Complaint #***Dear ***:In regards to Ms***'s statement, upon receiving her Move In Checklist dated August 2nd, 2014, she did indicate the screen door was not working properly and bent, blinds missing vertical slatsThese items were all repaired/replaced on September 8, (See attached Invoices).Therefore, upon Ms***'s move out on July 31, 2015, it was noted that the screen door at the entry of the home was not attached to the door frame which needed to be reattachedThe patio screen door was off the trackThe blinds in the down bedroom that was replaced in were broken upon Ms***'s move outThe vertical blind slats were replaced in and some slats were missing upon Ms***'s move out as wellSo those were charges Ms*** is responsible for.After reviewing all documents, Touchstone Property Services would be willing to repay Ms*** for the headrail on the patio blinds (See attached Invoice), in the amount of $plus $of labor making this a total additional Security Deposit Refund of $54.00.If you should have any further questions or concerns please do not hesitate to contact us.Best Regards,Shelley G***Touchstone Property Services

September 26, 2014 in which the [redacted]s are disputing a fraudulent cleaning 
charge on their security deposit held during their tenancy at [redacted]

The file has been reviewed with the following results: 
The previous carpet cleaning done by the tenant's vendor was not completed to the needed standards of cleanliness. Carpet cleaning is an allowable charge per the Lease Provision 5B; 
That a portion of said deposit shall be non-refundable. The nonrefundable. Portion of the Security Deposit includes a carpet cleaning fee of the COST OF SERVICE and an exterior entry-door lock change fee of the COST OF SERVICE. The charges will occur at the expiration of this Lease.
