Here is our response to the complaint (case # XXXXXXXX):
On February 12, the tenant started renting the property at XXXXX *** *** in Temecula, CAThe first time the tenant emailed us regarding breaking her lease was on February
19, She then stated that she would be staying at the houseOn February she again reached out to Trillion Real Estate to break the lease and have us list the property for rentShe then decided that she would stay on February 24thOn March 25, she reached out to us to get the property re-listed, on April 5th we listed the propertyThe tenant was breaking the lease because she no longer wanted to live in the Temecula area, and wanted to move back to San DiegoOn March 31, she sent an email stating that the ice maker in the refrigerator was no longer working, and that the door was making a "creaking noise." We contacted an appliance repairman to look at the ice makerWhen he went to the property after the tenant moved out, he found there was nothing wrong with the ice maker
On April 16, two weeks before she was being scheduled to move out of the property, she made us aware that the grass was "dry." Unfortunately when we went by to look at the property the tenant had completely let the grass dieThe owner got a quote from the landscapers he used to maintain the property and we presented it to the tenantWe let the tenant know that she was able to get someone else (licensed, bonded, and insured in the state of California) to do the workShe reached out to the owner and gave the owners the company namesThe owner did research regarding those companies, and found that none of them were licensed, bonded, or insuredWe proceeded with the quote the owner felt comfortable withNot only did the sod need to come out of the deposit, but the house was dirty, the carpets needed to be cleaned, the locks needed to be changed, and there was a fee deducted for breaking the lease after only being there for under monthsWe understand that the tenant was going through some personal issues, and wish there was more that we could have done to helpUnfortunately she just did not leave the property in similar or better condition which is required per the lease agreement
Attached are the move in photos and the move out photosWe've also included the final statement, and the invoices that were sent to the tenantShe does still have an outstanding balance of $956, that the owner has considered as a loss

I told the property manager that the sprinklers are not working and the grass is getting dry
Property manager asked for Gardner phone number ( they provide gardening) and said they will take care of it
They did nothing about it or the ice maker machine which didn't work for a month
I am not the only one they did the same to, other tenants rent from trillion been hurt as I did
I paid all my utilities and has no problem paying water bill, but the irrigation system didn't work, I notice that when it stopped raining in temecula
The quote the sent me for the sod is very high, it could have been fixed with water and seeds or cheaper as I found for 800$
Property manager didn't give me the opportunity to fix it

The tenant had notified us that the grass was "dry" two weeks before her move outAll sprinkler systems were and have been workingWe gave the tenant days to get someone that was bonded and insured in the state of California to fix the landscapeShe gave the owner different landscapers informationHe reached out to them and left a messages for a quote, but never received a call back (from any of the three uninsured companies)Ultimately the owner had to move forward with the company he set up to fix his landscapeWe understand the tenants frustration in not getting her security deposit refundedUnfortunately the decision wasn't up to us in regards to the dead landscapeThe owner has taken the additional $that the tenant owes as a loss, and isn't taking matters legallyWe're sorry that the tenant feels like we are the ones responsible for thisWe gave her the opportunity to resolve the issue, and she knew that there would be fees when breaking the contractSince the owner is taking the loss, she should look at the sod fee as only being $There were other fees, which she received all statements for
