[redacted] is the contractor chosen for our 203k loan the property was settled on on the 23rd of December Since then, we have been trying and trying and trying to contact him via email, text and voicemails He has not returned any calls and has not started any work, even when stated he would He did speak with our loan officer, but did not indicate to her that he was not doing the job So he's out there, but not getting back to myself or my husband and it's very frustrating to have to pay a mortgage for a house we can't live in and rent on a place we don't want to be this is highly unprofessional and inconsiderate in many ways

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below Dealing with Tricks of the Trade was a nightmare They were recommended by the agent that was handling the listing for the house we purchased We signed the purchase agreement in mid September and were planning on a closing date of Nov The initial bid was two weeks late and despite this fact, the intial bid covered less than a third of the work we discussed It took three weeks of constant phone calls to even get a response from Tricks of the Trade to even begin to address the work not covered in the initial bid Efven our mortgae company could not get any response from the contractor In fact, it was not until we advised the agent handling the listing for the seller that we were actively looking for a new contractor, that we received any response from Tricks of the Trade This delay forced us to get the first of what ultimately ended up being three extensions on our purchase agreement at a substantial cost to us We were advised by Tricks of the Trade that we were their "priority" and told that Tricks of the Trade would be meeting with us at a local millworks the following Saturday to pick out cabinets and countertops We arrived minutes early, and at the agreed upon appointment time, the contractor had not showed up We called the contractor and he advised us he was on his way, and to go speak to an employee of the millworks company We talked with the employee of the millworks company and began looking at cabinets and countertops Over minutes past the agreed upon appointment time, the millworks employee found us and advised us that Tricks of the Trade had just called them to say they were not going to be showing and to "please, let the customers know" The contractor could not even be bothered to call us directly, despite the fact that they claimed we were their "priority" The new bid which was supposed to cover all of the work we wanted to have done was THREE weeks late This was not received until again we threatened to look for another contractor When we received the revised bid from the contractor, it did include all the work requested It also was much higher than we expected and some of the work would need to be removed to meet budget It once again required the intervention of the agent handling the listing for the seller to get any response from the contractor We met with the contractor and determined which portions of the work would have to be removed from the bid We waited for the new bid and THAT was at least a week late We finally made settlement on December and waited for work to begin We did not call until after the new year so as not to disturb the contractor's holidays When we called after New Year's, the contractor advised us that now he could get the asbestos testing done, since the seller would not allow us to do so until settlement was made and the house was ours We had problems with the HUD consultant regarding disbursing of funds for the project, and I know that is out the contractor's hands Tricks of the Trade advised us that they would get the asbestos testing done, and were having architectural blueprints drawn up for the kitchen bump out While the contractor told us they were handling these those items on their end, we went through our mortgage company in an effort to get the HUD consultant to provide funding for the project, but were ultimately unsuccessful On Jan 6, we made arrangements with the contractor to meet at the house on Jan to go over what portions of the house were to be left as is We called and left a voicemail for the contractor and texted the contractor on Jan to confirm this appointment We did the same on Jan 15, Jan and even Jan prior to the appointment time None of those calls or texts received a reply Not surprisingly, the contractor once again did not show up for a scheduled appointment After over a month and a half without ANY work being done, we tried daily via phone calls and text messages to speak with the contractor None of our calls or texts were answered We finally received an e-mail stating that Tricks of the Trade would not being doing any of the agreed upon work and that they considered the contract null and void I have since come to question whether the contractor and the agent are in business together When our mortgage company was unable to get any response from the contractor to obtain a copy of their business license and insurance papers, the agent handling the listing for the seller was able to provide them Regards,

We finally received an e-mail stating that Tricks of the Trade would not being doing any of the agreed upon work and that they considered the contract null and void.
 
I have since come to question whether the contractor and the agent are in business together.   When our mortgage company was unable to get any response from the contractor to obtain a copy of their business license and insurance papers, the agent handling the listing for the seller was able to provide them.

We at tricks of the Trade stand behind the first response. The prerequisites for the contract were never preformed by the owner as supplied in [redacted] response. Proof of the documentation was supplied. As for the other matters, the bis was not late. It was around a $38,000 bid submitted 9-28. There was a request to change the bid and on 10/12 another bid was submitted. There were subsequently many more additions and changes and the end bid before the [redacted] revision (the bid that was not affordable) was around $161,000. There is no mistakes in the bid that can miscount $120,000 dollars in changes. In Fact the reason and truth is that the [redacted]'s were adding work and bid after bid was submitted to satisfy the wants and needs they were asking for. 8 bid changes were done for the [redacted] family. The final bid was submitted 12/2. Tricks of the Trade was in no way the cause of the 3 extensions. The final bid was around $106,000. 
There was never an intervention for Tricks of the Trade, that statement is false.
The no call after settlement until after the new year was false. In fact I personally called Dale on December 26 to discuss things.
As for the no show to the cabinet company. They had an appointment with a lady and came on time, discussed cabinets and ultimately decided on cabinets. I was not needed there and the working. I told them I would try to make it to assist them and was unable to meet them and contacted the to let them know all I need to do is follow up with the cabinet company and them after. Tricks of the Trade did do that. The allegations of missed appointment and waiting is in fact false.
The contract clearly states the asbestos and drawling as part of the owners responsibility and Tricks of the Trade woukd assist in the process and had all the companies needed but was not going to pay for non reimbursable items that are not in the contract.
The Business license and insurance has to be submitted with the initial bid for the Bank to approve any quotes. The proper credentials were submitted and in fact Tricks of the Trade had to renew the license early to make certain we would have a valid license for the next year since the settlement was nov and the bank did not thing the completion would be less then the next year. So this statement was also false.
Tricks of the Trade is not in business nor are they partnered with agent in any way.
