Revdex.comStation Drive, Ste222DuPoint, WA To Whom It May Concern, [redacted] toured the model unit at Titan Court on May She waspart of a group of that had requested the shared bedroom floorplanAfterthe tour, applications were completed in order to move forward with the leasingprocess to reserve the rooms within the shared bedroom apartmentTitan Courtleases by the bed, with each resident signing their own lease and paying theirown rent; all rates listed are per person and payments are indicated on thefront page of the lease document.Communications regarding the availability of the shared bedroom apartment that [redacted] signed a lease forwere a means of letting the group know the status of the floorplan they wereinterested inThis floor plan type was/is filling up fast and the concern wasthat, due to limited availability, Titan Court would not have the fourplacements within our final shared bedroom apartment that the group hadrequested to live in if they waited to signThe intent was only to ensure thatthe in the group were able to sign up for, and live in, the apartment theywere all interested in.In regards to differentiating between the application and the lease, each document is clearlylabeledApplicants can complete the application and the lease at the same timeupon deciding to live at the propertyIn the event that the applicant is notapproved to live at Titan Court, their lease is canceledIn this case, theapplication was approved and the lease validLeases at Titan Court do give residents the option of having a guarantor signed onto the leaseWhilehaving a guarantor is preferable to many residents, residents can also chooseto move forward with the lease without having a guarantorIn this case, [redacted] verbally communicated that she would not be having a guarantor on her account;thus, upon processing the application on May 22, she was approved to live atTitan CourtThe email sent to [redacted] was a system generated email that issent out upon the processing of the application, however, as mentioned above,she chose to move forward with her lease without having a guarantor on heraccountHer application was approved and, the same day, she received a WelcomeLetter which provided her with additional information about being a resident atTitan Court and things to note in preparation for her move in dayNo furthercommunication was received by Titan Court from [redacted] in regards to her leaseuntil May when she called to let us know that she no longer wanted to liveat Titan CourtIn the event that a lease is signed and the individual no longer wishes to live at Titan Court, there isa subleasing optionResidents can find someone to take over their contract andlive at Titan Court in their placeAs the lease states, “In the event thatTenant vacates the Apartment before the end of the Term of the lease, Tenantshall be responsible for the continuing rent obligation until a replacementtenant has begun paying rent or until the end of the Term of the lease,whichever is sooner”Upon finding someone to take over their contract, TitanCourt is able to assist residents, and the new prospect, with this transition.Additionally, residents who are looking for a sublease can also be added to asubleasing list that is kept in the leasing office as a way for Titan Court toassist in locating someoneIn the event that the particular floorplan the resident has signedfor is filled, waitlisted applicants can then be utilized as potential subleaseoptions as well This option was explained to [redacted] when she called the office on May 28.As mentioned above, Titan Court can help residents through the subleasing process once the resident hasfound someone who would like to take over the leaseWith the shared twobedroom apartments filling up so quickly, it seems that someone would be ableto be located to take over the spaceThere is no guarantee, however, it seemslikely at this timeThe office would be in contact if the rooms filled and awaitlist applicant wished to take over this space.Thank you, [redacted] General Manager
