I purchased a new build house on 10/31/19 from Titan Real Estate. I believe many of the identified defects were known to the builder pre sale, and should have been disclosed before the house was sold. Better yet, they should have been fixed before the house was listed for sale. I experienced problems the 1st day.
Most of the problems I've reported include defects and poor workmanship:
•left wrong keys to the garage/mudroom door•both garage door openers inoperable• I was locked in the house 3 times because the front door wouldn't open and garage mechanism didn't work •pooling of water at the front door• ice at front door creates accident hazard •front porch drips water in several spots •rusted metal strip above the front door•15"x7" water spot on brick facing above garage door whenever it rains •2 pieces of siding on side of house were cut 6 inches too short •island drawer won't open •large hole for AC cord going into the basement wasn't sealed •wood plank from porch post to house was cut too short and didn't touch house, it was then poorly repaired by Titan.
Titan routinely ignores my emails, calls and texts regarding needed repairs. They have tried to convince me that I have misunderstood the warranty and have then used their interpretation of the one year warranty to delay/refuse to make repairs. They stated, "...we don't wish to make multiple visits."
Both realtors (mine and their's) have tried to intervene to facilitate communication and have the problem resolved throughout this 5 month process, but to no avail.
My HOA will not get involved, but neighbors and the HOA have reported multiple problems with Titan while the house was being built, including grading and intruder problems. Eventually the city of *** and lawyers were enlisted to force Titan to accept its responsibility.
I have spent a great deal of time and energy trying to get Titan to be responsible and fix the problems at my new home. Titan has only denied responsibility and avoided and ignored me.

•There is one issue-the name of the company that I have filed a complaint against. My house purchase order states Titan VII LLC.. Their most recent entity online is Titan Real Estate Group.(Sending copy of purchase document.)
•Item# 2 Addendum-- I just found out that Titan Real Estate Group/Titan VII canceled it's membership with the Home Builders' Association in May 2019. As per HBA.they had no legal right to give me a HBA warranty October 31st 2019, when I purchased my house from them. Titan emailed (attachment) me another copy of the warranty in April, 2020. The warranty is bogus.
Titan Real Estate Group is, in fact, a member of HBA. The warranty is still in effect and will be for the entire year from the date the home was sold. The buyer had a third party inspect the home prior to purchasing it and Titan repaired all items that was given in the repair addendum to the contract. After the closing the buyer had called for a few items and Titan repaired those items. Buyer also complained about the porch grading, however, the porch grading is per code.
Titan Real Estate Group always honors its one year warranty. Typlically, we schedule a walk-through with the buyer 11 months after closing. At that time we put a list of items together that fall under the warranty. Then we schedule a time to make all qualifed repairs. Unless there is an emergency we plan to continue with the 11 month walk-through.
I have also contacted the HBA to help with mediation in this matter.
Hi Gail,•The inspection report is the list of items that HAVE NOT been repaired. I reported these same issues, via email, to Titan weeks earlier. They ignored my last email and question re repairs. Titan dragged their heels anddelayed their response to me. The is standard behavior fo this company. Finally, a house inspector was hired and produced this newest report.•There have been various repair lists since 10/31/19. The first was prepared by a certified inspector pre purchase of he house. Not all items were repaired; Titan had to return to complete them.•Titan, at their own pace and often necessitating numerous trips for the same repair, has fixed several items, including, front door lock, wrong garage door openers, garage door mechanism (We have been locked in thehouse 3 times with no way out!). The island drawer was fixed the day of the inspection report. Front porch trim, item 2.5 on page 9 was poorly repaired and needs to be redone, correctly.•Titan has complained about making repairs, and then having to come more than one time to make repairs. They still argue that they should only have to come at the end of the warranty for any and all problems. That is not in the warranty.Again, this is the worst experience I have ever had with any business...irresponsible, bad attitude, poor customer relation skills, shoddy workmanship....Please review my previous reports and comments.
