The Tenants lease clearly states that we require the carpets to be professionally cleaned, and we list a recommended vendor that we guarantee that will do a job satisfactory to usThe Tenant elected to use a different vendor, and this vendor
did not do a professional jobAfter noticing the carpet wasn't cleaned properly, we had someone go over to the house to vacuumShe filled more than vacuum bags worth of hair and dirtWe were hoping that this would be sufficient, but, after the new tenant moved in and walked on the carpet more, it became evident very quickly that the carpets had not been properly cleanedWe used our recommended vendor to properly clean them, and billed the cost back to the tenant

On September 24th I received a phone call from Kaci, the agent for TJC that performed the move out inspectionShe stated that the carpets looked great and the only issue was a small area near the top of the stairsTJC did ask my permission to send in someone to vacuum the area at a cost of $to me which I agreed toThis was the end of the conversations regarding the issue and I assumed that all parties were contentIt wasn't until 10/1, days after the new tenants move in date of 9/25, that I received another call from TJC stating that the new tenants weren't happy with the condition of the carpetsAs TJC stated in their response, it had to be cleaned to TJC's satisfactionIf TJC wasn't satisfied, why wasn't I notified after the cleaning service they hired completed the job? What does the satisfaction of the new tenants have to do with my obligations? There is certainly nothing in the lease about that
Moreover, the bottom line is that these carpets had been in the property for many yearsTJC should have followed the RHUD guidelines and replaced the carpets at the homeowners expense instead of taking advantage of the fact that I kept them in great enough condition to where they could even consider leasing the property to a new tenant without replacing them and repeatedly having them professionally cleaned at my expense

Your last response clearly does not address as the issue as there is nothing in the lease regarding the new tenants satisfactionI'd be happy to cut and paste the two emails referenced in my previous response
I do not accept the proposed resolution as the company has not proposed anything
