Do not rent from this company. When we moved in, the house was disgusting. Everything was dirty, the yard was overgrown, and the filters in the AC units were caked in mold. When we reached out to Tom Kenny and his team, they told us it was because "it's an old house" and they would not be coming back to fix any of it. After we put in our 60 days intent to vacate, they would show up at our house unannounced with groups of people touring the home. We asked if they could give us reasonable notice for when they planned to bring people to our home, as is required by law, and they basically told us that they didn't have to so they wouldn't. Per the lease, we were required to hire a professional cleaning service, gutter cleaning service, and to replace and fix anything that needed to be fixed. As such, we did all of that and provided proper documentation. We just received notice that we would only be getting half of our security deposit back (they kept over $1,200) and attached photos of literally nothing. We did everything they asked us to do, which cost us hundreds of dollars, and they wrongfully kept our money. This is a predatory company that takes advantage of tenants. Do NOT rent from them if you value your sanity and being respected. Tom Kenny is one of the worst and most selfish people I've had the misfortune of meeting, and I hope I never have to cross paths with him again.

paragraph 5 per the signed lease which statesAcceptance of Property, "Property is delivered in compliance with the law and in as-in condition when allowed. Landlord covenants that the leased premises and a common areas are to be delivered in a safe and sanitary condition, free of rodents and vermin, and in a habitable condition. In all back to back move out/move ins, tenant(s) realize that there may be certain issues from the previous tenant/landlord that may require work after move in. This condition does not warrant refunds of any type, unless uninhabitable (definition by law). Tenant has the right to inspect the home upon move in for the purposes of making a written list of damaged conditions that exist at commencement of the tenancy and shall submit the list within seven days of the start of the lease. This list is for information only. At that point, we contacted the owner whom would not initially approve the request to have this repaired, because of that and numerous other issues over the years, we as a company sent the owner an email terminating our management agreement with them and then sent the tenants the owner's information and the owner the tenant's information.Per protocol, we leave terminated and/or expired files open for 30 days to allow for any outstanding bills and such that need to be posted to the account. In that time frame, the tenants inadvertently received a general email sent to all tenants letting tenants know to please check their air conditioning units as the summer was approaching. They also received an email regarding July's rent (auto email to altenants). Nothing was deducted from their account as we do not have access to any tenants bank account information, and we indeed closed their account with us shortly thereafter. So they should not receive any further email.We have complied with all required laws and statutes and have removed the tenant's information from all subsequent emails and correspondence.We would ask based on all the evidence and documentation provided that this complaint be dismissed as is not accurate or warranted.if you have any further questions, or need any additional documentation please feel free to contact us at ###-###-####.Sincerely,Thomas K
