Let me begin by saying that this is the first I am being advised of an issue, our deposit disposition clearly states on the bottom of the first page: "...Inquiries concerning deposit dispersals must be made in writing by mail to *** ** *** *** *** *** *** *** ** ***" We have not been
notified by *** *** that she disagreed with our disposition of the security deposit With that being said let me also say that she is absolutely correct about the home being left better than most homes, but there were still some issues I have attached what few pictures it would allow me to attach which shows nail holes, a camera that had to be removed and holes filled, dirty walls and base boards which had to be cleaned prior to painting the home We have the home inspected prior to any work being done and take documentation and photographs of any damages We then charge what we are charged by our contractors to repair/clean the home and have invoices to further back up our claim In no way is Turn Key, it's agents or the owners of the properties making a profit off of the previous residents deposit We understand that each person that moves out expects and wants their entire deposit to be returned and if we had been notified in writing as spelled out in the letter sent along with the refund check we would have been more than happy to share these pictures, invoices and information with *** ***

On April *3, 20*a maintenance request was submitted by Mr*** the work order stated he had bedbugs in his unit and had called out a pest control vendor who informed him they would charge $*to treat his property; he did make mention of the vacant, attached unit next door to him and, in
his mind, the vacant unit was the culpritBy April *3, 20*the vacant unit next door had been “prepped” (made ready for next resident) and completed for over two weeks and vacant for approximately * month. Upon receiving Mr*** report of bedbugs in his unit, we contacted all of the vendors who had been onsite in the vacant unit during the prep process and inquired about the presence of bedbugsNo vendor reported seeing bedbugs while working onsite On or about April *3-*4, 20*our *** contacted Mr*** re: his bed bug work orderOur *** informed Mr*** we would send out our pest control company to inspect and test for bedbugs in the vacant unitIf the pest control company found evidence of bedbugs in the vacant unit we would authorize treatment and cover the cost of treating his unitIf the pest control company did not find evidence of bedbugs in the vacant unit then Mr*** would be responsible for the cost of treatment for his unit and would need to cover the pest control invoice for the vacant sideMr*** stated he understood the circumstances and our *** dispatched a work order to our pest control vendor on April *4, 20* On April *9, 20*our pest control vendor, *** *** ***, delivered inspection and lab results to our ***The testing and visual inspection were negative for bedbugs in the vacant unitThe results were shared with Mr*** and he was sent a copy of the pest control company’s invoice Mr*** expressed frustration and disbelief in the results; our *** guided him to contact *** *** *** company directly to have any questions answered and to receive some helpful education on the life cycle, habitat of bedbugs as well as how they can be introduced into homesOur *** informed Mr*** the invoice amount of $would be posted to his ledger for purposes of reimbursement The invoice posted to Mr*** ledger on 5/25/*and our *** received the following email from Mr***: “I had to pay $*for bugs I didn't bring into the house and now I have to pay for the *** unit next to me also? You are out of your *** mind.” Per Mr*** lease, Section 2.7A(9), Mr*** is responsible for treating pest control issues: “pay any periodic, preventive, or additional extermination costs desired by Tenant, including treatment for bedbugs, except as required by law” Mr*** did not pay for the pest control issue timely resulting in unpaid rent and the accrual of late feesOur *** generates “Day Notices” on or about the *0th of each monthThese notices are automatically sent to any resident owing rent (.0* cents or more)On July **, 20*Mr*** paid the outstanding balance and has had a zero balance since 7/**/20*Our *** confirmed with Mr*** that his account was at a zero balance and no further actions would be taken by our *** at that time; no eviction has been filed on Mr*** Based on the lease terms and the information/testing provided by the pest control company, we believe the charges assessed to Mr*** are fair and justWe do understand Mr*** frustration with the bedbugs, overall, but cannot accommodate his request for a refund since neither the Owner nor Turn Key are negligible for the bedbugs We hope Mr*** can understand we are simply following the lease terms and relied on a professional pest control company to determine the circumstances around the bedbugs’ presence in *** *** *** We believe Mr*** respects the professional opinion of *** *** *** as he chose Myles to treat his unit and paid them directly for those services Sincerely, *** ** *** Operations Manager Turn Key Real Estate & Management Services LLC ***@***com
