We gave a down payment of 15,000 for a metal roof to this company who has now doubled their price. We asked for a refund and communication stalled.
After hurricane Michael damaged our roof in October of 2018, we selected this company to do a replacement with standing seam metal. The original proposal requested $31,584 and we paid a $15k down payment. (See attached document) In July, we inquired about the materials / plan and received an email response that the "roof was in the fabrication stage..." and that an additional $4000.00 would be required for the color we had selected. By August, a new proposal came attached via email in which we were asked to follow up on "which proposal" we wanted to proceed with and a completely new estimate was attached wherein the price had more than doubled (see attached documents). We are unwilling to move forward at that price and we expect our deposit to be returned in a timely manner so that we are free to pursue yet another roofing estimate. Communications with this company have now stalled.

Desired Outcome

We expect a full refund of our $15,000.00 deposit in a timely manner.

We worked on Terri ***' claim for many months and invested a lot of time and energy. This included multiple visits to meet with the owners and adjusters. Not to mention the 60 plus calls that were made on this claim from our office staff. As a result the original insurance settlement claim doubled in dollars. The insurance company gave them over $27,000 to replace the roof with shingles. They told us that one of our salesman told them that we would do the roof for a little more than the insurance settlement for the replacement of a shingle roof not a metal roof. We tried to honor that verbal commitment and come up with a price of $31,584. Usually a standing seam metal roof is double the cost of a shingle roof. When we asked Terri to pick a color they choose an upgraded color which cost more money. We told them what the extra cost would be and they refused to pay for it expecting us to give up more money. They are welcome to pick a standard color or pay the upgrade cost to replace with the metal roof. Our company has invested too much time and money to drop this issue. We have a signed contract with them to do all the repair from the insurance settlement. We have the right to enforce this contract and collect the funds.

RECEIPT for roof states that we ordered a standing seam metal roof at a price of $31,584. We provided a $15,000 down payment leaving a remaining balance of $16,584.

Email received stating the roof was in the "fabrication stage" and the color selection we made was $4000 extra. At this point, we asked for an exact amount the roof would cost before we made a decision on color. Note: we did not agree to pay more for the color prior to or after being notified of the cost increase we would incur.

We received a completely new estimate that left us owing $30,252.46 after the deposit and in that email we were asked to SIGN the "contract" with the new price. WE DID NOT SIGN any paperwork then or previously, we simply asked for and received a receipt for the deposit we made on the ORIGINAL estimate.

It became clear that after FIVE months and several price increases, this company was not going to honor the original estimate for which they collected a 15,000 dollar down payment. We explained in a brief email to the company that we would like our deposit returned. The response we received was that we were expected to pay the price they are NOW requesting for the metal or downgrade to a shingle roof. Otherwise, we could "contact their attorney."

This company offered an estimate that we were agreeable to initially and subsequently, they drastically increased that estimate to a figure that had not grown because the scope of work had changed but because they believed that their original estimate was insufficient; While they are welcome to make those changes, we will not be forced to accept them. The price changes were neither consistent or sensical.

At this point, they have wasted BOTH of our time and they are holding $15,000 that we obviously still need to put towards a roof on our post hurricane home, a year later. They have permanently lost credibility and we would not want their company doing such important work on our home.

The quality of work from True has been poor. Repairs are not being completed in a timely manner with poor communication.
We hired True in October of 2018 to repair our home after it received extensive damage due to Hurricane Michael. Nine months later, our home is still not completed and we have paid True nearly $82,000 dollars. Throughout this process, communication has ranged from poor to non-existent. Decisions have been made and repairs have been done on the home without our approval as the homeowners, and True refuses to accept any responsibility for their actions.

We have been repeatedly lied to about the status of our home and the repairs. Most recently, two different styles of wood floors were installed in the house because they claim the first style had been discontinued. When I researched the matter and found the flooring available online, I was told they had a mixup in the front office on the style of flooring. On multiple occasions they haven't secured the home properly after it was "worked" on. This resulted in vagrants taking up shop in our home and leaving disgusting evidence of their presence behind. When I confronted True about this issue, they repeatedly denied anything was left unlocked. Our neighbors verified the house was left unlocked because they entered the house with our permission and found both front and back doors unlocked. True also set the thermostat in the house to 70° in the middle of the Florida summer. This resulted in a $210 power bill and a broken air conditioner.

I have pressed them on multiple occasions for a completion date. Every time I ask, the response is "give me two weeks," or "we'll be done by the end of the week." This has gone on for months now with no apparent end in sight.

Jim *** and True will claim they have not received funds in a timely fashion. We are a military family living out-of-state. We paid $30 for overnight shipping every time we received payments from the mortgage and insurance company. To help with the initial slow process of receiving funds from the mortgage company, we paid True $15,000 from our own personal savings. True has taken advantage of us being out-of-state and not being able to assess the house on a routine basis.

Jim *** came to us shortly after the storm and asked if he could use the home to house a few members of his "executive staff" while they worked on it as well. He claimed that we would be doing him a huge favor because lodging was very scarce at the time. I was hesitant but he promised to take great care of the home and I naively agreed to let them stay and pay rent. What happened to the house is in direct contradiction to what Jim claimed he was going to do. Our house was trashed by them. They showed complete disrespect for the appliances in our home. The refrigerator and stove top in the house need to be replaced because they cracked the case in the refrigerator and permanently stained the glass top of the stove. I have evidence (and Jim admitted) that at one point they had up to six people living in the house. My neighbors complained to me about late night parties and beer bottles being left out. I finally forced them to move out after I realized what they were doing and couldn't take it any longer.

I confronted Jim *** about multiple unresolved issues regarding our home back in April. We got into an argument because he refuses to admit fault and fix the problems. After this, he ceased all communication with us entirely and instead handed me off to one of his associates. We had to start brand new with someone else 6 months into this process. This was extremely unprofessional and a frustrating setback. I thought things would be better, but they've had $82,000 of our insurance claim money in hand since mid May and the house is still not complete.

Desired Outcome

I have documented photo evidence of work yet to be completed. I have also been extremely patient with True but I have not seen improvement despite giving them the benefit of the doubt and trusting them to do their jobs. This process has been an absolute nightmare. As far as a resolution, I want nothing more than for Jim to be a man of his word and fix the house as promised. I will gladly pay the remaining funds owed upon completion of work. As part of the resolution, I would like to agree on an efficient timeline for completion. The damaged appliances need to be replaced by True; the home is 4 years old and the appliances were in great condition prior to Jim and his crew moving in.

We understand the owners frustration and admit to some of the poor workmanship. We have corrected anything that has been pointed out to us. The delay in receiving money that is needed to fund the project has been slow at times due to the clients missteps in signing checks improperly and managing the mortgage paperwork. As everyone know by now, insurance and mortgage delays have made it difficult to fund the restoration of homes. Our company paid the Sayers $1,800 a month rent when there was no kitchen, drywall missing and 1 bathroom down on the property for 4 months. We have constantly stayed in contact with them at times almost daily and told them the truth as we knew it. As far as the flooring, *** sent the wrong or damaged flooring product 3 times and Angelo texted a picture of it each time. We have received 3 different punch lists and completed them each time except the one we received last week. We agree that someone is sleeping in the house but we have not been able to catch them. We have changed the locks, cleaned and visited the house at different times of the night. Our company has 3 houses and 10 hotel rooms for our people to stay in. We look forward to a reasonable conclusion to this situation and receive the additional money that is due to us.

Nearly every statement in Mr. response is false. The issues with sending checks was a mistake on our part but was remedied six months ago. I'll reiterate that since the middle of May they have had $82,000 of our insurance money. They have not corrected everything that has been pointed out to them. I recently travelled to Florida to put eyes on the house firsthand. When I arrived, I discovered that no insulation had been installed in the ceiling after the roof and ceiling repairs were completed several months ago. This explains why our A/C broke recently and why our utility bill has been greater than $200 every month. Without proper insulation, there is no way the A/C could keep up in the Florida summer heat. True was either complicit in trying to pull the wool over our eyes, negligent, or incompetent.

The new wood floors in the house have been installed poorly as well. Aside from there being two separate styles of flooring, it is evident that the proper floor prep was not done. The floors creak and visibly move. It appears no underlayment was put down prior to the flooring going in. We continue to give them punch lists because they do not complete them entirely.

There are several big dollar items on the scope of work that True has been paid for that have not been accomplished. When I asked them about this, the response I received was "that's not enough money for that item and the cost of man hours is high." True agreed to do the work for the price insurance quoted. There is $4,500 for new granite countertops, $5,000 for new kitchen cabinets, $2,200 for a new garage door (just to name a few) all of which have NOT been replaced. All of this is in the scope of work. I've totaled more than $14,000 in work that has not been completed but True has accepted the payments for. Those are just the "high dollar" items.

Communication has never been adequate and it is a bold face lie to say that they have stayed in contact. Jim has refused to communicate with me. His office staff does not return my phone calls. His associates are not much better and any answers I do receive are vague and non-committal. Since I last spoke with them on 19 August, an entire week has gone by with zero work completed on our home.

Attached is a photo of correspondence sent on August 7 prior to my trip to Florida. Almost everything on that punch out still needs to be finished. Most of these items have been communicated several times, they just never get accomplished so I keep resending.

As far as the rent goes, Jim said I would be doing him a huge favor by letting him stay in the house. He had no problem with the status of the home when he asked us to live in it. He also promised to take care of the appliances as they were not damaged in the storm. I've already discussed how they ruined our refrigerator and still have not agreed to replace it.

Upon learning that insurance was not going to pay for our fence, I told Jim not to put up a new one. Jim claimed he had already purchased materials and put up a new fence so it was too late. Because of this, Jim made a deal to exchange two months rent for a new fence. I agreed to the deal. Jim proceeded to piece together new sections of fence combined with our old, hurricane damaged fence. I've brought this issue up with them continuously and they still refuse to put up a new fence.

When we met with Jim in February 2019, he said he would replace all the recycled, old wood and enclose the entire backyard with a new fence. He has since gone back on his word. Another lie from Jim. Most recently, I was forced to install the final side of the fence myself. Photos attached.

True has an itemized checklist from our insurance company. I have highlighted in detail what still needs to be completed. I have given them a deadline of 13 September 2019. That will be 4 weeks from when I gave them the most recent checklist and more than enough time to complete the repairs. If they are not done by this time, they leave me little choice but to seek legal action.

I believe that Mr. Sayer has a selective memory in how he states his facts. We found 1 area over the dining room where the insulation was missing and we have corrected this issue. As far as paying him $1,800 a month rent for a home that had no kitchen, one bathroom missing and no drywall, we consider them to be the benefactors of this agreement. Our company had to move out the tenants furniture and dispose of the contents without receiving any monetary benefit. The insurance company was not responsible for tenant contents. Their deductible was traded out with the not replacing the garage door and installing a floating floor that they agreed to. Mr. Sayer has conveniently left out this part. We have given credit for repairing the granite counter top verses the cost of repairing it. Granite providers in the Pan Handle have increased the cost and the insurance settlement was lacking. We have responded to Mr. Sayer at an average of 2 times a week since we started the project. We will be glad to come to an amicable resolution to stop the deluge of communication.

We are NOT satisfied with the business' response. There has NOT be a satisfactory resolution.

Contractor will not fix issues/or complete items listed on Ins Report/True Estimate.
Lack of Communication is severe! We just want the repairs done.
Please see attached Letter of Demanding Completion and State of Florida DBPR form.

1. Contractor is delaying the completion of our Scope of Work. We signed the Work Authorization on 11/07/2018.
Roof was replaced on 01/09/2019. We are still not fully complete with our Scope of Work.
My Insurance Company has contacted me multiple times asking for completion and to pay our claim in full.
4. We have not seen any of the crew in over 5 weeks.
3. Not one person with this Company (in regards to whom I have sent texts) will not respond, in which we have.

2. Items on our Insurance Report / Contractor Estimate Report which few are started, have not been completed.
5. Gutter & Siding has not been replaced.
6. Ceiling paint has been spilled on multiple items consisting of: Upholstery, Clothes, Flooring, etc.
8. Fireplace ceiling has a lot of Mold present, I was quickly advised "No Damage" during the inital walk-thru. This is
the area where the Chimney and Flue were blown off and left a 4x4 hole with 5+ hours of rain, etc. to fall in.
we would not have seen this if we had not mounted our tv on the wall and had not cut a hole for cable wires.
10. The replaced fireplace chimney and flue on the roof is ridiculously not acceptable. Again, I was told that I was
wrong and did not have a different style chimney on my roof in which I have lived at for 12 years now. I had even
sent him pictures to prove - no response.
11. Replaced ceiling in Laundry room is leaking, their are multiple water stains and now cracks that are visible.
7. Original Flooring has not been replaced or even ordered to date (note-this flooring was saturated from water).
12. Debris and misc. items in our yard have been removed and hauled to the County dump by us 3x; we asked for
this to be removed multiple times with no results.

Desired Outcome

Complete the Scope correctly and completely.We do not want mansion, but we would like to see our home restored to what it was pre-hurricane, at least as close to what it was if at all possible. Also, I do not want to pay the Contractor for items that were not touched that were listed on the Report.

The Contractor/Customer submitted an updated and signed Proposal to complete the remainder of the Scope. We can close this complaint as both parties have come to a final agreement. We reserve the right to open another case if further issues arise in the future before all listed work is completed. Thank you.

Terrible workmanship and fraudulent billing

11/6/2018 begin contract with out a set price but only the aggreement that our insurance will cover it. 5 months of 8-10k payments via check issue by mortgage company with little to no work completed. Finally a meeting to push work and a 3 week timeline agreed upon, 3 weeks later work still not complete. Now late may early June recieving bill for 73k, 40k already recieved and now requesting 33k additional.

This company is crooked and taking advantage of hurricane victims. I first met with project manager Jon on 11/5/2018. He examined my home and suggested I get a public adjuster. At the time my nine had been completely gutted and his quote was that if I hired the PA he suggested they would completely fix my home for whatever i had from the insurance company. Shortly after they began on my drywall (before my roof) they collected every check I was given from insurance in increments of 8-10k at a time and 33k and 5 months later not even the drywall was completed. They completed the roof and hung and mudded most of the drywall and hung some of the trim, then project manager Jon told us to go ahead and paint. With paint in the wall you could truly see how awful the work was done. I called a meeting with owner (james) who assured me ur would all be reminded and sanded bc he agreed it was awful. He also finally game me a timeline for repairs (3weeks) and agreed that we would be whole again for approx 88k. In that time period I was told certain things were done and when u checked behind the contractor he had lied and his it. He called an electrician and remudded. When I contacted him to question why his contractor was leaving moldy insulation in my home and covering it with wall and lying over and over saying hed replaced it, James told me that he didnt care what I thought it was fine and he thought he offered to quit the job and Iagreed. I sent his company an email noting the aggreement and asked them to sent me a bill, thought at this time they already had around 40k for 1 roof and some hundred drywall that was mudded but not sanded or finished (leaving my house in messed up while living there). The bill never came and I assumed we were even although with the work completed perhaps he was getting the best end of the deal. Now approx 2 weeks ago I recieved an email stating there was a lein on my home. I contacted them to ask how when I never even got a bill and the work was not completed. The office then sends me a bill for 73k!!! So James agrees my nine will be fixed for 88k and then charges me 73k for not even a 3rd of the work!!! He send fraudulent draw schedules to my mortgage company for work he never did and half of his bill are thing that were not done or completed. Upon reaching out via social media to other who have worked with them I got pretty much the same complaints. I have proof of all of it and am in can act with a lawyer but I hope this saves other people.

There are always 2 sides to the story. We worked hard to help this family get back in their home. They did not have a place to stay as a result of spending all the living expenses in just a few months (nothing to do with us). The next hick up was the remediation company that was hired before us to do the mitigation, they took a lot of their money (nothing to do with us). The mitigation company trashed all their belongings and left a mound of garbage on the lawn that we picked up, no charge. As a result we invested a lot of time and money to get them back in their home. We did not have the time to punch out the project before they moved back in. We marked up the insurance settlement estimate to charge out our work to provide the final invoice. Our final invoice reflected a discount of $8,500 for any punch out charges or items charged in error. We have also asked the owners to show us where we need to correct our invoice if the $8,500 credit is not sufficient. The public adjuster settled this claim for a considerable sum getting them a large settlement for the property damage and personal effects. Lastly, the owners said they did not have the funds to pay the public adjuster fee so our company paid the fee in advance so they could get the money to pay us. The checks were released to the owner and we did not get any money. At this point they owe us for the work that we did plus the public adjusters fee that we paid.

We gave them 5 months before moving back in our home. We managed as a family with 3 children and 2 adults to live on 6000 dollars for 5 months in a hotel with while I was in and out of the hospital while they accomplished hardly anything. 5 months worth not even the drywall completed. Also I have owner on recording (suddenly remembering) that I gave him the 2 checks to cover my public adjuster fees all he did was put the reroute them to the PA for me due to the fact that the PA he worked with would not return my calls. He is charging me whatever he wants and then taking off 8000 because he didnt finish or do it right, common sense will tell you he cant charge me for things he didnt do, and a discount is not enough. As I said I have him proof saying much different than this. I have not personally answered his request for me to go through the charges and discredit all hes requesting because my lawyer is handling it.

The time frame for work to be done is dictated by the insurance company sending funds and then the mortgage company releasing them. This insurance claim was settled for $175,980.95. We have received $36,602.94 to date. Out of these funds we paid the public adjuster $4,993.43 to get funds released to the Feo's, leaving us only $31,609.51. We know that facts will always win the day and we await a call from their lawyer.

Hurricane Michael victim. True Property did a terrible job on my home and will not return partial funds owed back to us. Will not term contract.
Hire in Nov. of 2018 after hurricane Michael. Work on the house was so bad it failed 2 county inspections. We have asked for 2 weeks to cancel the contract and for them to return the portion of the money ($34,000) that was given to them for the work. He will not terminate my contract and will not communicate with us on how much we owe him. I want a portion of the $34,000 back because they definitely have not done $34,000 worth of work on my house.

I'd like no less than $28,000 back out of the $34,000 they were given.

We have worked diligently on the home owners claim and the construction work. It took almost 3 months to navigate through the insurance claim and then the mortgage company to get the proper funds to them. The original insurance settlement was for $45,840 and we worked to get the claim settled for $103,844. The first meeting we had prior to starting the work the home owner questioned why the prices were so high indicating that there needed to be some negotiating on prices. I informed him that the insurance estimate settles our pricing in advance. It is clear that we made a mistake on the framing where the lookouts extend to the soffit. We scheduled our guys to come out the following morning to correct the problem. When the guys showed up with the material the owner refused us the chance to correct it. I then tried a second time to bring this matter to a close by asking them to choose someone who has construction knowledge to meet with us to bring clarity to the problem and a proper settlement which they refused. It is our sincere desire to do what's right but need the homeowner to reciprocate. Our company has put in over 400 hours of collective work between administration,shopping for restoration material to get approval by homeowner, meet with other outside vendors to measure and set up coordination of project, construction work and management. Contractor increased value of claim to over six figures.
This was done without my knowledge and before you knew it, insurance approved after 2nd claim adjuster came out and generated, still a six figure job, but more work. Making his first generated six figure estimate look more legit to be approved.
I wanted to help when the problem with my gable failed inspection. I sent Jim I a text with great information on how the problem should be solved. He ignored the information resulting in a very terrible fix, that again failed. I had no issue with this guy turning this job into a six figure deal to increase his O&P. My issue is he hired unskilled framers that needed direction and even an engineered drawing to do the job right.
His direction , or lack of direction, resulted in a job done wrong twice. Is this why it is so expensive for out of town help?
He oversold me on his ability to fix my east elevation, which includes masonry, an electricians services, as well as cedar siding. Jim I assured me he could fix my wall before I signed. He admitted after the signing, as work began, the wall is going to take time, he has no one up here to do it. He originally tried to purchase pine siding and would have applied it had I not intervened there. He smashed my brick wall with my sledgehammer, even causing further damage that's possibly not covered by this estimate or insurance money.
His men removed a tarp I was covering my fireplace with. I do not know what they did with it. His men left the roof area tarped improperly their last day of work resulting in a huge run of leaks down the valley in the room to the exterior wall.
He never showed us a shingle sample although we asked.
He brought us one sample of flooring. He suggested we go to Home Depot to look at options versus him getting them and bringing to us. I'm okay with that I just don't want anyone to be mislead on his attempt at bring us samples. He bought shingles that are a lesser quality to those on my roof and was likely going to use cheap 3 tabs as ridge caps, I assume. Maybe that's even normal. He never explained anything.

The job quickly turned into a nightmare when work began.
We would like to move forward without this contractor.

I'd like Jim I to tell us a number that he's satisfied to walk away with. If you think you deserve all that money, let me know. I will take this issue as far as I can. I do not have a lot of money for a fancy attorney. 400hours? That's crazy. Does that equal more than the 20000 due if you completed the job as the estimate states? Do you take O&P for all the work when you fail miserably at framing. You never even bought all the materials required to fix my gable properly? Did you buy saddle clips or joist hangers? Your men were unqualified and unskilled and you only found out the hard way because you only hired them for work in Panama City.

What will it cost to get you gone Jim.

Are you certain you want to keep putting my family through this?

This isn't some 300 unit town house complex

This is our only home and we work very hard on honestly for what we have

I will not let this guy shortcut his way to extra profits at the expense of the integrity of my homes structure.

I am cautiously giving true property group the opportunity to continue this job. Immediately after my last rebuttal, I privately messaged him, he quickly jumped on the opportunity and introduced me to my project manager. Which, again, is someone he doesn't really know and perhaps is attempting to help him clean up a few messes up here in the panhandle. The men working are still amateurs and inexperienced in framing, which resulted in their first attempt at reframing my gable wrong. I, personally, removed the temporary sheathing applied by operation blue roof. Had I not done that, no one would would have ever framed my gable right. I then removed all the bad framing. I then basically had to reverse engineer the gable to understand how to bring it back together, right- as it was before. I am not an engineer, however, I work with engineered drawings daily and understand the importance they have in construction. I understand, detailed planning and direction allow you use amateur workers to get complicated jobs done. There is no excuse my framing is still wrong/incomplete. While it's coming together after I've given detailed instruction on what is right, it's only after it's wrong I can help. The men also only work say ten hours or less a week here. It's crazy.

I also have had to invest my own time and money on tarping the area above the working area. The men before left my roof extremely vulnerable to flooding down the bottom 10 feet of the valley. I also purchased the cedar siding and fascia through my employer at an extremely great price. I have not been reimbursed for that.

The communication from this contractor is terrible. For example, I asked him a few things over text just before I read his latest response on this complaint thread- one being the status of my bricks- huge priority because you personally damaged it further, also, is this guy my project manager, he says he's not- and he has yet to acknowledge the message and respond to it as well- six hours now.

I was sold on you because you assured me everything will be right and you had the resources to do the job. You never said I'm still looking for a mason, I don't know an electrician up here working, I'm hiring amateure carpenters. I gave you the 34200 in good faith. I am cautiously allowing you to continue fixing my house because I believe it's the right thing to do.

I'm completely unsatisfied that you are not treating the damage you created on the brick on my east elevation with the utmost urgency.

Hired company to replace roof damaged in hurricane 2017. Multiple issues getting completed. Company has been paid in full. The workers "back nailed" the gutters back into the house. Was attempting to replace gutters due to new roof. Gutter company states they will not remove because it will damage the home/drip edge and therefore void the warranty. The company assured me they will take care of this but the issue is not resolved and the roof was completed in July of this year.
I cannot continue with my repairs until this is taken care of.

Desired Outcome

Finish the job Gutters need to be removed without damaging home/drip edge.

We a roof is replaced the gutter have to be detached when the gutter pins are going through through the drip edge. This is called back nailed. The only way to change it is to remove the gutters and replace them at another time. This was not the case with this customer. We were to salvage the gutters. As a result we have to pull a few pins out at a time remove the drip edge and put the pi s back it the way it was.
