March 16, Revdex.com Brenda Freeman K Street NW, FloorWashington, DC 20005-3404Re: ID# * ***'s tax payment on July 27, was not posted when we sent the check to the countyWe have documentation that we checked the taxes on 7/29/and the website showed that NO taxes were postedTherefore, we paid the taxes due for the lst installment.The Customer called us on or about October 19, inquiring about a refund of taxesIn turn we called the county to ask how we can have a refund sent to the CustomerThe county claimed that we could not request the refund and that the lender who submitted the payment had to request the refundCertainly, if we were able to request it, we would haveBut since the county said we were not an interested party, we could not request itThe county informed us what was required to be submitted to them for a refund and we called *** on the customer's behalf to convey to them what was needed and where to send the request.The customer touched base with us after this and one of our employees even set up a conference call with The Customer and *** Bank to facilitate getting the refund requestedAfter this, we assumed all was taken care of, since we did not hear back from The Customer or any other partiesIf The Customer had reached out to us again after *** was unable to obtain the refund, we could have continued to assist in obtaining the refund.At this point, Baltimore County doesn't have any overage in the taxes on the propertyTherefore, no refund will be issued by the countyWe called the county and they are noting no other payments to the account other than the payments made on 7/27/and 8/4/As of the receipt of this notification from Revdex.com, we are currently in touch with the buyer of the property to attempt to obtain a refund from the escrow account of his current lenderThis is of course, out of our control, but we are attempting to get a reimbursement to The Customer,Please take note that the County has no policies or procedures for the refund of double payment of taxesIt is at the discretion of the County how and if refunds are issued on each and every property, there are no consistencies March 16, Page of 2Update: 3/15/17The Buyer spoke with his lender and they are looking into an overage in the buyer's escrow accountThey will take 7-days to research the matter and see if a refund can be issued at this time.As of the receipt of this letter, our office has contacted the customer to let him know we are working on attempting to obtain a refund for him.Title Rite Services, Inc
