So we bought a mobile home in Shady Rest in Apache Junction, & after living here for over 3 yrs., all of a sudden we are served with a notice stating that if we don't clean-up our already clean lot & patio, & paint our trailer within 14 days, we will be evicted from our home! I couldn't believe this bs, really? And to make matters worse, the park manager is refusing to accept our rent until we complete all of those things! So during a phone call, she told my husband that if we just do all the cleaning right away, that she would accept our rent, & just give us an extension on the time to paint the trailer. So we hauled every little piece of anything off of our lot, & made the place look awesome. The next day, I called her & had her come down to inspect & approve the cleaning job so we could pay our rent today. After a thorough walk-through & her approval, when I inquired about paying the rent, she said, "oh no, I can't take your guys' rent until after "everything" is done, & the lady from the 3rd party company we hired to do the inspections gets back in town & gives the final approval, but I can give you guys more time to get the painting done!"

I will contact our attorney to check on the process of the legal dispute

I rented a trailer from this park located in Mesa, Az, under the name Arizona Acres It has since been changed to Desert Oasis The trailer was absolutely filthy, I cleaned and repainted the whole inside The carpet was brown from filth but once I had it cleaned, it was a light beige After doing all this work myself and on my own dime, I ended up having to vacate the premises I was told my security deposit would be returned shortly Well, it's been months and I'm still getting the run around I left the place in much better appearance than when I took it over but that doesn't seem to matter I think it is just plain wrong to steal my deposit when I did nothing wrong to deserve it Don't rent from this place, you'll be sorry

Yes I bought in the same park as above, Desert Valley Oasis, If I would have met Geoff before I bought I wouldn't have. So he runs Tonto, hes a crook. It's gradually turning into a biker park, they race in and out all hours of the night. You sign a lease that they break as soon as it was signed. They enforce very few of the rules. Cars parked all over where they are told not to. No enforcement. Outsiders haul junk in to our dumpsters and over run them weekly. 10mph means nothing, 20 and 30 is more like it. Geoff told me he would put in more speed bumps been almost 3 years nothing. 55+ its not. They moved a manager in 26 years old and pregnant, had the baby and don't work here anymore, still lives in park.. Others have unleased family under 55 living with them, nothing is done about it. If you go in and kiss up to the management that is changed about every year or less, you can do almost anything you want. Thinking other places to move, told would have entrance gate put in, not in 3 years. This could be a good park if Tonto had nothing to do with it or atleast Geoff would leave. NOT GONNA HAPPEN.
