Dear Ms. [redacted],Attached is a copy of an email from our Property Manager to [redacted] detailing the repairs that were needed to make the property ready for new tenants. Our email to Mr. [redacted] included a pamphlet and a worksheet informing him of the types of things we would be completing, if needed,...
along with a check list of things that would be checked and serviced, if needed, while maintenance was on the property. At the top of this document is the email response from [redacted] stating "Please proceed and make the repairs as needed". At no point in the emails was Mr. [redacted] told that the repairs would be limited to $500 nor does Mr. [redacted]'s email tell us to limit the repairs to $500.What we have been unsuccessfully trying to get Mr. [redacted] to understand is that "make ready repairs" which included painting is not the same as maintenance repairs. The major difference being that maintenance repairs are performed on items that the tenants have requested repair of while the property is occupied and make ready repairs are performed in between tenants, while the house is vacant. This house was rented by the same tenant for 6 years before make ready was performed.Also attached are emails which show that we have responded to Mr. [redacted]'s emails within 24 hours. In addition, the statement that he verifies he received on 13 February was actually emailed to him on 10 February, 2017. It includes copies of all invoices WITH receipts for parts purchased by Trend.We did cancel a work order for a dishwasher repair after Mr. [redacted] notified us that he was terminating his contract and refused to send payment of the balance still owed on his account.Trend Property & Management has not breached any terms of the Management Agreement and we intend to proceeds with collections if the amount owed on this account is not promptly paid in full.Sincerely,[redacted]Trend Property & ManagementAccounting DepartmentEnclosure copy of invoice[redacted], TX 76244 -- ([redacted] — Fax ([redacted]
