management company for Turnberry Village Apartments III of Macomb, Illinois, where Mr*** resided until 7/31/After Mr*** and his roommates vacated the apartment an inspection of the unit was performed by our property manager Abby Porter and our head of maintenance Mike QuesenberryWe have two employees inspect each apartment so that there are two sets eyes on each unit and both must be in agreement to charge items as damaged.As required by Illinois state law, a detailed list of damages and cleaning charges was issued within days of the date of move-out and this list of charges was sent out on August 15, The list of items charged was very detailed and included a list of trash left behind that no attempt to clean the unit was made by the three residentsOur staff had to spend significant time to clean the apartment and remove personal belongings and food left behind by the departing residents in order to prepare the unit for new tenantsThe cleaning required went above and beyond "routine items that any apartment building would need to complete during the course of preparing an apartment for rental and were not a part of our rental agreement" as Mr*** stated in his complaint letter.In regards to the prices for the cleaning charges that Mr*** claim are outrageous and fraudulent" please to exhibit #of the attached exhibits which Addendum "A" Move-Out Cost ScheduleThis cost is a part of the lease agreement and was signed by all three tenants (including Mr***) at the time they moved into the apartmentThis agreement clearly spells out prices for damage charges that could be charged at the time of move-out.Mr*** also mentions in his complaint "This statement made no mention of our $rental deposit, which was not refunded."
