This company will not reply to emails or phone calls. They leave maintenance requests open for weeks (approaching months) and will not respond to any requests for status updates. They will have someone come look at a problem and then leave it at that. We have had 5 different property managers in 6 months. We have a sink that leaks. we have trees overgrown all over the roof and scraping cars in the street. Lease says they will handle trees... but they do not. Do NOT rent a property from this company. Run far far away.

Over the past few weeks following the move-out of my tenant and termination of Warner Q, the property management team has assured me that the proper steps had been taken to prepare the house for the next tenant to move in and the new property manager to take over. I was informed that outside of the final task (a deep clean), the house was good to go. However, upon sending my new property manager out to the property, I learned that this was far from the case.

Upon arriving to the house, my new property manager found that the washer and dryer had been stolen, curtains and screens on all windows had been destroyed, floors had been trashed, the front door handle had been broken, and roaches still infested the house (despite me being told this problem had been solved). To be clear, all of these problems were still evident after the Warner Q team had apparently inspected and cleared the house. After learning about the state of the house, I quickly contacted one of the managers to make sure that Warner Q had not returned any of the security deposit. THEY HAD. How anyone could have inspected this house and determined that the tenant was entitled to anything back is preposterous!

Throughout my contract term with Warner Q I dealt with numerous issues, all culminating with this final disaster. To be completely honest, it would not shock me to find out that my house was never visited by a property manager at all. How could it have been? There were two dogs living in the house from July to December despite my contract explicitly stating that no pets were permitted on the property.

A reliable property manager needs to be trustworthy, reliable, honest, and communicative. Warner Q was none of these. I am ashamed to have ever chosen this company in the first place, and implore anyone looking for a property manager in the area to not make the same mistake that I did.

Mark P of Warner Quinlan has since resolved this matter and issued me a mutually agreed upon settlement payment.

Warner Q is the most unethical company I have ever done business with. They left me in a unit with mold growing due to 3 different floods, they were cited by code enforcement and still failed to complete any repairs. After the second flood, they had four massive pieces of equipment that were extremely loud (above the legal decibel level) in my apartment and bedroom, I wasn't able to sleep in the bedroom for two weeks, the property manager (Sandy) told me I could sleep on the couch and to deal with it. They also don't actually renew leases the legal way of preparing a new lease and executing it, they work off an offer letter. They are rude, condescending and truly awful people. If you have a home to rent, DO NOT let them be your property manager and if you are looking to rent a place, turn around and run away as quick as you can. Overall one of the worst experiences I have ever had with a living situation.
