I received your letter of the allegation today and I very much want to clarify the situation.Our records indicate that on 6/29/ [redacted] called in a work order that her Ac was outA member of maintenance along with the Property Manager went to her home and the maintenance staff deemed the unit was working fineOn 7/5/ [redacted] called in a work order again for her AcThe maintenance staff went and cleaned the coils and charged the unitOn 7/8/ [redacted] called din another work order for her Ac and upon arrive the mainenance staff noticed all windows were open, patio sliding door open, patio sliding door open and Ac was offMaintenance at that time turned on the Ac and checked the temp blowing out of all vents and made sure condensing unit was workingMaintenance did at that time let her know it would take approximate hour per degrees for the home to cool down since the unit was offThen on 7/11/ [redacted] called about AC again.Maintenance was there 1/hours checking all aspects of the Ac unit againWhen they arrived she had her upstairs windows openMiss [redacted] turns her Ac off when she leaves for workShe believes when she turns on the unit it should cool down immediatelyAttached you will find all the work orders and pictures of the reading throughout the HomeI hope you will be resolving this issue soon, If you need any additional information please let me know.Thank you and have a nice day!Sincerely,Mary R***, Regional Manager

I received your letter of the allegations today and I would like to clarify the situation. Our records show that the roof was fixed on 7/11/15. This did take a little longer than we expected do to all the rain and the weather we have had recently. Another problem that we have had is that the... residents never wanted anything fixed unless they were home. This is very difficult when trying to get contractors out to a home. In regards to the AC unit, this was checked again on 7/18/15 and everything was working properly and the duct was also in good shape. With the heat we have had, the AC will run in the home until the temperature reaches the degrees the thermostat is set on, and then the unit will shut off until it is not that degree again. As far as the smell in the unit, maintenance was unable to locate a smell. I have attached some closed work orders and pictures for your records. For your reference, details of the offer I reviewed appear below.I have attached a copy of the utility bills that shows there was a massive leak on the propertyI spoke with the utility company and they came out to the apartment and determined that was a leakIt took about a week for the rental company to repair the leakMy average utility bill from September - July was $From the start of July my utility bill went up to an average of $until the water line completely brokeI have called several times to the rental company about a water leak prior to the line busting and they told me there was no leakThese bills show that there was in fact a water leakI spoke to the utility company again and after my $that was applied to the final bill, it would still be over $and I will not pay that because I did not use that much water/electricPlease let me know what will be done about this

The brand new air conditioner is not in working order because the company that was hired didn't clean or replace anything inside as they should have. The new owners are appalled at how this has never been addressed properly. The guy that is working on it for the new owners said that Renewing Management went with the cheapest quote to repair my a/c and that they did not know what they were doing. He is now working with the new owner to finish the job that never was completed by Renewing Management. Janice and her maintenance guy both have been nothing but rude and/or unresponsive, so I am so glad to have new owners.
