From: Triangle Homes LLC<[email protected]>Date: Tue, Oct 11, 2016 at 3:51 PMSubject: Re: cid [redacted] / [redacted]To: [redacted] <[redacted]@myRevdex.com.org>Dear [redacted]:Thank you for your note and for taking the time to explain to me that the homeowner filed...

both a review and a complaint.  We did reply to the review on Revdex.com website.  I am sorry for the confusion, but I didn't realize that the homeowner took two actions.Triangle Homes is a family owned business and has been in business building new homes for nearly 30 years and we have never had a complaint registered with the Revdex.com or any other organization.  Accordingly, we are not quite sure how to respond.  There are a number of allegations in the complaint that are simply not true and inflammatory.  We do, however, take the satisfaction of our home buyers very seriously and will work with this homeowner to make certain she is satisfied.   We went to her home on September 28 to make repairs and address the items that she sent us in a letter of July 15 and then again in an email on August 9.  Once we received her letter on July 19, my business partner made arrangements to go to her home on July 21 to evaluate them. The Homeowner was under the assumption that her septic tank was full and needed to be emptied.  On July 21, it was determined that it was not full, however, the homeowner had cracked the riser on the septic tank with the lawn mower. This cracked riser has caused the smell not the porta potty that is over 1,000 feet away from her home.  As a courtesy to her, as this was not under warranty, we purchased the part needed to replace the riser and left it in the front yard for the homeowner to replace it.  From what we can tell, they have. After that visit on July 21, my business partner put a plan in place to make necessary repairs.  I sent her an email on August 30 stating that we would start the repairs on September 5 and also work on September 7.  We received no response to that email.  We then received an email from her on September 12 and my business partner then set up another appointment on September 28.  One of the issues she refers to as "life threatening" dead trees.  Let me be perfectly clear, this home was purchased almost a year ago and many trees were removed at that time.  The home is in a very wooded area.  Removing these trees is NOT a warranty item.  However, we did pay to have them removed by a Tree Specialist at a cost of $1,000 per tree for the three trees that she was concerned about.   This was a courtesy and not a warrant obligation. NONE OF HER ISSUES ARE STRUCTURAL IN NATURE1.  The hole in the garage floor was repaired on September 282.  The wet area that she has in her back yard will be taken care of next week. 3.  We learned of the settlement cracks from reading the Revdex.com report she made. I emailed her on October 3 and asked her to let me know when she wanted to schedule those repairs.  We are waiting a reply.  4. The appliances in the home are [redacted] Stainless Steel upgraded appliances and if she needs any dishwasher repair, she will need to call [redacted] service direct.  We gave her the repair phone number.  All of the appliances should have been registered by the home owner when they moved in.   The cooktop is a [redacted] upgraded cooktop.  When my business partner was at her home, he was able to assess and address the issues she had with her cooktop.  He re installed the grease screen that had been removed and reinstalled the grate that covered the vent that had also been removed and explained to her how to clean the cooktop.  There was cook top cleaner under the cabinet with all of the warranty information.  This was an upgraded appliance with very good reviews and high ratings.5.  All of the screens that needed adjustments or replacing were addressed and repaired or replaced as needed.   There is not a man made swamp next to the home.  It is a foundation and we are planning to continue the building process of that home.  As soon as we are able to backfill, we will be able to remove the piles of dirt.  This process should take about three weeks to get done depending on the weather.  We ask that she continue to be patient with us as we are moving forward with the construction of that home.  We have pumped the water out of the foundation. We recommended to her that she call [redacted] to replace the bushes that she purchased and planted that died.I sincerely hope that she will be satisfied with us and that she knows we are working hard to make her happy and get the project completed.  We apologize that we weren't able to set up this appointment earlier. Thank you,Betty R[redacted]Triangle Homes###-###-####
