Overall they are decentNegatives: They use contractors that are "ma and pa" which can mean long wait times to get issues fixedOnce waited days for an AC person in AZ Also don't offer an emergency contact line to their tenants, which is bizarreSometimes the people who work here get an attitude with you, as it seems most of them don't really like their job Positives: They do return phone calls in hoursThey do follow up to make sure the issue was resolvedI can't fault them for being the property manager on a place where the owner doesn't want to do any updates, which I think has contributed to all of the appliances breaking in the unit I rent

T&L found an extremely demanding, and for lack of a better term, crazy tenant and then ditched out on our contract after monthsT&L could not manage the tenant by themselves, and had it gone unchecked by me, T&L would have allowed the tenant to keep demanding cosmetic fixes to the house which already amassed nearly $(I left out the cost of legit repair, which I was happy with) in additional cost to me (after I had just paid a contractor $to fix the place, and the house was still within the time frame for him to come back out and make any additional changes he missed, which I communicated w/ T&L many times)My concern is that T&L's "preferred contractors" were allowed to run rampant on additional repairs, charging me $to tighten screw on a towel rack as an exampleT&L did not manage this at all, they seemed like foxes watching the hen house with the additional repairs that were being made by their contractorsWould never do business with these people ever again and would dissuade any body else from using them too

Also don't offer an emergency contact line to their tenants, which is bizarre. Sometimes the people who work here get an attitude with you, as it seems most of them don't really like their job.
Positives: They do return phone calls in 24 hours. They do follow up to make sure the issue was resolved. I can't fault them for being the property manager on a place where the owner doesn't want to do any updates, which I think has contributed to all of the appliances breaking in the unit I rent.
