I'm not agree with builder response They keep telling us that its seasonal stuff but they had the whole season months since we got the house When we had possession their construction manager told us that rest seasonal stuff will be done in summer but fail to mention how many seasons They had the whole summer to finish the pending stuff but they put us on wait list I wanna ask why ? Didn't we paid money and if we paid we want the house to be finish this summer I waited month months and so on but never expect more then year If they don't have enough man power then why they making more houses.why not finish the house had possession already We had possession in March and was expecting that seasonal stuff will he done this summer not the next summer Isn't we want our first house look beautiful We had so many plans for holiday season but builder ruined it all We can't even plant a tree or do other gardening things They didn't even paint the front patio that's make look house bad [redacted] Everytime they send their service guy there is something happened First builder never bought paint and when they got paint it was raining We only got appoitement for service person may be once in month sometime that doesn't happen And this time we got appoitement next month and ofcourse it will be cold so he definitely can't paint One more thing wanna mention that no other builder put dirt in our property she just lying All the dirt piles are from driveway dirtAnd that's in front all duplexes [redacted] If they been paid for house why not doing pending stuff why putting us far behind Isn't we deserve our house to be completed if we paid [redacted] *** [redacted] * [redacted] I trusted builder manager words but they broke it all And ofcourse no one abuse any of your employeesI know how to talk and have good manners If wanna tell builder to finish stuff is abuse I'll do always becs I paid for it and deserve everything to be done in time not like takes two seasons and I'm not even sure u guys gonna do it or not Moreover [redacted] warranty covers only warranty and can't do anything for rough grading or dirt piles removal not even parging and etc Tristate is failed to finish our pending seasonal stuff that should of done this year that's what I was been told and never mention that will take two summer or three There is still couple of weeks left and I want to be finish pending stuff Complaint: [redacted] I am rejecting this response because: Sincerely, [redacted] ***

As is standard with the building industry, we schedule a month and an month service visitWe have already attended to the homeowner's property on several occasions and repaired several of the times on his month list Unfortunately, some of the items on his list are Seasonal While we were just in the Summer Season, unfortunately in Alberta, we only get about months of nice weather and with as much rain as we had last year, there were many homes that did not get their work completed and had to get bumped to this yearOur priority is always to attend to the homes in order of chronological occupancy, so the oldest occupied properties first With regards to the Rough Grading - this cannot be completed until the driveway is in place We were fortunate in that we were able to recently get this completed, which was sooner than we anticipated Once that was complete, we added the Rough Grade to our graders' list However, we are already at the end of the season and have already received snow twice in the last couple weeks Our graders are doing their best to get as many jobs completed as possible, however at this point we are completely at the mercy of the weather to hold out The season typically ends Oct 15th, so based on the amount of houses ahead of this homeowner, it is my belief that the chance his Rough Grade will be completed before the end of the season is slim, but not impossible - which we advised him Any seasonal work that does not get completed before the season ends, gets re-scheduled come Spring next yearIt is not unusual and a common practice in the industry, I would actually say that many homes do not get their RG done until owners have been in their home at least year.We have cleared up all construction debris that was left on site, including material that was not left by our trades At this time, the home and yard maintenance on the property is the responsibility of the homeowner and we cannot take responsibility if other trades/companies/etc are using their lot as a depository for garbage or debris We are not and would not be using their lot for this purpose - we have construction bins delivered to our sites As the location of the home is a very busy area for new construction right now, if it is not clear from the exterior that the home is an occupied perhaps the homeowners could install a sign on the lawn to indicate it is occupied While not ideal, I have seen this done several times in newer neighbourhoods to ensure trades working in the area are respectful of the homes But again, we would like to reinforce that we are the cause of the garbage and as we no longer own the property, so we cannot be responsible for maintaining its cleanliness.I am in regular contact with the homeowner and we actually have another appointment already scheduled with him for Oct 26th to get some additional work done at his property including the closet door that needs to be repaired With regards to the parging, again that is seasonal work and I am working to get a trade out, but the work occurs in priority order, so oldest occupied homes are first All of this information has been relayed to the homeowner While we appreciate that it can be frustrating to have to wait, we are unable to control that certain tasks just cannot get done in the winter We are doing our best to get this booked as soon as possible[redacted] *** As stated we are in regular communication with the homeowner and already have an upcoming appt with him, so we are not intending to abandon the homeowner or not complete his items As well, our Warranty coverage on the property is year, which would extend to March Additionally, the homeowner's property is protected by [redacted] New Home Warranty and that is the company the homeowner should be contacting if they are in dispute with their BuilderThey would have received paperwork on this At this time, I have not received any notification that they did this or notHowever, we follow the guidelines as stipulated by Alberta Construction Standard Guide and [redacted] would have also advised them of this I would be happy to update you on further progress on this home However at this time, we are working to get their deficiencies completed; albeit, there may be some that get carried over into next Spring and unfortunately, this is not unusual or anything that we can control - they are listed as Seasonal items for a reason.The homeowner has threatened legal action against the company, we told him that it was unnecessary but that it was his prerogative to proceed as such, if he deemed it necessaryI've also had to end conversations with the homeowner as he progressively gets verbally abusive and that is something we do not allow our staff to tolerate We are happy to work with him to get his deficiencies taken care of, but we do expect him to behave in an appropriate manner[redacted] Regards,Cindy T [redacted] Construction Administrator

While we were just in the Summer Season, unfortunately in Alberta, we only get about 5 months of nice weather and with as much rain as we had last year, there were many homes that did not get their work completed and had to get bumped to this year.
