Review: Tri State Property Group is our Property Management company for our rental property in Burlington County, New Jersey and [redacted] is our property manager. Tri State Property Group's policy is to collect rent from the tenants on the 5th of the month and disburse the payments to the landlords on the 20th of the month, but they have not paid out on time since the beginning of the rental agreement. We received the first disbursement in March over 2 weeks late. The disbursement for April over 7 weeks late, and received after sending several follow up e-mails. We have not received the disbursement for May which is now 3 weeks late. Tri State also has not provided statements since the March disbursement. Communication has been poor. This makes cash flow for our small rental business very staggered and stressful.Desired Settlement: For Tri State Property Management to disburse payments and statements on time, while fulfilling role in managing the rental property.

We received the first disbursement in March over 2 weeks late. The disbursement check for April bounced after being over 7 weeks late, and received after sending several follow up e-mails. We have not received the disbursement for May which is now 4 weeks late, and the disbursement for June is now June. Tri State also has not provided statements since the March disbursement. Communication has been poor. We spoke to the tenants who said they had been making incremental cash payments to Ms. [redacted] to meet the rent amount before the due dates and began to grow suspicious as she laughed at their requests for receipts. In addition, they informed us that they had complained about the dryer and have not been assisted although we left moneys with Tri-State for an escrow account to cover such repairs. We believe the tenants as Ms. [redacted] had been promising our disbursements, and has ignored our inquiries about whether the tenants have been paying on time. There has been no cash flow for our small rental business and has been stressful.Desired Settlement: For Tri State Property Management to disburse all owed payments after their undeserved fee is deducted (3 months x $1625) and statements. We are terminating Tri-State Property Management's relationship with us and our tenants, and also require Tri-State to return the keys, $500 from our repair and maintenance escrow, $2,550 tenants' rental deposit, and $5 to reimburse us for the returned check fee from our bank.

Review: By far the worst experience that I've ever had with a property management company. I will describe my experience with a few key terms: Broken promises, disappearing acts, disappointed tenants and vendors, missing money, lawsuits.

I hired Tri-State Property via their agent or owner [redacted] to manage a few properties that I own in Philadelphia. Initially, this appeared to be a straightforward agreement with a viable committed vendor until tri-state breeched this contract from virtually every perspective. I bundled these into flags. The sad part is that this is not all inclusive of my experience. Some can be described as poor business service levels and others could be categorized as downright criminal. I've simply outlined the facts.

Tri state property collected rent on my behalf from 8 rental units from April- June 2015. As per our agreement they were to collect rents, address any maintenance issues, deduct their fee and remit payment to me by the the 20th of each month.

During the 3 months, I received complaints from tenants about their service level, complaints from contractors about their service level and most importantly never received ANY remittance though many attempts were made on my behalf to collect. After claiming to provide payments electronically (with the excuse that the banks system must have failed), via postal mail (with the excuse that the check must have been lost in the mail) and finally via a fedexed check (that ultimately bounced), tri-state property repeatedly failed to provide funds collected on my behalf. I estimate a total of $14,620 was collected during this period and inappropriately kept by Tri-state. They also collected a security deposit from a tenant and have not provided any visibility to is account.Desired Settlement: Payment of all collected rents on my behalf and transfer of the security deposit collected from 1 tenant.

Review: The first issue was late disbursement of renal income collected by TriState. After several phone calls and emails, I was finally contacted, received an apology and was sent a check. The next month, no monthly disbursement arrived so I spent a week trying to contact TriState. After more than a week, I was contacted with another apology and sent a check via [redacted]. However, this time the check bounced due to insufficient funds. After another week of repeated phone calls and emails, I was contacted with another apology and sent a check with an additional amount to cover my bank service fee. The next month the disbursement check was three weeks late but at least it did not bounce.

The disbursement check for May's rent never arrived so after 10 days of daily phone calls and emails, I finally received a call from [redacted] who was recently hired by TriState. [redacted] apologized and sent a check mid June. Unfortunately, this check bounced.To date, I have yet to receive May and June's disbursement check. I have contacted the company repeatedly via phone calls and emails but no response.

On June 23, I sent a letter via post to TriState terminating my contract with them pursuant to the terms of the property management agreement. I have repeatedly sent emails and left message to discuss the situation. I have yet to receive either a phone call or email from TriState. On July 16 I sent a letter to TriState requesting the outstanding rental disbursement of $4882. I have yet to be contacted or receive the money due per the terms of our contract.Desired Settlement: Request to paid $4882 for May and June rental for which my tenants have paid Tristate.
