In response to Ms [redacted] letter I will reiterate the fact that Ms [redacted] did not sign the Lease Agreement and her boyfriend is not listed on the Lease Agreement which is in effect here at Towne OaksAs far as the rodent issue in Ms [redacted] apartment I have been extremely prop active in handling the situationOur Pest Control vendor has been on the property baiting and placing traps in and near the apartment Ms [redacted] occupiesActually the pest control company has been onsite three times since this incident was brought to my attentionThe first time pest control responded to this issue Ms [redacted] would not allow them to enter the apartmentI am aware Ms [redacted] has been packing her belongings and moving from Towne Oaks

This is in response to the complaint made by [redacted] and the rat issue she has experiencedMs [redacted] boyfriend came into my office on January 14th, and told me that he had caught a rat on a glue board in the kitchen area of Ms [redacted] apartmentI responded by telling him I would contact our pest control company first thing on Monday morning to have them come out and bait the apartment as soon as possibleOn Monday morning I phoned the pest control company and set a time and date they would be available to come to the property and not only bait Ms [redacted] apartment but to have the adjoining apartments taken care of as wellThe pest control company came out on Wednesday January 18th to take care of the issue and Ms [redacted] would not let them into her apartmentShe refused serviceWe went ahead and baited the adjoining units located on either side of her apartmentAs far as the multiple burglaries happening here at Towne Oaks I have had car break ins and I was made aware that Ms [redacted] car was broken intoI asked her if she phoned the police and her insurance carrierShe said she had and then I sent my maintenance staff to clean up the glass from her broken window.I am not sure why Ms [redacted] has made the statement regarding contract forgeryAfter examining her Lease Agreement from last year, which is still in effect today, she did not even sign the documentSo at this time I am not sure why she has made this statement

Complaint: I am rejecting this response because: First, I asked Ms [redacted] two times for the original contract but she refused to provide itAfter refusing, the next day the contract was taped to my doorThe first and last page of the contract is not the original documentIt is NOT my hand writing and it is obviousI can even go to the police and get the handwriting analyzed if neededMs [redacted] made the statement that my boyfriend was not on the lease which is not correctWe had to provide his check stubs and car information at the time of signingAlso his income is what allowed for us to stay in the town home in the first place because my income alone is not enoughThe move in date is incorrect and I can provide my bank statement showing when we began paying rentThe contract was made to fit Ms [redacted] statement about my boyfriend not being on the lease As far as the rat issue, it is still unresolvedMy house is covered in rat feces and it is truly disgustingSince the infestation we had to throw away all of our food, and have to eat out everyday because the rats are in our refrigerator, dishwasher, and cabinetsthis issue is adding up to be very expensivePest control was called, they baited the upstairs area, but the rats are still there I have pictures and videos if neededThis place is infested with rats we have already caught six ratsThe rats have affected our health and we were advised by our doctor and Lawyer to move immediatelyThe first time we informed her about the rats instead of calling pest control she told us to go to Lowes and fix it our selfcompletely disregarding the danger rats bring Continuing, I do understand that car burglaries are inevitable, but we has three burglaries within a two week time frame, that was also very expensiveI do not feel as if the place is safeWhen we went to the office to make the compliant we were informed that they had a courtesy officer that would monitor the area but our cars were still broken into after that statement was madeMy experience with Towne Oaks has been a nightmare and our issues are not being resolved Sincerely, [redacted] ***

Although the request for early termination was granted, this did not release Mr [redacted] from rent due up until the termination date and damage to the apartment unit More particularly, Mr [redacted] was assessed charges for damages, that were beyond wear and tear:Stove drip pans Partial carpet replacement Window blinds Damaged sheet rock Closet door knob missingIt should be noted that cleaning charges were waived Photos of the damage are available In regards to the other concerns, when the bedroom unit was discussed, Mr [redacted] was informed that it had already been rented pending background screening When the tenants wanted to transfer to a bedroom I never told them their deposit and lease transfer to the new unitI also told them the bedroom I have coming available had a deposit on the unit just waiting to see if the screening came back approvedAnd it was approved As standard practice, and pursuant to Mr [redacted] 's lease, a day notice to vacate is sent when rent is not timely paid It was sent on 2/7/because rent had not been paid Finally, the clogged sink was never discussed Taking the above into consideration, Towne Oaks does not agree to Mr [redacted] 's desired resolution

Complaint: I am rejecting this response because: I am reinterating that my boyfriend and I are both on the leaseI even have proof that the dates are wrong on the contractIt's very obvious that I did not initial the contract it was forgedEven one of her employees is my witness states it is not her first time tampering with contractsAs far as pest control when they called me to let me know there were already there I did inform them there were gnats in the apt and we were bombing( poisonous gas) the apt and needed two hours before it was safe to return we didn't refuse to let anyone in we were not even at the town home ourselfsThere are still rats in the apt which I have many pictures and videos of [redacted] did not make this a priority until the Revdex.com and lawyer was contactedI am in the process of moving because the rat problem is not fixed and the town home smells horrible due to some of the rats being deadA rat bit my dogHe has to be treated by our vet and that is yet another expense due to the rat infestationPest control has entered the town home twice and once again there are still mult rats in thereI did give [redacted] a written notice that if the problem is not fixed by Feb1st we would be leaving so she was well aware that I would be moving out before handI refuse to live in a rat infested town home that puts our health in dangerAll of my statements have proof I would gladly send it if needed Sincerely, [redacted] ***

I am rejecting this response because: The maintenance personnel never came to fix the plumbing issue in the apartment until after we had already moved outThat is the reason we weren't able to properly clean the unitThe carpet was not bad enough to need cleaning and the drip pans were unable to be cleaned due to plumbing as wellIf you guys were on top of maintenance issues, we would have had to apartment cleaned

These are just some of the images we have taken while in the apartment. We also have videos. The sinks and dishwasher being stopped up were the main reasoning of us not being able to properly clean the unit before leaving. We came back the day after to return our keys and hopefully clean the unit...

like it needed to be but they maintenance guy still hadn't been back since the day we were moving.
