I am very disappointed with my move out inspection, there was a great deal of hidden charges that resulted after my move out inspection First off my property manager did not carry out the move out inspection and sent other personnel instead to complete my move out inspection, I felt this was unprofessional I pointed out everything that was wrong without trying to hide anything to the other personnel, the other personnel stated that I should receive a small portion of my deposit back and that there was nothing serious wrong with the property just minor things such as missing smoke alarm, broken blinds and a door that needed to be replaced When I did finally receive an email days later it stated that I OWED $ to them and that I would be receiving no deposit backBe mindful that in the lease it STATES Tree house realty is to give the deposit back or a statement of charges within weeksThere was an UNUSUAL 150$ charge for (removal of weeds) and when I spoke to my property manager about this UNUSUAL charge and that it must have been a mistake, she stated that there were weeds outside my fence line in the alley that had to be cleaned I found this very troubling considering those weeds are not even in my backyard or fence for that matter and are in a alley Also important to note, those same weeds were present when we first moved into the property Also there was a 75$ charge for microwave being dirty, to which they replied, " there was oil in the microwave The microwave was outdated and couldn't have been worth more than 20$ Then when I called my property manager to question these surprise charges, I told her that the personnel that carried out my move out inspection stated that I should receive a small portion of my deposit back within a timely manner, he also pointed out that the back yard looked fine and nothing seemed out of the ordinary except for a fence lock that would need to be replaced My property manager responded by stating, " It doesn't matter who did the move out inspection, I'm the one who determines the charges." Her tonality was aggressive towards me and made me feel like I was in the wrong, Be careful with this company I rented from there for 1/years and each renewal they increased my rent amount, and to be treated like this after the fact that I didn't renew my lease says a lot about their character and how much they care about you after you move out I HAVE DECIDED TO TAKE OTHER ACTION, because I have a feeling after this that they will try to report negatively on my credit, I have only been late one month on rent in 1/years and have dealt with numerous issues with maintenance yet I always gave them the benefit of the doubt This is TROUBLING!

We had to find a rental in *** from out of stateThere are a lot of charges up front like cleaning charge and random feesAt the end of our lease they come through with a crew and charge against your deposit so you will not get your deposit backWe had a $deposit and ended up getting $backWhen we moved into the home floor tiles were brand new and still had the hazy grout all over the tiles so we cleaned them for hours so we could walk on them barefoot and not get filthy feetAlso the bathrooms had no bathroom hardware, so we bought some and we installed themWhen we moved out we left the bath hardware and were charged from this company to tighten all hardwareThe yard had plants/shrub that were there when we moved in and year later they charged us to remove the same plants/shrubsSo if you do business with them do not expect to get your deposit back

We have lived at our property for years and have never had issues Then they decided to switch property management companies My first experience with them is that I recived a letter stating that I would need to pay more each month because we were not fulfilling our obligation on a month to month rent, which we were Once I called and told them this they researched it and found they were in errorMy second experience not a good one Our dishwasher is broke and we put in for a repair on 12/12/2014, a guy came and looked at it on Monday 12/15/and said he would have to have a company come out an repair it The company called us and said they could not come out until the following Monday 12/22/ A whole week to come out, I don't think so This is unacceptable I have called and left message with the maintenance person and have never heard back I have since called our propety rep times and no return phone call We liked *** MUCH MUCH BETTER This is our first time to turn in a maintenance request in years

We understand the concerns and have spoken with these past residents many times.  We did not charge them for painting all the walls, just the damage to the baseboards and marks clearly caused by them.  We received all the reports from the pool company and we charged them based on those...

reports from the pool company.  The part that needed to be fixed ( a fill valve) had nothing to do with the state of the pool.  We had to remove items from the pool that were left in the pool by the residents and caused damage to the pool by not being able to work correctly.  The part that was broken was auto fill the pool only.  We gave them extra time to move and it was unfortunate that it happened at the time it did, but the owners decided to sell not just this house but all their houses.  Every house they have is being non-renewed as it comes up and is being sold.  They have told me they need to money to pay for their fathers passing.  As we feel sorry for their loss and all that goes along with it, we have to adhere to our requirements.  As to the items sent by the past management company, we were only sent an electronic copy of the lease and any renewals.  We were not give any resident notes, move in inspections, balance reasons or any other items.   As we understand their loss and frustration, we can not change the amounts that were charged at move out.  They were  Thank you for your time, Jennifer J[redacted]
