Dear Ms ***, I have attached a copy of the invoice from the plumbing Upon interviewing the plumber, he noted he also pulled out hair ties along with the hair and that you were present the entire timeUnfortunately, this is a matter of 'he said she said' as I have no reason to believe the plumber would lie Perhaps you did not realize what you were seeing at the time I do see where in Oct of you had a running commode and a kitchen faucet leak, all of which were resolved, apparently to your satisfaction I also see where you had an HVAC issue in March of which has apparently been resolved and a plethora of maintenance requests this past month (Jan 2018) included, but not limited to a toilet seat 'falling off', a door dragging on the bottom, a dining room baseboard hole, a missing oven rack, a bottom drawer that doesn't close properly, a ceiling fan out of balance and a new cooling issue when it was degrees outsideI apologize if anyone in the office was abrupt but we do take accusations and personal threats seriously in our industry I'm sure if I was accused of "lying and for being thieves" I would end the call immediately and have instructed the office staff to do the same You have lived in the as you state since June Your lease specifically states that plumbing issues after the first days are the tenants responsibilityI'll make certain there's a copy of your lease and tenant care and condition form which you signed available on your tenant portal in case you have misplaced your copy The fact remains that there was hair in the plumbing line, it was NOT tree roots or other property issues that caused the clog and therefore, you are responsible for the charge I believe you can buy a small screen to go over the drain at any grocery or WalMart, Target, etc type storeIt might keep hair out of the drain in the future and help you avoid any future plumbing drain clog clearing charges

Ms [redacted] has had several calls regarding her garage door In December of 2016, we had it serviced from a repair request she had, then in April 2017, we had it completely replaced (owner paid over $for this new garage door.) On May 5, 2017, not even a month after purchasing a new garage door, Ms [redacted] called again for service that the door had come off it's tracks All three (3) service calls were from Overhead Door of Ft Worth, a very reputable company with an A+ Revdex.com rating The technician that went out less than days after new door install said that something had been hung up in the door to cause it to come off it's tracks Ms [redacted] denies this issueThe door was once again repaired and the charge of $was placed on Ms [redacted] 's tenant ledger as an unpaid bill The bill will continue to generate late fees until paidI have now deleted those late fees and the $remains unpaid.Now, Ms [redacted] states she is once again in need of a repair on her new garage door Our maintenance foreman went out in order to save the cost of a fourth (4th) service call form Overhead Door and stated it appeared someone had forcibly opened the door causing it to sling-shot back towards a closed position and as a result, the cable has broken At this time, we have NOT called for service as the recurring damage to the door has been determined to be tenant neglect.Ms [redacted] will remain responsible for the $charge and if she would like the door repaired again, she will be responsible for that charge, as well We consider this matter closed Should Ms [redacted] NOT pay the repair charge on her account, we may apply rents to it, or may deduct it from her security deposit upon move out at the end of her lease, April

I don't Agree Because if I was going to be charged anything I should of been notify.like any repair.The service call The garggecdoor was so old and they just keep patching up.If any of these stories where true two of there workers wouldn't told me to different reasons.The main thing is you just go around charging every one when they feel like it tell the person first the guy that came out to fix door he said defects happen and I wouldn't be response because it was up under warranty and the guy they sent out yesterday say if it's going to be tenant bill they let you know before they fix it Tribar properties is said something different

I am rejecting this response because:
First of all anyone knows what hair and “hair ties” look like... again my hair isn’t long enough for hair ties and there was no snake to even get anything out of the drain so how exactly was it “pulled out “ ? When the plumber left he said the company has been only contracted with tribar for a week and a half so how exactly does a plumbing issue before have anything to do with right now ? What does any of the service request have to do with this? That goes to show you should believe your tenant if I’ve had all these service requests and never had an issue ? You mentioned all these service request never mentioned that my air has been out a total of 3 times since staying in the house. This attachment attached was not what was sent to me directly when requesting again it was something that was typed up by tribar. There were no threats made but was upset that your unprofessional staff confined to hang up and ignore my calls. I was stating what was online in regards to the lying and thieving as posted by similar people online.
