would highly discourage business with a "business" that has no office location, does not return phone calls, and does not provide appropriate services that have been paid for. Due to the lack of professionalism, we are now facing losing the purchase of our dream home, and not having a place to live.

This is a rashly filed complaint that is not factually based submitted by an uninformed home buyer.

First, my client for this transaction is;

I am not required, actually it is against professional standards, to communicate with the home buyers in an appraisal transaction. None the less, someone apparently gave out my contact information and so started this chain of events.

Actually, I did speak to *** on the 18th when she called me. I got her loan officers phone number (***) and called her to get an answer to a question I needed to complete the assignment. She called me back and I promised that I would inspect the property the next day and work up the file. It is not as simple as "turning a file over" - it is actually a new appraisal assignment that requires a reinspection of the property. I was in a neighboring county the afternoon that this started and physically could not inspect the property that evening due to the distance and daylight. As promised, I inspected the property late on the 19th. In the meantime, I received a phone call from *** the morning of the 19th and reiterated that I would inspect the property that day.I did have one missed call from the *** that morning also. Still later, I had another call from *** who left an extremely threatening voice mail with no request for a call back. Still later, the buyers agent called me and I informed him of the harassing phone calls . Still later that afternoon, I received another voice mail from *** with no request for a call back. So, factually, I do and did answer phone calls (Even though they were not my clients) and I have saved all of the call logs and voice recordings.

I do have a home office and my physical and mailing addresses are on file with the Alabama Real Estate Appraisers Board and the National Appraiser Registry. There is nothing untoward about this setup - in fact it is quite common in this industry. You can easily check these facts.

I also have the work flow log from my client that substantiates all work done on this appraisal assignment and am not at privilege to give out that information due to the Uniform Standards of Appraisal Practice. I can tell you that the work was completed satisfactorily and I have had no complaints from my client.

I am not privy to the home buyer/complainants personal situation nor the loan process that they apparently went through.

The home buyers have no basis to seek any resolution from me and are basically misinformed of the appraisal process and what actually occurred between I and my client. Again - I have no relationship with the complainants.

I've been in this business since 1993 and have never had any disciplinary action from a regulatory board nor any documented complaints to my knowledge. (All verifiable facts) I actually consider this complaint slanderous.
