This system was completely reconstructed with new parts and is percent, the work was completed 3/10/to 3/13/*** *** a soils and septic engineer oversaw completion of the job

For your reference, details of the offer I reviewed appear below.First of all, thank you for your response However, it was not the response we were hoping forWe find it interesting that a group email was sent out days ago by Trademark requesting that we be contacted to fix our floors (this was sent out just hours after our initial complaint to the Revdex.com) And, today (just hours before Trademark responded to our complaint), the superintendent was knocking on our door to come in and do measurements for our problem wood areas There is clearly a lot of miscommunication with what has been going on
In response to your comment regarding our upstairs being screwed down to make us satisfied....it was more than just occasional pops and squeaks It was very prominent over the entire area Everywhere you stepped, the floor squeaked The superintendent (at that time) in fact said that it was not the "norm" and had it promptly fixed.
In response to your comment regarding the vendors not being able to hear the cracking......the current superintendent clearly heard the cracking and so did the 1st flooring company The 2nd flooring company vendor was not able to hear the cracking, but he clearly showed us how the floor was uneven and made recommendations to have it leveled and new wood laid down
We made it very clear that the cracking noises happen first thing every morning after the floors have not been stepped on for a while After that, the floors will not make the cracking noise unless it has been over a couple of hours since stepped on
**Again, the cracking noises only happen in two smaller areas in the hardwood (kitchen and living room area) This started after the initial attempts to fix the dips in the two areas by the initial superintendent at the time There are no other cracking noises in the hardwood for the rest of the downstairs
The rest of the hardwood and carpet downstairs continues to pop This is not from time to time like you mentioned This is all the time, everyday, when stepped on We can understand the changes in the weather with this, but it is annoying You would think that for the price we paid for this home, the builder would've done more to prevent this type of problem to arise
We have asked countless times for the builder to come out himself and evaluate our floors This has never happenedA framer was never sent out to evaluate the dip in the living room under below the stairs.
Although you mention, there is no guarantee of what might happen if the floors were removed and repaired...we would think it would be worth a shot to try to level out the floors and attempt to fix since this was never attempted.
This is our 3rd new construction home and we have never had issues like we have had for this home regarding repairs and communication You mention the National Home Builders Association in your response, however they also say you are not a member Again, we have been nothing but kind and patient over the past months trying to get this fixed This has been very disappointing and unsatisfying as a home buyer from Trademark

I recently purchased a trademark quality home in The Reserves at Staffordshire SubdivisionWas told I would have access to an Internet provider but that is not the caseNo one services my houseIf Internet is important to you, ie online school or work from home, do your research before buying one of these homesMake sure they have ran the utilities to your home or you will have to fit the bill and pay for construction in order for the utility company to run your linesAlso make sure you have everything accomplished with your home before you close, such as touch up painting and replacing uneven kitchen cabinet shelves, because after you close it is a pain getting them to do what they promised

These items were addressed and taken care of 7-10 days ago,  pest control for bugs and other insects are not included in warranty, only a 1 year termite bond.  My email is [email protected] if the homeowner needs anything else

After reviewing this complaint and speaking with our
superintendent and both flooring companies, we have come to the conclusion that
there is not a...

warranty issue. According to our vendors there is no
delamination in the wood, no manufacturer defect, and no framing issue with the
house. The home is built on a basement, and with all wood, as the basement area
cools and heats the wood above contracts and expands which can cause a small
popping/crackling noise from time to time. Our vendors state that when at the
home on a warm day they were not able to recreate the noise the homeowner is
stating happens. Our vendors and superintendent state that the dip in the floor
is very slight and has to be hunted down in order to locate. This small dip is
caused from a variation in the plywood which is also caused by the cooling and
heating of the basement area and is also the imperfect nature of wood/framing
products. Per the flooring company even if all the flooring was removed and
replaced there would be no guarantee that the popping or sounds would be
resolved. This is a normal occurrence in basement wood sub-floor homes. The
upstairs area was also not a part of the homeowners warranty but we added
additional screws to the plywood in an attempt to keep the buyers satisfied.
Please see attached your warranty documents, which were provided to you at
closing and mailed to you, for further detail. Although we appreciate all input
from customers, and customer satisfaction is a high priority, the National
Association of Home Builders has established standards, codes, etc. that we
follow and all of these have been met and exceeded.
