I am a resident of the Westwood Village Condos for over 2 years now and all I can advise is STAY AWAY from this awful services! Poor management and I totally agree with prior negative review of other resident: it takes HOA manager or assistant forever ( better say never) to call you back and I am not even talking about solve any issue. They collect HOA dues in time and only they know what they actually with those money! Gates are super old and do NOT function properly! In fact they are broken 80% of the time... So be careful when you drive thru as you may get smacked. That is exactly what happened to my car resulting in over $2000 in damage: gate stuck in a middle and started bouncing for no reason and scratching the car. Obviously, sensors are not working! For those of you who decide to walk thru them and you cannot run...make sure you have medical insurance coverage, cause management do NOT care and will NOT cover any expenses associated with gate malfunction! nor they feel like something is wrong or planning on replacing the gates. Apparently multiple complains from different residents and repair services company ( who comes at least every 2-3 months) is not something to be concern of. They are 100% sure that for gates to be fixed 4-5 times a year is a norm! When I addressed the issue...after 3 months of "thinking" I was told that Board is " not feeling like it is gates issue that they closed while car is driving" ...which makes me feel like I have to shop for a car that actually has some wings so I can fly up in case gates sensors do not work again! The same apply to drainage system: it accumulates at the bottom of the building...for at least 2 years: never fixed. Nor only it smells awful but it is safety issue!

Now pool area. It is closed half of the year: why do we even have hot tub if it is only available in the summer? to use it when it is over 90F outside? Well if you did not visit ER recently - here is your chance. Use it in June/ July or August and you will have your "free" ride to the Emergency room. And one more thing..if you stayed 5-10 minutes after pool hours, prepare yourself to be yelled at by one of the securities. And when I say yelled I literally mean it. They will scream and yell at you pointing the pool hours and threaten you with calling police. If you are that security guy and you read this, please remember residents you yelling at are actually those that keep you employed. If you do not like your job, well may be it is time to change it? The same apply if you end up spending some time in your own car ( if over 10 minutes in a car even if you talk on a phone and he knows you are resident): security will approach you and tell you to go home! If not guess what? He will call police! That same minute I had a feeling that It is not that bad of idea of actually having a police officer coming over: cause random yelling for no reason from security?...I definitely do not feel safe.

I can go on and on, but the only solution I see is to move out of this community and never come back. The only thing management does properly is sending you letters and collecting your dues. This is it. If you feel like you need some extra headache in your life, please join this community in Antelope. I can promise you that your life will become more difficult and stress will wait for you each time you leave your place for work and come back home.

P.S Do not forget to buy a car with "fly up" or " jump now" option! I can assure that you will thank me after.

We have thoroughly reviewed the claims made in comparison to the tenant's file. This review included the tenant file, the rental agreement, photographs, inspection reports, and receipts for expenses charged to the claimant. We have determined the complainant was accurately charged to fulfil the terms of the contract.

Specifically, the contract required a thirty day written notice to

vacate. As such, rent was charged for

the period of thirty days from the date the complainant’s thirty day notice of

intent to vacate was received.

In response to the issue of carpet

cleaning charges, the complainant was charged to have the carpets

professionally cleaned as outlined in the rental agreement. The Cleaning Standard Addendum of the rental

agreement states the following in regard to the tenant's responsibility at the time a property is vacated: "Carpets: Vacuum (including around baseboard

edge). A licensed and insured carpet

cleaning company must professionally clean carpets. If you arrange to hire a professional service

to do this, be advised that you are financially responsible if the carpet is

damaged, in any way, or cleaned improperly.

A receipt for the carpet cleaning must be provided to management at the

time of your move out inspection. See

manager/management office for company recommendation, if desired." The complainant

did not provide a copy of the required receipt evidencing the carpets had been

cleaned after the property was vacated.

As a result, the carpets were professionally cleaned and the cost

charged to the complainant.

Both charges are within the scope of the rental agreement and permissible by state law.

Review: On April 16,2014 I did a walk through of one of their properties. I asked if the residence had ever had an issue with "bed bugs" and or "cockroaches" I was told no.After deciding that this was a clean safe place for me and my children, I submitted my application. within a few days I was approved, I put my deposit down that Friday and the following Thursday I came in to sign all the necessary paperwork and pay the remainder. I was given my keys on April 24th and I began to move all of my stuff in the next 2 days. The first night I stayed there was Saturday the 26th. My sister and I went to sleep around 3 am and we awoke around 7:45 the following day which was Sunday the 27th. We both within a matter of hours received an extensive amount of bites due to a bed bug infestation. I immediately called the emergency number and was told I would have to wait until Monday morning. First thing Monday I called and spoke with the Manager of Trident,[redacted]. I let her know the situation and just how bad it was. within the past week, myself and my 3 small children were left homeless. I had to receive medical attention due to the swelling and reaction from a few hours of sleeping in my new home. It has been well over and week of dealing with the manager and pest control.Finally Friday May 2nd I went in while they sprayed. I was told it would be safe within a few hours and I could bring my children and we could stay. I decided to wait 48 hours just to be sure. I returned to my residence on Sunday May 4,2014 at 2:30 pm and began to look around and vacuum. once I got to my room I saw the huge amount of infestation along my bedroom wall. They're were several nests and still many live bugs. I gave them all my money to move in and in turn have been tossed around with unanswered questions. The manager has not met with me like I had asked several times. She told me I would receive renters credit. I have been homeless and left with nothing and nowhere to go. I just hope that someone doesn't make the same mistake.Desired Settlement: I would like a refund of the money I paid to get into my place, as well as the receipt I submitted for the items I needed to purchase to save my mattresses. I would like my lease to be dismissed and all of my belongings cleaned and heated and moved out of my apartment. If this is not done I will have no other option than to seek assistance.

Trident property management and I have settled. They have released me from my lease, refunded my money as well as given me $1000 for my trouble. They had me sign a contract stating I forgo any rights to taking any further legal action against them and the owners trust fund. I just want the nightmare to be over and I will never again step foot near trident property again. They caused me to be homeless for 2 weeks until they decided to settle. It's been horrible. And the manager was extremely unprofessional. She tried to tell me she had given me the entire amount I had paid trident... which was 912.38 and she tried to give me 699.00 after debating for a few minutes she said she had proof that she had paid me the additional money. She came back and said we will have the remaining balance owed to you in a check tomorrow. I went yesterday and gave back my key and than she handed my check. The issue is now resolved but business wise they are horrible.

I am a resident/owner of Westwood Village condos. Trident has been the property management of this complex for several years now. They take the least amount of action to solve any problem that arises within this complex. About 3 years ago I registered a complaint about the drainage issues around my building and to date nothing has been done. At least 5 inches of water accumulates at the bottom of my stairs and around the edge of my building every time it rains or the sprinklers have been left on too long. This has been an ongoing issue that was documented by the onsite security and by me personally and nothing has ever been done about it. This is a safety issue and obviously they simply do not care. Over the past 2 weeks the back gate has become a noise nuisance and I have complained numerous times only to be told it would be attended to within the week and it has not been handled at all. There is a problem with speeding inside the back gate that has been raised with property management numerous times which a simple speed bump would cure however no one has addressed this either. The property manager for Westwood Village is [redacted] and her assistant is [redacted] and their manager is [redacted] and none of them are interested in solving these issues. I pay monthly HOA dues promptly and my money is going to waste with this property management company and I have had no satisfaction to date with any of the above problems.
