I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. My intentions with the management at Riverwind Apartments were
never to take legal action or make malicious threatsUpon the initiation of
the majority of problems I experienced in late June of 2014, the steps I took
afterward to resolve the issues were simply recommended to me by physiciansI
apologize if they thought otherwise, but my biggest frustration was that my concerns were not being
legitimizedAs a student with limited resources I worked with what I had to
amend these issuesI recognize the fact that these types of situations simply
come down to “he said, she said” arguments and it is difficult for me to defend
the fact that we did place a work order this past winter regarding the heating
issues when apparently no records were kept
I’m afraid we will run into the same problem again trying to
argue whether or not they entered without permission and that the cooling
system ever dropped 2-degrees (on hot days my thermometer upstairs read upwards of a
degree difference)We could and have gone back and forth on these issues and
get absolutely nowhere for the same reason, which is why I am writing in now
I know my concerns are reasonable and genuine, and I hope
in the future no one else ever has to experience the same difficulties that I have with Riverwind Apartments and *** ***

Re: [redacted] To whom it may concern, I am in receipt of the complaint submitted by a resident of Riverwind Apartments and would like to respond to the concerns as listed in her letter to the Revdex.com. Resident satisfaction is of top priority at our community and I regret that the complainant has had a less than positive experience at Riverwind. The complainant stated that the maintenance team entered her apartment without notice. This statement is false as our maintenance team does not enter any apartment without first giving notice. The only exception to this policy is in the event of an emergency or if the resident has submitted a work order (in which the resident is giving permission to enter in order to complete the necessary repairs.) In her case the maintenance team was entering her apartment in order to address the concerns that she further addresses in her letter. After research of work orders submitted for her apartment, I do not show any complaints of the heat not working during her residency at our community. I did, however, show records of a work order submitted June 24, 2014 stating that the upstairs of the apartment was not cooling properly. Our maintenance team responded to her complaints immediately and determined that the upstairs apartment was approximately 10 degrees warmer than the downstairs. We hired a restoration company to clean the ducts on June 30th in hopes that any obstructions detected would be cleared. After the duct cleaning, the resident stated that the upstairs was still not cooling properly. We then closed off some of the vents to the downstairs rooms to better circulate the air and “push it” upstairs and also installed a digital thermostat for better accuracy. After later testing the temperatures between the two levels, we recorded a difference of 2-5 degrees which is a normal variance between the upper and lower floors of a dwelling. After these repairs were made, we asked the residents to notify us if they had any further problems and no further work orders have been submitted. The resident stated the she had a pipe burst which resulted in mold growth in her apartment. This is partially correct. She did not have a pipe burst; instead a refrigerant line behind the closet wall had shifted closer to the backside of the wall causing the condensation to reach the wall and resulted in mold and/or mildew growth on the affected area (approximately 4” X 4”.) Our maintenance team immediately cut out and removed the affected area, re-insulated the line and secured it away from the wall. Afterwards the surrounding areas were inspected and no sign of mold or mildew was found. The resident was not satisfied with the results found insisting that there was mold and we were not properly addressing her concerns. She threatened to contact the school she attends and request that we are not allowed to advertise to their students. She stated she would contact the local news stations, other schools in the area, etc. Finally, after many threats of slander towards the community, we hired a reputable environmental agency to perform a mold test of the apartment. The official results stated that “there are no indoor quality issues at this time in regard to airborne mold spores.” After discussing the results with the resident, she stated that she had the right to freedom of speech and she would continue to voice her concerns online, to her college, and other colleges in the area. We did state that we had addressed all of her concerns in addition to going above and beyond to hire an environmental agency to prove there were no mold concerns and if she insisted on reporting statements that we had had proven to be false, we would have no choice but to pursue legal action. Lastly, the complainant states that we have lost her Lease agreement. This is also false. We have a signed Lease agreement in her file. We simply asked that she sign a different Lease to have all three roommates together on one Lease agreement, instead of a separate Lease for each resident. 1 The resident has requested that we compensate her for increased electric bills due to the problems she has experienced in her apartment. As stated above, all requests for repairs were completed promptly by our maintenance team. No other repairs have been reported, therefore there should be no increase in utilities. Thank you for the opportunity to address the complaint.
