From: Parc Properties Sent: Monday, January 30, 8:PM To: info Subject: CASE ID [redacted] RE Case ID# [redacted] After speaking with Mr [redacted] on the phone, and his going to view our rental, Mr [redacted] submitted an application for our rental home located at [redacted] on 12/10/ Since it was done on our website after hours, I picked it up the following morning and began to further process it for approval I send Mr [redacted] an email with a rental reference permission document attached which he needed to sign and return to me immediately along with any and all income document to continue the process I then waited to hear back from him as he stated he wanted to move in "ASAP" despite his lease not expiring until 2/28/ On 12/28/2016, eight days later, I had to call Mr [redacted] and leave him a voicemail since I had not heard further from him nor received any of the documents I needed He soon sent me the information, which I then put together and submitted for final approval with the head of the companySimply stated, Mr [redacted] failed to meet our stated requirements (please see below) and was then sent a letter of denial in which he was advised on how to send for his credit report from all three credit bureaus to realize or correct any information that may hinder his ability when applying for credit I cannot reveal why or how Mr [redacted] did not meet our requirements as that is private information that only Mr [redacted] can disclose but the bottom line is, he was not approved I would also like to counter Mr***' claims that our emails "became unpleasant" as I am not aware of any contact between us that did not involve a simple request to get back the information needed to further his application His other claim that I questioned the email being used is in response to my efforts to piece the application together since it was missing important information such as an email address and current landlord contact number Mr [redacted] also put his wife, [redacted] ***, on the application as his employer and I then had to further contact him to get the correct information along with his employment history which was omitted Along with this he then proceeded to put his stepson and his yr old twins as other applicants- all on an application that only allows adults for the $fee I would be more than happy to release the actual application to you should Mr [redacted] allow which would wholly prove my facts I want Mr [redacted] to know that PARC Properties is in the business of renting homes and not collection $to run a credit/criminal check on prospective tenants We cannot change the fact that he did not meet our requirements, despite my efforts to push his application through His desire for us to "approve" him and "waive the security deposit" is not warranted as we at PARC follow the Fair Housing Guidelines which state how we treat ALL of our applicants and, since he could not meet at minimum of our requirements, we cannot- by law- simply chose to rent to him and not another applicant who fails to qualifyPARC has renovated and rented over homes and each and everyone of our tenants has met our established requirements I realize Mr [redacted] is upset but we at PARC have gone above and beyond to work with him and his family to try and get them into one of our homes but, sadly, that could not happen in his case We, of course, wish him luck in his search but we cannot help him any further but feel his trying to degrade us without merit does not change the facts in this case BELOW ARE THE REQUIREMENTS ALL APPROVED TENANTS MUST MEET; All adults should have verifiable income The household needs to bring in 3x the rent amount every month You should have little to no negative credit or unpaid evictions on your report You should have a positive rental reference (which we get from last landlord) Thank you for your attention to this matter We are hoping this resolve this issue Wanda FPARC Property Management, LLC PARCrentals.com 317-213-
