The requests made were for Titan homes to provide a written schedule for project completion and contact me regarding the additional costs associated with deficiencies and delays Neither of these actions have been completed Additionally, Mr B*** continues to avoid all communication attempts regarding cost Titan Homes has not assumed responsibility of the situation and my family continues to accrue the additional costs associated with project extension The generic statement that the remaining trades have been scheduled is not sufficient and continuing to ignore the additional costs is unacceptable

The home listed on complaint ID *** was built to code in The original owners, **& *** had a one year (non transferable) warranty and there were no repairs calls during their possession of the home. A complete home inspection should have been performed

I am rejecting this response because:
I am not making a warranty claim I am instead making a claim of poor workmanship or perhaps negligence. Titan Home's ignores the question is it normal for a roof to suffer this level of rot in less than 15 years?

As stated in each of my responses regarding this complaint, the home located at [redacted] in [redacted] was built to code and passed all required inspections in 2001.  The non transferable warranty to the original home owners expired July 27, 2002.  **. [redacted] purchased this home as a foreclosure 14 years after it was completed.  Due to the elapsed time and sale of the house, this home is not under warranty.This will be our final reply to this complaint.Sincerely,J. The construction agreement we have with [redacted] states the project will be complete within nine months of installation of footings.  This would put the deadline at July 15, 2014....

 As of this morning, there are a few minor items on their punch list.  They are currently having exterior final grading/dry wells installed, etc which is not part of our contract and all that is needed for their Certificate of Occupancy. The C of O is expected to be issued within the next week.  The home was constructed well within the time frame of our contact through the worst winter we have experienced in many years.

I am rejecting this response because: The business response takes absolutely NO ownership for the mentioned issues.  There's no remorse or empathy in the least, for our problems with the project supervisor.  His response stated that the contract deadline is 9 months, but in deciding to use this builder, we were (verbally) told that our home would be complete in 6 months at the latest.  He also brought up the fact that we had a bad winter this year.  Although I can not disagree, the "hold-ups" with our building were NEVER due to the weather.  As I stated in my initial complaint, as the owner, we immediately cleared the property so that it was accessible after EVERY snow storm or fall.  Then the house would sit with no work performed for days and sometimes weeks.  Our main issue has always been in dealing with the project supervisor.  He's not been attentive, professional, or even competent in setting up typical requirements as a foreman.  He'd place blame on certain sub-contractors for any hold-ups, and when we'd follow up with those sub-contractors, we were told that they were just recently scheduled to come to the site.  One sub-contractor told us that they were ready to start 3 weeks prior.  Between each phase, the cleanliness of our home was left a mess.  As the foreman, he should've been on site to oversee clean up and maintenance, but he wasn't.  Several times, we had to go pick up food and drink containers and cigarette butts off of the floors and within the ductwork so that the next phase of sub contractors were able to perform their duties.  As I stated initially, our painter contacted us in disgust with the way the home was unkempt.  He said he hasn't worked with a builder with such low standards since the 1990's.  He took pictures of his own, and has also volunteered to give a written statement as to his findings when he came to complete our touch ups.  
    When I initially contacted Revdex.com, my request was for this foreman to be removed and replaced by someone else for the completion of our home build, and for acknowledgement by the company owner that our upset in our dealings with the foreman are understood.  Neither of those have happened.  And in fact, his response shows us that he does not feel remorse what so ever.  They haven't gotten another person to complete the project and in fact they have sent the foreman out more now than he's been on site in the last 7 months.

The customer received their Certificate of Occupancy on May 9, 2014, which is well within the time of the contract.  They have a beautiful, well constructed home that was spotless at the time they took possession.

Review: We "broke ground" at our property on October 16, 2013. Our contract states that completion will be within 6 months of that date. It is now April 23, 2014 and there are many items that still need to be done. Throughout the entire process, we've been in communication with the project supervisor. There have been SEVERAL items that we, as well as inspectors, have brought to his attention from the beginning. But they have not been addressed. Several emails have been sent to the owner of Titan regarding our frustrations in dealing with the project supervisor. Much of the coordination with the sub-contractors has been halted due to his incompetence in scheduling. Between each sub-contractor phase, on average, the house sits with no work done for 2-3 weeks. The project supervisor has been giving us all different excuses each time and has no sense of work ethic or sense of urgency. In talking to him, he nevere seems "present", he has a vacant look and walks away in the middle of a discussion. It has been the WORST process I've ever gone through. I've built a home in the past and NEVER had a quarter of the issues that I've had with this project supervisor. I've emailed the owner and have gotten NO recourse! Every sub-contractor we've spoken to at the site, has stated some of our exact concerns. Our painter was so completely disgusted with his dealings with the project supervisor, that he has stated that he will no longer be doing work for this company. The painter took photos for himself and is ready to write a formal complaint as well, if necessary. We've addressed complaints with the office (secretaries and sales manager), and they have been very sympathetic. But their hands are tied as well, because the final say needs to come from the owner (which I have YET to get a response from). As of today (April 23, 2014), I requested to the office that the project supervisor NOT approach or enter our property starting tomorrow. My husband has made sure that the property has remained accessible throughout the winter snow storms. Following snow removal, NO work had been performed on site for at least 4 days after. Scheduling has not been coordinated, even after he said they'd arrive. We've waited hours at the property for the workers, and no one arrived. As a project supervisor, his job description states for him to be present at the site to answer questions and concerns from the contractors, and there have been several instances that he's not been available when needed. He has made this entire process one of the most stressful and frustrating things we've ever dealt with. What I have listed here is just the tip of the iceberg. There are numerous issues that we've stressed to the office personnel through the entire process. And through the entire time, we've upheld our end of the contract; with the time frame, the company is now in breach of the contract since it is beyond the 6 month mark.Desired Settlement: We would like the current project supervisor removed from our project. We would like the house completed under authority of a different project manager. And we would appreciate acknowledgement from the company's owner.
