My daughter and I rented a home at 2624 McCain Court in Tallahassee FL from TLH realty in May 2025. My daughter moved in with the owner, Patrick Darden's daughter - supposedly the home was owned by the daughter. The home was almost inhabitable and so we had to hire a cleaning service to make it habitable. Patrick's daughter offered my daughter to use her mattress so we did not purchase a mattress. When we arrived, the mattress was terribly stained so we purchased several mattress covers to cover the stains. Patrick's daughter had 2 cats in the home when we moved in. The house smelled like cat urine. The cat feces was rarely cleaned out of the litter box. On the day of move in, we opened the refrigerator and had to quickly close it because the stench made us nauseous. My daughter did not and does not own a pet. The FALSE CLAIMS that Patrick made to withhold my daughters $875 security deposit were: 1) Unauthorized pet - my daughter never owned a pet. Patrick's daughter's friend had a dog that she INVITED into her home and Patrick is trying to say that the dog was unauthorized and charging my daughter for this unauthorized pet - We have texts whereby the daughter is inviting the dog to her home. Another FALSE CLAIM is that we did not remove the mattress. As I mentioned above, the mattress was Patrick's daughter's mattress and she offered it to my daughter - we have texts as proof of this offer. Another FALSE CLAIM is that my daughter left the house damaged. This is an absurd claim because the house was so dirty that we hired a cleaning service - Skylar cleaning service - that came and did a deep clean and then a monthly cleaning. Another FALSE CLAIM was that the refrigerator had rotten food in it. As I mentioned earlier, my husband, daughter and I can all attest the refrigerator contained rotten food the day we moved in. I am sorry I have to share how awful Patrick's daughter lives but when they are trying to withhold our security deposit, they are leaving us no other choice but to share our story. This company is terrible UNETHICAL and STEALS from their renters! I STRONGLY RECOMMEND FOLKS TO - NOT - DO BUSINESS WITH TLH REALTY BECAUSE THEY WILL NEVER GIVE YOU BACK YOUR SECURITY DEPOSIT AND WILL MAKE UP FALSE ACCUSATIONS TO KEEP YOUR DEPOSIT. We are taking Patrick and his company to court on ethical reasons and so they get penalized for treating renters like this. We hope by taking them to court, they will change their business practice and protect future renters from this awful experience.

At the 8/8/HOA meeting for [redacted] , Andrew [redacted] , the son of PMI owner, told the HOA owners AGAIN (last time was months ago) that once the HOA Board stops doing their fiduciary duty as outlined in the HOA by-lines, that the statue of limitations means the Board no longer has to adhere to the HOA by-linesWhen owners attending argued that Andrew was wrong, Andrew backed offLater in the meeting, when told about holes in the building allowing rodents in, Andrew said the HOA would fix them if we exterminated firstHowever, the holes are why we have rodents (i.e., rats, squirrels, possums, etc.) in the wall so the HOA should pay for exterminationAndrew continued to insist that the HOA has the right to close the pool even though there is nothing wrong with the poolHeavy trash from other complexes continues to be thrown away at our complexMany residents are fearful of other residents who rent, and who have threatened themThere we many other owner complaints since the last meeting four months ago, and none of them have been looked into by AndrewAndrew said he thought the matters had been taken care ofWe can only assume Andrew thinks there a magical fairy taking care of HOA matters without PMI scheduling the work orders and ensuring that residents live in a safe environment
