From: Krista M**< [redacted] @comfortspecpa.com>Date: Mon, Nov 21, 2016 at 3:20 PMSubject: id# [redacted] To: [redacted] < [redacted] @mybbb.org>Good Afternoon-Our inspection comes with a 100 day warranty which is gone over in the pre-inspection agreement which [redacted] signed prior to her... inspection. Her inspection was in June. She contacted us after the 100 days were over. The home was furnished with a moderate amount of storage observed. Item in the report : There were a moderate amount of personal/household items in each room. Furniture, storage, appliances and/or wall hangings are not moved to permit inspection 0and may block defects. • This house was unoccupied however, it was furnished. Furniture, storage, appliances and/or wall hangings are not moved to permit inspection and may block defects. • Recommend thorough review of interior areas during final walk-through inspection prior to closing. • Storage in home limited inspection. (Did she do this as we recommended? ) It is also stated in the report that After reviewing the photos from the inspection the area she is speaking of was not visible at the time of inspection due to these items. As a courtesy, we went back to the home to evaluate the issue. We then offered to have the area professionally cleaned. We always require the signing of the release prior to any work being performed. She elected not to sign the release. Krista M**Operations ManagerT:###-###-####E: [redacted] @comfortspecpa.comW:www.comfortspecpa.com

The inspector chooses the pertinent photos to add in the report. No, every house that is purchased does not have furnishings in them. The accusation that the picture we supplied was when Jason came back is false. We went through the inspector’s lap top from the inspection done that day in June. Jason did offer to have someone come in and clean the staining. We require the signed release for any work that would need to be completed in the home. [redacted] is refusing to sign that. To summarize- There was personal property in the home concealing some areas. The report recommended appropriate actions to be taken by [redacted] prior to closing, which she did not do. As a courtesy, Jason came to look at the issue and offered her someone to come out to clean the staining. She refused to follow the procedure set forth to have that happen. We are sorry that she found an issue 4 months after her inspection took place. We have warranties and procedures to deal with this type of issue when it comes up, she is not following these procedures. As far as ComfortSpec not honoring agreements, I have again attached a copy of the inspection agreement that [redacted] signed. Thanks again Krista M**Operations ManagerT:[redacted]E:[redacted]@comfortspecpa.comW:www.comfortspecpa.com
