Title One, Inc. Reviews (1)

Mrs. [redacted] is correct on first closing date, but it was the fault of the buyer's lender not having their documents ready for closing.  Closing then had to be rescheduled.Relative to second closing, Mrs. [redacted] is again correct that we asked for additional documentation from the trustee of...

the bankruptcy to clarify disbursement of proceeds directly to her.  Title One and it's underwriter felt that the language in the court order was too vague to rely on.  We asked Mrs. [redacted]'s attorney to have the trustee of the bankruptcy send us an email to clarify that proceeds could be disbursed directly to Mrs. [redacted].  The trustee refused to do so and they also agreed that the language in the original court order was vague.  They gave Mrs. [redacted]'s attorney the language that they wanted to see in the court order (which Title One was also satisfied with).Mrs. [redacted] attended the second closing and signed all of the documents necessary to close the transaction.  We closed in escrow holding Mrs. [redacted]'s proceeds until we received the amended language in the court order.  We closed on Thursday October 12th.  On Friday October 13th Mrs. [redacted] came to our office to dispute our challenge to the original court order.  Several hours were spent talking with the attorneys involved.  By approximately 11am on Friday October 13th Mrs. [redacted]'s attorney provided us with the amended court order and we disbursed Mrs. [redacted]'s fund to her via wire transfer.Mrs. [redacted] wanted compensation for her trips to the closing and courts.  I agreed to reimburse Mrs. [redacted] our title premium of $1,035.00 given her dissatisfaction with us.  I gave Mrs. [redacted] that check before she left our office on Friday, October 13th.  I believe she was satisfied with that arrangement.
