Based on my previous responses, I would like to receive the September's rent of $877 and the two months payment of $80.00 totaling $957.00. Once I receive that total payment from Mr [redacted] I will forward his requested total amount of $350.00.

The statements by Wanda Jones are totally falseShe was notified at the time she picked up the August rent that it was unlikely I would return.Once again I was only there for less then weeks and July and Aug rent were paid in fullShe was given notice and at that time stated she would not store my belongings and they must be removed or pay another months rent. Again I was getting no room or board for months and she was still paid.J*** or I never asked that she store my belongings in fact she offered that we could remove them from the house and put them in her garage for a week or two to avoid paying rent.But we decided to cut all ties and have them removedOnce again we are skirting the issue here.My tv was stolen and I was not compensated although I have offered to accept 50% of its worth.I was promised hour care at all times I was promised someone would be in that home at all times and my daughter was a witness to thatTherefore I find it strange that my room which was upstairs and unshared was broken into and a inch tv is taken This tells me the home was unoccupied for quite sometime.Once again we request a partial refund of the television and plan on filing in small claims court and contacting the officer in charge of the theft report to follow up on insurance reimbursement if this is not resolved by Jan 10th 2016.Mr *** ***

Mr. [redacted] had his representative (Ms. J[redacted]) contact me around August 31.  Ms J[redacted] said that she and Mr [redacted] didn't feel like he should be paying rent anymore because she didn't know when he will be coming back to the house but I should store his items.  I explained to her that we weren't a storage facility and he can leave at anytime with a 30 day notices.  She insisted that I use the funds from RSS to store his items.  I said, I couldn't do that and that he had to give a 30 day notice in accordance with his residential agreement that he signed and agreed to.  She said he's not paying you anything and I will make arrangements to have his items out by Sunday, September 6, 2015.  Mr [redacted] stated that he and his daughter were informed that someone would be at the house 24/7 for his care and others, he is correct but at that time he was the only resident at the house.  Mr. [redacted] was also informed and signed that he agreed that Turning Point Group Home was NOT responsible for any lost or stolen items AT ANY TIME. Mr. [redacted] signed and agreed to the same Residential Agreement that all the residents signed.  There were other residents who were hospitalized weekly for varies issues but they still stayed in accordance with their residential agreement and when they needed to leave they gave the proper 30 day notice.  The residential agreement that Mr. [redacted] signed is just like any apartment lease or mortgage, just because you are hospitalized you can't walk away from an agreement without penalties.  The Residential agreement that Mr. [redacted] signed stated that the agreement can be canceled if you are hospitalized 180 days or more which he was not, so that would require him to give a 30 day notice which he didn't, leaving him responsible for Septembers rent and the two months of his added requested cable boxes, remote and channels.

Mr. [redacted] was a resident at Turning Point Group Home and in his initial paperwork it included a residential agreement and house rules, which he was provided a copy and he signed that he had reviewed and agreed to all the documents.  Around August, 2015 there was a break in at the...

home, where the police were called out and they did an investigation and provided a report number.  I informed Mr. [redacted] at that time of the break in of the items that were stolen, which included a couple TV’s and his was one of them, all of his other items were left untouched.  Mr. [redacted] insisted that I replace his television which he first indicated that the TV was a 65” and he paid $3,500 for the TV.  After further discussion, he said the TV was a 55” and he paid $1,800 for it, after final discussion of the TV and me requesting documentation, he produced a receipt where the TV was purchased in October/November, 2014 for $799.  When Mr. [redacted] moved into the home, he made a special request to add additional cable channels and a private DVR box for his TV only and Remote control box for his room (the additional cost for the box and the channels were around $40 a month, which he only paid one month leaving the other months unpaid).  Mr. [redacted] also obtained assistance with moving his items into the home because a previous mover wasn’t available when he wanted the items moved.  He offered to pay the same amount as he was paying the previous mover (which he never paid).  The residential agreement that Mr. [redacted] signed included the lease information as well as acknowledging receipt of the house rules along with other documents.  The house rules clearly stated that the "Turning Point Group Home was not responsible for any lost/stolen items at any time".  The residential agreement also stated that you must provide a 30 day notice to the home upon departure of the residence (which he did not).  I had a conversation with Mr. [redacted] concerning his outstanding balance with the home and he said to me, “if you pay me then I will pay you”.  I sent Mr. [redacted] a certified letter to [redacted] 44134, on September 23, 2015, with the breakdown of outstanding debt.  In this letter I deducted the cost of his television based on the receipt that he provided to me of $799.00 plus tax, totaling $864.00 from the outstanding balance that he owes Turning Point Group Home of $1,057.00, which left him owing a balance of $194.08.  He has yet to pay the remaining balance.  Turning Point Group Home also completed and submitted the paperwork for Mr. [redacted] to be enrolled into the Residential Supplement program with the State to help him with his rent.  The checks are strictly for RENT only per the State of Ohio which Mr. [redacted] was well aware of.  The check for September came to the house and I gave it to his next of kin (his daughter Elise) to give to him.  He confirmed that he received the check, but instead of paying it towards his September rent, I’m not sure what he did with the check. I have attached a copy of the certified letter and the house rules.  The residential agreement has Mr. [redacted]’s personal information in it and due to HIPPA I didn’t include it. I am writing in response to our original complaint filed against Wanda Jones manager of Turning Point Group Home for non reimbursement of a stolen 60 inch television set.
It appears Ms. Jones is muddying the waters with many disputed issues here.
I NEVER LEFT THE HOME VOLUNTARILY, due to health issues I have been confined to hospitals and rehab since July 8th I moved into Turning Point June 24th and after residing there less then 10 days I was hospitalized
Ms. Jones continued to come to the facility I was in and collect full rent for room and board I was not receiving.In Aug when it became clear I would not be going back there I advised Ms. Jones and at that time she made it clear I would be charged unless my belongings were removed.
I made arrangements and had everything out Labor Day weekend Sept 6th to be exact.
however,she is still trying to charge September rent in full.
  But lets get to the point here My daughter and I were assured there would be someone at the home 24 hrs a day not only for my care but for others that may reside there That is why I was not concerned about lost or stolen items I did sign the paper believing if I or someone else was in the home as promised that would be very unlikely that a 60 inch tv would just disappear.
Again a police report was filed I was told this was submitted to insurance however Ms. Jones will not even when asked give me the insurance name or her agents name.
I am just asking for less then half of what I paid for television.I feel I owe her nothing as They voluntarily moved me as they were anxious for me to become a resident there .She never indicated I owed for that until after the tv was stolen.
Not that rent assistant check has any bearing here but I used that to get my items removed from her home to my current rehab facility and the state is well aware of that.
