Our resident is correct, we did have a problem having their tub re-glazed at the beginning of their lease. waiver by the residents was needed. This was re-scheduled and finalized on 10/26/15 by a 3rd party company [redacted]. According to our work orders no other reason for not being able to use their tub/shower was ever reported. They did have a leak from a bedroom window that was reported on Dec 30th, 2015, which we did have extracted by a 3rd party company as well. We also removed the carpet padding from that area and had it replaced on 1/6/16 by [redacted]. There were no other reports of any other incidents from that window leak un l the beginning of April, a er they signed their 2nd 6 month lease with us. On the 19th of April, [redacted] came to measure for a new window replacement. [redacted] found a small drain near the outside of their window that was clogged, once the drain was opened, the water drained correctly. Our en re area (city) suffered a large flash flood on 9/28/16. Due to the high water it shorted out the sub-pump that took care of the previously men oned window/drain. We did again have a 3rd party carpet extrac on for their apartment and I purchased and delivered an industrial fan myself a er hours to their apartment. That sub pump has been replaced. As for the a/c, we make every effort to repair/ replace a/c units asap. We immediately provided a temporary portable a/c unit while we were wai ng for [redacted] to come and repair their motor. We were also told by [redacted] that their motor was not repairable, however while we had on order a replacement motor for that specific type of condenser unit, our maintenance man was able to re-gain a working condi on for their unit. We have also le them with the portable a/c unit un l they feel confident in their a/c again. We now have an on hand condenser and have requested [redacted] to keep an on hand air handler for their unit in the event their a/c goes out again. As you may know with the new government regula ons for refrigerant o en mes both the condenser and air handlers must be replaced together. We will con nue to make every a empt to keep our residents our priority.
