As the owner, I take these types of complaints serious and I am investigating to see if any or all merit attention
Our project manager out of our Tri-Cities branch has NEVER had a compliantSo, upon here so many, I causes me to take pauseA couple of glaring issues I have with a few of them
below are
Issue #Typically where the heat pump is set is stipulated by some codes, but often by reasonable and pragmatical meansSaying that there is still grading to be done indicates that the client, not TBH failed to arrange this aspect because outside grading is part of an owner item issueTBH would have never installed the heat pump had we not been notified (by the owner) that the area around the house had already be back-filled and leveled which really occurs need the beginning of a project not towards the end of the project when the heat pump is placedIt is actually one of the VERY last things completedOn top of that, it is normally inspected as part of a final inspection and had it failed, Mr*** would not have an occupancy permit to take habitation
#3-Normally we charge a fee to do an electrical walk through with clients if they order no additional electrical items as upgradesHowever, Mr *** order a number of them, so the electrician then preformed a walk through prior to wiringAt that time, Mr***, with the electrician were to go over any and all items he wantedSeeing we charged him and it was not installed would indicate he had changed his mindAs a result, TBH issued a refund towards an additional change order, however he is having selective memory loss
Hi ***,you did an electrical walk thru so now that the house is finaled we can do nothing about missing cat drops9/21/
#4- per Mr***s own words, we document all conversation via our iTrue software, here is the following from him, "Ok...shower drain issue is solvedYour plumber didnt bother to take the knock out plug out before he sealed the drain, so no water could have drained without busting that sealShould I send True Built my plumber bill? *** *** 9/21/
(the drain is left in for inspection purposes and upon final trim, the plumber removes itThis is a case of the client not understanding the process and assuming things.)
#7-Our contract is very clear and specific about wells, septic systems and having water and power before we start the constructionWater and electricity are to be at the site and working before we beginAny issue pertaining to these issues are wholly and solely on the clientSee attachment Pre-Con-Meeting *** items 3,In addition, you'll want to note page two of "cost sheets" under Electrical and note that all TBH was contracted to do was to provide a circut/breaker for his well, not the wiring of the well which could cost sever hundred dollars
#8- putting in relief cuts in a garage is NOT code, its preferenceWe don't offer it as an upgrade, but had we, would he have paid more for relief cuts? Often what causes cracking in concrete, especially in the garage where the native soil has been disturbed from the dig-out of the home is the back-filling and compactingAgain, back-filling and compaction are owner items issuesDid Mr*** use the appropriate materials to back-fill and did he compact?There is not ONE concrete contractor that would guaranteed against cracks.
#Some cities and counties inspect drywall for shearIf there was an inspection how did TBH pass? If there is not an inspection, how is it he says it was not to code?
One of the real concerns that I have as the owner is that clients respect the laws and codes of the landIt was brought to my attention some time back that Mr*** boot legged items into the construction of his house that could affect the entire warranty of the homeAlthough very disturbed and disappointed he did this, we still thought it best to warranty the homeHaving now seen these "claims" either true or not I'm now more inclined than ever to remove all warranty's associated with the home The photo attached clearly shows a water softener that the client installed on his own during construction which is a clear violation of the signed contractSee contract Item FIt requires a plumber and the electrician to perform dutiesIts not part of his contract or cost sheet
We could have demanded full payment, stop work and a restart fee and charged him hundreds of dollars for this very senseless actHowever, we attempted to work with Mr*** we he again and again violated our contractSee picture of items in garage and please not contract item "L"
